About the project
Regent Home Bangna is a very large completed condominium by Regent Green Power on Sanphawut Road in Bangkok’s Bang Na district. Name matching matters here because older Regent Home 7 and Regent Home 7/1 projects sit in the same broader area and are frequently mixed into search results. The project covered in this dossier is the newer 2024 development: one registered condominium complex rising to 32 floors and organised into four towers, A through D. Regent Green Power’s own brochure lists 5,007 residential units plus 17 commercial units, split as 1,339 homes in Tower A, 999 in B, 1,666 in C and 1,003 in D. The four towers belong to the same project rather than representing separate developments.
The project’s scale is the first thing a buyer should understand. More than five thousand homes create a different living environment from a small high-rise with a few hundred neighbours. Regent Home Bangna functions more like a substantial urban residential hub, with shared facilities, multiple tower lobbies, controlled access and parking for 1,620 cars in the original project information. Scale can work in a buyer’s favour because it generates a deep resale and rental market and usually means there are several comparable units to inspect. It also makes operational quality more important. Lift waiting times, parking pressure, traffic at the entrances, cleaning standards and the performance of the condominium juristic person can matter as much as the finish inside an individual apartment.

The original residential product is unusually consistent. Regent Green Power’s brochure shows four standard plans, Types A, B, C and D, each at 28 sqm. The plans are one-bedroom layouts with a living area, kitchen, bathroom and balcony; the differences are mainly in arrangement and orientation rather than size. That makes the project easy to understand but also sets a clear limit on who it suits. It is fundamentally a compact city-home product for one person, a couple or a buyer prioritising location and price over internal space. Current marketplace listings occasionally label units as studios or quote areas around 31 sqm. Those listings should not be treated as evidence of a separate official product line without seeing the title deed and registered plan for the specific property.
Shared amenities are distributed vertically through the development. The ground floor was planned with a large landscaped courtyard and separate tower lobbies. The fourth floor is the main facility level, with a lap pool, sky garden, yoga studio, fitness space, boxing room and children’s play room. A co-working space sits on the 32nd-floor level. This is a sensible complement to a 28 sqm apartment because some of the functions that do not fit comfortably inside a compact home can be moved into shared space. Since the building is now completed, though, buyers have an advantage over launch-stage purchasers: they can inspect the actual pool, gym equipment, work areas, access systems and maintenance standards rather than rely on renders.
Regent Home Bangna sits in the urban Bang Na / Sanphawut pocket rather than out by the large suburban malls further east on Bang Na–Trat. Sanphawut Road connects the project with Sukhumvit, Bang Na BTS, BITEC and the Bang Na–Chonburi expressway approaches, making it practical for people whose routines are tied to eastern Bangkok, lower Sukhumvit, Samrong or workplaces along the Bang Na corridor. Published walking distances to Bang Na BTS are inconsistent: project and market sources quote figures from roughly 350 metres to about 980 metres, likely because they use different gates, tower entrances and routes. A buyer intending to commute by rail should test the actual walk from the tower being considered rather than rely on a single marketing number.
The building is clearly a completed 2024 asset, but the exact completion month is not cleanly documented across sources. Regent Green Power’s pre-completion legal disclosure expected construction to finish around July 2024, while FazWaz, DDproperty and several current project profiles show December 2024. For a resale buyer the practical point is that the project is standing, occupied and actively trading, so construction risk is no longer the central issue. The legal registration date and the transfer history of the selected unit can be checked directly during due diligence. That is more useful than forcing an exact month from conflicting marketing and directory records.
As of 1 September 2026 the project has a visible secondary market. A current PropertyHub sale listing refreshed on 31 August 2026 provides a lower public asking-price anchor of THB 1.25M, with other fresh listings on the same platform around THB 1.5M to THB 1.9M. DDproperty and FazWaz show broadly comparable asking levels for standard units. This does not mean every 28 sqm apartment is worth the same amount. Floor, outlook, furnishing, tenancy, renovation, seller urgency and title position all affect the real transaction. The useful feature of a project this large is that buyers can compare like with like: several apartments of the same basic size can usually be viewed before deciding whether a cheaper unit is genuinely good value or simply carries a hidden compromise.
Foreign ownership needs to be checked at unit level. Thai condominium law permits foreigners to register freehold ownership only while foreign ownership remains within 49% of the total unit area of the condominium. Current DDproperty listings include apartments described as foreign-quota units, which shows that such stock exists in the market, but the label on an advertisement is not enough for transfer. The condominium juristic person should confirm quota capacity for the specific apartment and the buyer should verify the title and transfer documentation before making a material commitment. If a seller proposes a leasehold structure instead, that contract should be assessed separately rather than treated as equivalent to foreign freehold.
Regent Home Bangna therefore makes most sense as a price-sensitive, transport-oriented completed asset rather than as a luxury or low-density residential choice. Its strengths are a relatively recent completion date, a low absolute entry ticket, a straightforward one-bedroom product and enough competing stock to make price comparison possible. Its compromises are equally clear: 28 sqm is compact, the resident population is large, and the quality of day-to-day management matters enormously in a project of this size. A disciplined buyer should inspect more than one tower and floor, visit at different times of day, check the juristic office records and common-fee position, confirm foreign quota if relevant, and model rental economics from the actual unit rather than from a project-wide yield claim.

Ownership format
A foreign buyer may register a condominium unit in freehold only within the statutory foreign quota of no more than 49% of the total unit area in the registered condominium. Quota availability must be confirmed for the specific apartment before transfer; if quota is unavailable, foreign freehold cannot be registered and any leasehold alternative has to be reviewed separately under its own contract.
