Why this project is worth a look
A genuinely walkable BTS
AP places BTS Udom Suk at about 100 metres from the project. That removes a common Bangkok inconvenience: needing a motorcycle taxi, shuttle or car just to reach rail. The benefit is strongest for residents whose regular destinations already sit on the Sukhumvit Line; buyers with cross-city commutes should still test the complete route rather than treating station proximity as a universal shortcut.
Amenities beyond the podium
Facilities are spread through the building, with pools and gardens at ground level, fitness on Floor 7, work-oriented rooms on Floor 36, leisure space on Floor 38 and more outdoor areas on the roof. That can materially improve daily life in a compact unit. The trade-off is operating cost, and an official current common-fee figure was not available in the public material we reviewed.
Five clear unit sizes
The brochure gives a simple progression from 28, 31 and 35 sqm one-bedroom formats to 55 and 63 sqm two-bedroom homes. Buyers can therefore compare lifestyle needs without navigating a maze of nearly identical layouts. The 35 sqm plus plan adds flexibility, but it should not be mistaken for a true two-bedroom; larger households have only the two published two-bedroom choices.
Traceable project parties
AP Thailand is the sales brand, AP ME 30 Co., Ltd. is identified in the official brochure as landowner and project developer, and Mitsubishi Estate separately lists the scheme in its international portfolio. This does not remove construction or contract risk, but it gives buyers a clear legal and corporate chain to verify. That is more useful than relying on brand reputation alone.
The compromises are visible
LIFE Udomsuk Station is a 1,004-unit building, parking is stated at about 41% of unit count, completion is still ahead, and current foreign-quota availability is not publicly documented. Buyers who accept those conditions get strong rail access and extensive facilities. Buyers seeking immediate occupancy, low density, guaranteed parking or a protected view should treat those same facts as reasons to compare alternatives.
About the project
LIFE Udomsuk Station is a large under-construction condominium on Sukhumvit 103 in Bang Na, roughly 100 metres from BTS Udom Suk. AP Thailand is the consumer-facing developer brand, while the official brochure identifies AP ME 30 Co., Ltd. as the landowner and project developer; Mitsubishi Estate is AP’s Japanese development partner on the project. The scheme has one 38-storey tower with 1,004 residential units and one commercial unit. For a buyer, the project is easiest to understand as a transit-oriented, high-density building with unusually extensive common facilities rather than as a boutique Sukhumvit residence. The official brochure schedules construction from November 2025 and gives an approximate completion target of June 2028. That means the decision today is still an off-plan or construction-stage purchase: the contract, payment timing, foreign quota and completion risk matter just as much as the finished-room images.
Udom Suk sits on the eastern stretch of the BTS Sukhumvit Line. It is outside the central Phrom Phong–Thong Lo–Ekkamai cluster, but the trade-off is straightforward: residents can walk to the train and stay on the same line through On Nut, Phra Khanong, Ekkamai, Thong Lo, Phrom Phong and Asok. Buyers who work around Bang Na, BITEC, the eastern Sukhumvit corridor or locations reached from Bang Na-Trat may find this positioning more practical than paying for a central address. The opposite is also true. Someone commuting daily to Silom, Ari or northern Bangkok should test the actual door-to-door trip, because “near BTS” does not make every destination close. The value of this location is therefore highly personal and route-dependent, which is a better way to judge it than the developer’s broader “new eastern CBD” narrative.

The immediate neighbourhood already has everyday infrastructure. The site is just inside Udom Suk Road near its junction with Sukhumvit, with local shops, food and a market environment on the opposite side of the street. Condonayoo’s on-site review places One Udomsuk and Khun Yim Market only a short walk away. AP also lists True Digital Park, Kluaynamthai 2 Hospital and Berkeley International School among nearby reference points. The Bangkok Mall is another major part of the location story, but it should be treated carefully: it was still visibly under construction in July 2026, with opening timing belonging to that separate development rather than to LIFE Udomsuk Station. The condo therefore does not depend on a future mall to have basic daily convenience, while the future retail complex may add another destination if and when it opens.
Density is the main compromise. A single tower with 1,004 homes will naturally feel busier than a 200-unit residence, and buyers should expect shared demand on lifts, the entrance, parking and leisure spaces. The brochure floor plans show five passenger lifts plus a service lift in the main core. AP states 411 car spaces, equivalent to about 41% of the residential-unit count before double parking. That ratio is not a promise of one space per apartment. Households that intend to keep a car should confirm the juristic-person rules, visitor parking and whether any rights are attached to the selected unit. The positive side of the scale is that the building supports a genuinely broad amenity programme spread through the tower, rather than concentrating everything in one small podium room.
The apartment range is concise. The official brochure identifies five core sizes: a 28 sqm one-bedroom, 31 sqm one-bedroom extra, 35 sqm one-bedroom plus, and two-bedroom formats of 55 sqm and 63 sqm. AP’s FAQ groups the smaller homes into one-bedroom and one-bedroom-plus families, and confirms two bathrooms for the two-bedroom layouts. For a single resident or a couple who spends much of the day outside, the 28–31 sqm options keep the entry ticket lower but leave limited storage and work-from-home space. The 35 sqm plus layout is more flexible: AP’s launch material describes an additional zone that can serve as a work area, retreat or extra sleeping space. It remains a compact one-bedroom, however. The 55–63 sqm plans are the clearer choice for a household that needs two proper bedrooms. No three-bedroom product appears in the published mix.
The amenity package is unusually elaborate for this price segment. The ground level combines landscaped space, pools, social rooms and resident lounges. Floor 7 adds fitness and activity areas. Floor 36 is built around work and meeting functions, while floor 38 includes a sky bar-style lounge and theatre room; the roof carries additional gardens and seating. AP’s launch communication describes about 6,000 sqm of shared facilities across several levels. The practical benefit is strongest for residents of the smaller apartments: a 28 or 31 sqm home can be more workable if quiet meeting rooms, lounges and exercise spaces are genuinely usable. The cost side should not be ignored. Large pools, gardens, air-conditioned club rooms and multiple sky facilities all require maintenance, yet we did not find an official current common-fee schedule suitable for publication. A buyer should therefore budget beyond the purchase price and request the full fee schedule before signing.
The project’s legal identity is clearer than on many early-stage launches. AP’s official brochure names AP ME 30 Co., Ltd. as both landowner and project developer and gives the relevant land-title references. Mitsubishi Estate also lists LIFE Udomsuk Station in its own international residential portfolio, confirming the project’s Bangkok location and 1,004-unit scale. AP’s FY2025 investor disclosure reported that more than 61% of the project had been sold by the end of 2025. That is useful as a dated sales fact, not as evidence that an apartment will appreciate or resell quickly. Inventory changes after every reservation, cancellation and assignment, and the portion still available to foreign buyers is a separate question. Anyone choosing a unit today needs a current availability sheet and contract, not the launch-week take-up figure.
Pricing currently depends on where you look. AP’s official project page shows a starting price of THB 4.29 million in late August 2026. Live marketplace inventory is lower at the bottom: PropertyHub and DDproperty show a 31 sqm one-bedroom at THB 3.84 million, while refreshed 28 sqm listings appear around THB 4.06 million and above. We therefore use THB 3.84 million as a market-listing floor, not as the developer’s official starting price and not as a guaranteed offer. Different floors, views, furniture packages, assignment terms and seller circumstances can easily move the number. When comparing two apparently similar one-bedrooms, the contract status and payment obligations can matter as much as the headline price, especially while the building is still under construction.
Foreign ownership needs a unit-specific check. Thai condominium law permits qualifying foreign buyers to own a condominium unit in their own name provided aggregate foreign ownership remains within 49% of the total unit floor area of the registered condominium. The quota is measured by area across the building, not by the number of apartments. Current listings for LIFE Udomsuk Station sometimes advertise foreign-quota eligibility, but we did not find a public official document showing how much quota remains. Because condominium registration follows completion, the selected unit’s transfer eligibility must be confirmed through the transaction documents at the relevant time. If the foreign quota is exhausted, a further freehold transfer to a foreign name cannot simply be registered; any lease arrangement offered instead is a different legal product and should be evaluated as such.
One final identity point matters. AP currently markets the 1,004-unit tower simply as LIFE Udomsuk Station, while several Thai databases and Condonayoo refer to it as Phase 1 and describe a wider two-phase site. This dossier covers only the 38-storey building whose specifications appear in AP’s official brochure. We have not imported assumptions about a later phase. That distinction is relevant when judging views and future surroundings: neighbouring construction on the wider site could alter outlooks that currently appear open in sales material. Buyers placing a premium on a particular skyline or river-facing direction should work from the exact unit number, floor plan and latest site plan. Taken on its confirmed facts, the project suits buyers who value a near-BTS location, new construction and extensive shared facilities, and who are comfortable with a large building and a wait to 2028.

Ownership format
A qualifying foreign buyer can hold a unit in freehold only within the condominium's foreign quota, capped at 49% of total unit floor area. Quota availability must be confirmed for the selected unit at the transaction date; if the quota is full, another foreign-name freehold transfer cannot be registered, and any leasehold offered instead is a separate contractual structure.
Unit types & sizes
The smallest layout in the official brochure. It works best for one resident or a couple who wants a separate bedroom while keeping the purchase size down; storage and dedicated work space will be limited. Live asking prices vary noticeably by floor and contract.
A modest increase in area gives this layout more breathing room than the 28 sqm plan. The lowest current market anchor we found in August 2026, THB 3.84M, is attached to a 31 sqm unit; it is a specific listing rather than a project-wide price.
This is the most flexible one-bedroom format, with an extra zone that AP presents for work, occasional sleeping or another living function. It can suit hybrid workers or couples who need more separation, but it does not provide the privacy or storage of a true second bedroom.
The first true family-sized option in the published mix, with two separate bedrooms and two bathrooms. It is better suited to a small family, two adults with different schedules, or a buyer who wants a dedicated office without borrowing space from the living room.
The largest published apartment in the project. The extra 8 sqm over the 55 sqm plan should matter in circulation, storage and shared living space rather than simply on a spec sheet. It remains a two-bedroom home, so larger families may still need a project with three-bedroom inventory.
