The Parkland Bangna is an established Narai Property condominium estate off Bangna-Trat Road at Soi 37, around the kilometre-5 area. It is better understood as a sizeable residential compound rather than a single contemporary low-rise block. Current unit addresses refer to multiple numbered buildings across the same estate, including buildings well into double digits. That matters to a buyer because the lived experience can vary by building: access to the main road, lift condition, common areas, parking pressure and the upkeep immediately around a particular block may differ even when every unit is marketed under the same project name.
The project's age is unusually inconsistent across public databases. Narai Property's own corporate chronology places The Parkland Bangna in the 1995–2004 period, while resale platforms variously label the project as completed in 2008, 2010 or 2013. There is no responsible way to turn those conflicting records into one precise completion year. The practical conclusion is simpler: this is mature housing stock, and the documents for the selected building and unit matter more than the date shown in an aggregator profile. Building systems, renovations, juristic management and the actual condition of the apartment should carry more weight than a headline year.

The most coherent current picture is a 13-building, eight-storey estate with roughly 2,160 units: records that enumerate buildings 1 through 13 line up with live listings for units in buildings 5, 6, 11 and 12. Other large portals publish 506 or 1,250 units and sometimes describe the development as a single building. For that reason, 2,160 is useful as a working project-level figure, but it should not replace the registered condominium information relevant to a purchase. For transfer and quota checks, the juristic-person records tied to the chosen unit are the decisive documents.
This is now fundamentally a resale market. Active listings checked in early October 2026 start around THB 1.05 million for smaller apartments of roughly 37–38 sq m, with larger 50 sq m and 75–87 sq m units also appearing regularly. Asking prices vary sharply even within similar sizes because renovation quality, furniture, outlook, building number, floor and maintenance history all influence what the buyer is actually getting. A low headline price can be attractive, but in an older project the cost of air-conditioning replacement, bathroom work, cabinetry, electrical updates or a full interior refresh can materially change the real entry cost.
The small-unit stock is centred around approximately 37–38 sq m. Listings may call these studios or one-bedroom apartments, so the label should not be treated as proof of an identical floor plan. Around 50 sq m, units are marketed as one-bedroom-plus or two-bedroom layouts. Larger apartments in the 75–87 sq m range are commonly offered with two bedrooms and often two bathrooms. Because the property has been occupied and traded for many years, buyers should compare the registered plan with the physical unit. Owner alterations and different renovation strategies can make two apartments with the same recorded area feel and function very differently.
Location is the main reason the project remains relevant. The estate sits at Soi Bangna-Trat 37 in Bang Na Nuea, with the Si Iam station on Bangkok's Yellow Line roughly 0.6–0.8 km away depending on the mapping point used. Index Living Mall Bangna is immediately nearby, while Central Bangna, hospitals, schools and the wider Bangna-Trat commercial corridor are within the surrounding district. This is not a central-Bangkok lifestyle address, but it can be practical for households already anchored to Bang Na, Srinakarin, BITEC, the eastern employment corridor or routes toward Suvarnabhumi.
The transport story is more nuanced than the map distance alone suggests. The Yellow Line has improved rail access, yet a buyer should still walk the route from the exact building because a large compound, road crossings and the geometry of Bangna-Trat can make the real trip less frictionless than a straight-line number implies. For car users, the estate's relationship with Bangna-Trat and the area's major retail and road network may be the stronger advantage. For a tenant or owner who depends entirely on rail, the chosen building and the first/last part of the journey deserve a real on-foot test.
Core facilities repeatedly associated with the estate include a swimming pool, fitness room, lifts, parking, security and CCTV, with shops and food options also mentioned around or within the compound. At this age, however, a facility checklist is less useful than a condition check. A pool that exists on a project directory may not tell you how it is maintained, how busy it is or what hours it actually operates. The same applies to parking, lifts and shared corridors. Viewing the building in the evening and on a weekend can reveal more about everyday livability than a generic amenity list.
Foreign ownership is a unit-level due-diligence point rather than a marketing feature. Thailand permits foreign freehold ownership of condominium units only while the foreign share remains within the statutory 49% of total unit area in the relevant registered condominium. Resale advertisements may describe a unit as freehold, but that does not by itself establish that foreign quota is available for a foreign buyer on the transfer date. The condominium juristic person should confirm the quota position for the selected apartment, and the title and seller's right to transfer should match the transaction documents.
The Parkland Bangna therefore makes the most sense as a value-led resale search, not as a substitute for a new-build product. Its advantage is a low entry budget in an established Bang Na location with a visible pool of units to compare. Its weakness is the same maturity that creates those prices: buildings and apartments can differ materially in condition, and public databases are not fully consistent on the project's history and scale. A sound decision is made at three levels — the building, the individual apartment and the transfer documents — rather than from the project name alone.
