A defined second phase

Phase 2 is the C/D building group rather than a generic label for the whole The Niche Mono Bangna compound. The two buildings contain 293 units, enough to support a meaningful common-area operation without the scale of a very large high-rise. Historic parking provision of about 60%, including tandem spaces, is adequate on paper but makes the real parking rules and evening occupancy worth checking if a car is central to the buyer's routine.

Road-led Bang Na location

The project works best for people who value Bangna-Trad Road, the Central Bangna area and eastern Bangkok connections. It does not offer the convenience of stepping out directly onto a BTS or MRT station. That distinction matters more than a generic 'near transit' label: a car, taxi, motorcycle taxi or feeder service is part of the normal last-mile pattern here. Buyers who insist on a walk-to-rail lifestyle should price that inconvenience into the comparison.

Simple one-bedroom stock

Most documented units are one-bedroom apartments in a compact 24–42 sqm band. That is straightforward for an owner-occupier or long-term rental strategy and makes like-for-like comparisons easier. It also narrows the audience. A buyer needing two proper bedrooms should not assume an unusually large online listing is part of the standard Phase 2 stock until the building, unit number and title are checked.

About the project

The Niche Mono Bangna Phase 2 is an established low-rise SENA condominium in Bang Na rather than a current launch. The phase can be separated from the earlier buildings with reasonable confidence: SENA's current resident-support material lists Buildings C and D separately from Buildings A and B, while the detailed Phase 2 reviews identify C and D as the second phase. Phase 2 contains two eight-storey blocks and 293 units in total, with 132 units in Building C and 161 in Building D. Residential floors start above the ground-level parking areas, with shared facilities positioned between the buildings. For a buyer in 2026, this is fundamentally a resale decision. The useful questions are no longer what was promised at launch, but how a particular unit has aged, how the common property is being run and whether the seller can deliver clean title on the terms advertised.

The unit mix is deliberately narrow. Contemporary project directories show one-bedroom apartments from roughly 24 to 42 sqm, and the original Phase 2 review describes the residential stock as one-bedroom layouts throughout. Historic examples included plans around 30 sqm, mid-30s sqm and just over 41 sqm. That makes the development relatively easy to understand: it suits a single occupant, a couple or a conventional long-term rental profile, but it is not naturally a family project for buyers who need several enclosed bedrooms. Some marketplace ads are clearly less reliable than the project-level data. A current 62 sqm two-bedroom listing, for example, sits outside the documented Phase 2 range and resembles layouts found in nearby SENA projects; it should not be treated as a standard Phase 2 product without checking the building and title documents.

Bang Na is the real location proposition here. The condominium sits just off Bangna-Trad Road around kilometre 4, close to the Central Bangna retail cluster and major road connections. It is not a rail-front scheme. DDproperty currently places Si Iam station on the Yellow Line at roughly 1.8 km, while older project material put BTS Bang Na at about 3 km. In practice, daily life without a car normally involves a feeder leg by taxi, motorcycle taxi, bus or whatever shuttle service is operating at the time. Drivers have a clearer use case because Bangna-Trad Road and the Burapha Withi corridor provide direct access across eastern Bangkok and toward Samut Prakan. The trade-off is familiar for this part of the city: useful retail and road connectivity, but traffic and a less convenient last mile to mass transit than a station-adjacent condominium.

The scale is moderate rather than tiny. Building D was planned with up to about 23 units per floor, and each building has two passenger lifts. Original project material put parking at about 60% when tandem spaces are included. Shared facilities include a salt-water pool with a children's section, a fitness room, lobby, library, landscaped areas, key-card access and CCTV. Those specifications are still useful as a map of what the scheme contains, but condition matters more than the specification sheet now. A completed condominium from the mid-2010s can vary significantly depending on maintenance, sinking-fund discipline, lift servicing, waterproofing and the juristic person's management. A sensible viewing should therefore include the common areas and parking operation, not just the apartment.

Resale pricing remains one of the project's main attractions. PropertyHub showed an active 32 sqm one-bedroom apartment in Building D at THB 1.55M, updated on 1 October 2026. That figure should be read as the lowest visible market anchor for a specific seller, not as a developer price or a valuation of every unit. Other apartments in the project are offered higher. Renovation quality, floor, outlook, furniture, tenancy status, seller urgency and the unit's legal position can easily create a large spread between superficially similar listings. The practical comparison is unit against unit: purchase price plus transfer costs, immediate repair or furnishing needs, common charges and realistic achievable rent if the apartment is being bought as an investment.

DDproperty labels the project tenure as freehold, but foreign freehold is still unit-specific in Thailand. A foreign purchaser can register ownership only while the condominium remains within the statutory 49% foreign quota, and the condominium juristic person must certify the relevant proportion for transfer. No public, current foreign-quota balance is available for Phase 2, and the open-source record used here does not include a Land Department extract stating the exact juristic-person name and registration boundary for Buildings C and D. The identity evidence is nevertheless stronger than a simple marketplace label because SENA itself distinguishes the C/D and A/B building groups. For an actual purchase, the decisive documents are the title deed, seller identity, juristic-person certificates, debt-free confirmation and foreign-quota confirmation for the selected apartment.

Building choice also matters within the phase. The original site plan places Building C closer to the first phase and Building D deeper into the plot. A 2015 site review noted that some south-facing Building C units looked toward the earlier buildings, while parts of Building D had more open aspects at the time. The surrounding skyline may have changed since then, so those historic observations should not be sold as a promise of today's view. They are still useful for understanding why two apartments with the same floor area may feel different. At a viewing, window orientation, distance to the opposite block, internal-road noise, afternoon sun and privacy are worth checking alongside the unit's renovation and floor level.

Running costs should also be treated as live building data, not as permanent numbers from a launch brochure. PropertyHub currently displays a common fee of THB 45 per sqm, consistent with the original review's post-first-year rate. A resale buyer should still verify the latest juristic-person statement, seller arrears, sinking-fund position and parking rules. The same caution applies to the shuttle service: it appears in project profiles and was part of the original operation, but a current timetable and charge are not confirmed in the verified public information. That is typical of a mature condominium. The key due-diligence material shifts away from the developer's old sales package and toward current management documents, the condition of shared assets and the financial position attached to the specific unit.

Ownership format

The project is a condominium with freehold units. A foreign buyer can register a unit in freehold only while space remains within the 49% foreign-ownership quota for the condominium; if the quota is unavailable, a contractual leasehold structure may be offered instead. The selected unit's title status and current foreign quota must be confirmed before transfer.
