Why this project is worth a look
Low resale entry
A resale listing refreshed in September 2026 asked about THB 1.1M for an approximately 24 sqm unit. That is a lower asking-price anchor rather than a project-wide price. Other units in the same building sit higher, which makes condition, furnishing, floor, outlook and seller motivation more important than a single headline average.
Manageable building scale
One building, eight floors and 159 units make the project easier to understand than a multi-tower estate. The number itself is neither an advantage nor a problem; what matters is how the current ownership base translates into parking pressure, lift use, common-area upkeep and the juristic person's ability to fund maintenance.
A location trade-off
Soi Lasalle 11 sits between Bearing and Bang Na BTS, but the condominium is not at a station entrance. Sources place the stations roughly 0.7–1.1 km away depending on route and reference point. Buyers who are sensitive to the last mile should test the commute in real conditions, while drivers may value the Sukhumvit 105/Bang Na road network more heavily.
Verify the exact layout
The 24.2 sqm studio and the common 26–28 sqm one-bedroom formats are relatively consistent across sources. The larger layouts are classified less consistently, with some databases using different bedroom labels around 42–44.5 sqm. For a resale purchase, the registered area and actual plan of the selected unit should override portal taxonomy.
Management now matters most
All Inspire Development's later receivership and stock-market delisting make today's building management more relevant than the original launch story. A buyer should focus on the individual title, debt-free certificate, foreign-quota confirmation, juristic-person finances and the maintenance record of the shared property.
About the project
The Excel Hideaway is a compact low-rise condominium on Soi Lasalle 11, off Lasalle Road/Sukhumvit 105 in Bang Na. It is a distinct 159-unit, eight-storey project by All Inspire Development and should not be confused with the later Excel Hideaway projects on Sukhumvit 50, Sukhumvit 71 or Ratchada–Huai Khwang. That distinction matters in practice because the same product family name appears across several very different buildings, locations and completion dates.
This is now a resale building rather than a developer-sales proposition. The stronger historical and current project profiles point to completion in 2016, and the 2026 market consists of finished units that can be inspected before purchase. Asking prices vary materially even among compact apartments. A recent PropertyHub listing was refreshed at THB 1.1M for roughly 24 sqm, while other 25–28 sqm units are marketed at higher figures. In a building of this age, the spread can reflect renovation quality, furniture, floor, outlook, maintenance history, seller urgency and ownership quota, so price per square metre alone is not enough to compare two listings.

The original mix was weighted toward compact city apartments. Studios start at 24.2 sqm, the typical one-bedroom stock is around 26–28 sqm, and the largest original layouts sit around the mid-40 sqm range. Some larger resale units are labelled inconsistently across the market, which makes the registered area and the actual floor plan more useful than the bedroom tag in an advertisement. For buyers comparing two similarly priced units, efficiency of the internal layout can matter more than a small difference in headline size.
The location is not genuinely station-front. The building sits inside Soi Lasalle 11, and current project databases place Bearing and Bang Na BTS roughly 0.7–1.1 km away depending on the reference point and route. That may be perfectly workable for someone comfortable with a short motorcycle-taxi, car or walk, but it is a different proposition from a condominium attached to a BTS entrance. The trade-off is access to an established eastern Bangkok neighbourhood around Sukhumvit 105, with BITEC, schools, hospitals, local retail and major road connections in the wider Bang Na area.
Multiple project databases consistently show the core shared facilities: swimming pool, gym, lobby, garden space, car parking, lift, key-card access, CCTV and 24-hour security. For a completed 2016 building, the checklist is less important than present condition. A useful viewing should include the pool and gym, corridors and lift, car park at a busy time, visible maintenance issues and the juristic person's current budget, common-fee position and any significant repair programme already approved or being discussed.
The developer's later financial history is also relevant context. All Inspire Development was placed under receivership by court order in February 2024, and its securities were delisted on 3 September 2024. For a resale purchase from an existing owner, that shifts attention away from the decade-old launch brand and toward the individual title, the condominium juristic person's debt-free certificate, current foreign-quota availability, building management and the physical condition of the asset being acquired.
For a resale transaction, it helps to separate due diligence into three layers. Start with the apartment: confirm the registered owner, title details, registered area, layout, encumbrances and what is actually included in the sale. Then review the building rather than assuming the project profile tells the whole story: obtain the debt-free certificate, current common-fee information, recent juristic-person accounts or meeting records where available, and evidence of any major maintenance programme. Finally, confirm that the selected unit can be registered to a foreign buyer within the building's foreign quota. A portal label is useful screening information, but it is not a substitute for the juristic person's quota confirmation. That distinction is particularly valuable in an established resale condominium such as The Excel Hideaway, where the physical unit and current management matter more than the original launch brochure.
Ownership format
Foreign freehold is possible only within the condominium's foreign-ownership quota, which by law cannot exceed 49% of the aggregate unit area. Current listings in this building include both Foreign Quota and Thai Quota units, so the exact quota status must be confirmed for the selected resale unit before a deposit is paid.
Unit types & sizes
The smallest original format in the project. It can work for a single occupant or as a compact rental unit, but resale listings should be checked carefully because renovated studios can be marketed under broader one-bedroom labels.
The core compact format in the building. At this size, layout efficiency, kitchen arrangement, storage, balcony use and renovation condition can matter as much as the difference of one or two square metres.
The largest original format appears much less frequently. Historical databases do not classify all of the larger layouts consistently, so the registered area and floor plan of the selected unit should be checked before purchase.
Some of the larger layouts around 42–44.5 sqm are classified differently across the resale market. This may reflect inconsistent relabelling over time; the registered area and actual plan of the selected unit should control the purchase decision. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The project is at 102 Soi Lasalle 11, off Lasalle Road/Sukhumvit 105 in Bang Na.
- Bearing and Bang Na are the nearest Sukhumvit Line stations. Different sources place the distance at roughly 0.7–1.1 km depending on route and measurement point.
- The project sits in an established eastern Bangkok catchment with access to the wider BITEC area, Bang Na schools and hospitals, and the Sukhumvit 105 road network.
- For a car-free daily routine, the station approach should be tested in person: this is not a direct-BTS development.

Price & purchase terms
- Current price: From THB 1.1M in a PropertyHub resale listing refreshed on 18 September 2026 for an approximately 24 sqm one-bedroom unit. This is a lower asking-price anchor from the secondary market, not a fixed project price; the exact unit, condition, ownership quota, availability and transaction terms need to be checked separately.
- Completed: 2016
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: A budget-conscious buyer who wants a completed Bang Na condominium and is comfortable comparing real resale units by condition rather than buying a new-build promise.; A single resident or couple for whom roughly 24–28 sqm is sufficient and entry price matters more than a large family layout.; A buyer who drives, uses motorcycle taxis or accepts a last-mile connection to BTS instead of requiring a station entrance at the building.; A small-unit rental investor willing to model returns from the actual purchase price, renovation, common fees, vacancy and achievable rent for the specific apartment.; may not suit: Buyers who require a true doorstep-BTS location and do not want a daily last-mile walk or vehicle connection.; Families that need materially more space: the original stock is predominantly compact, with the largest layouts only around the mid-40 sqm range.; Buyers looking for a current developer sales programme and new-build after-sales support. This is a resale building, and All Inspire Development's later corporate history needs to be treated as separate due-diligence context..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- The current common-area fee is not supported by one consistent figure: PropertyHub shows THB 45 per sqm, while CondoThai and some older profiles show THB 35 per sqm. This may reflect a fee change over time. The condominium juristic person should confirm the current rate and any outstanding balance for the selected unit before transfer.
- Most project and historical sources point to completion in 2016, while DDproperty labels some listings as Built 2015. The main record uses 2016; the exact condominium registration/completion date can be checked against the juristic person's documents.
- Foreign-quota availability changes as units are transferred. Current listings in the building include both foreign-quota and Thai-quota units, so eligibility for foreign freehold must be confirmed with a juristic-person quota certificate before a deposit is paid.
