Why this project is worth a look
A genuinely small building
With 104 units in one eight-storey block, The Excel Parc is far smaller than Bangkok developments built around several towers or very high unit counts. That gives the building a straightforward layout and limited common areas, although small scale should not be mistaken for proof of quiet operation or strong management; both still need an on-site and document check.
Simple apartment choice
The original project records describe a one-bedroom-only scheme in the 27.5–34 sq m range. The choice is therefore not about selecting between studios, two-bedroom units and duplexes, but about how much usable space, storage, outlook and fit-out a buyer wants within a compact one-bedroom format.
Transit needs a last mile
The building is around 1.2 km from BTS Bearing according to the detailed launch-era location survey. That is close enough for a short connection but far enough to shape daily behaviour, so rail commuters should test the real door-to-platform journey rather than judge the location from a map pin alone.
Resale economics matter more
This is no longer a developer-sale decision. Buyers are comparing individual owners and individual apartments, which makes unit condition, juristic-person debt clearance, title structure, furnishings, transfer terms and seller motivation more relevant than the project's original launch package.
Parking is not abundant
The launch plan provided about 42 spaces, roughly 40% of the unit count before tandem parking. In a building where some residents may drive to connect with the wider Bang Na road network, current parking rules and evening occupancy are worth checking before purchase, especially for households with more than one car.
About the project
The Excel Parc is a completed low-rise condominium tucked inside Lasalle Soi 19 in Bang Na. It is a single eight-storey building with 104 units, a configuration that is consistent across the original project material, current portals and regulatory records. The development was designed around a narrow product range rather than multiple apartment categories: the original inventory is described as one-bedroom units of roughly 27.5–34 sq m. On the resale market, that means the meaningful differences between listings are more likely to be floor, outlook, fit-out, maintenance condition and seller terms than radically different floor plans.
Its location is residential rather than station-front. A detailed launch-era site review measured the building at about 90 metres inside Lasalle 19 and roughly 1.2 km from BTS Bearing. That distance is workable, but it is not a convincing daily walk for many residents in Bangkok heat or rain. Motorbike taxis, private cars and local transport matter here. A shuttle to the BTS is still listed in the current PropertyHub amenity set, although no reliable 2026 timetable was publicly available in the sources reviewed, so a buyer should treat the service as something to verify rather than an automatic mobility guarantee.

Lasalle itself gives the project several road options. Sukhumvit, Bang Na–Trat and Srinakarin can be reached through the local street network, which is useful for people whose daily routine is spread across eastern Bangkok rather than concentrated in the central Sukhumvit corridor. The trade-off is traffic and parking. The original building plan provided about 42 spaces, around 40% of the 104 units before tandem parking. That is a material constraint in a project where many residents may rely on cars because the BTS is not at the doorstep.
The common areas are modest and proportionate to the building. The original plans placed parking, lobby functions and management space on the ground floor, with the main shared facilities on the second floor. Current portals still identify a swimming pool, fitness room, garden or landscaped area, library or shared room, access control, CCTV and 24-hour security. This is not a resort-style residential complex; it is a small Bangkok condominium with enough shared infrastructure for ordinary daily use, and buyers should judge the condition and upkeep of those facilities in person because the building has now been occupied for several years.
PropertyHub currently lists the common-area fee at THB 40 per sq m per month. Launch material also stated a THB 600 per sq m sinking fund at first transfer. For a resale buyer, the historical sinking-fund figure is less important than the building's current accounts, any approved major works and whether the seller can obtain the juristic person's debt-free certificate for transfer. Those items are not visible in public project profiles, so the condition of the condominium's finances cannot be inferred from the original fee schedule alone.
The visible resale market is active but small. At the end of September 2026, PropertyHub showed several sale listings, with the lowest asking price at THB 1.28M and another 34 sq m unit at THB 2M. Those numbers should not be collapsed into a single project price: each apartment is a separate resale asset, and asking prices can reflect renovation, furniture, urgency, floor, view and title position. The THB 1.28M figure is therefore best used as a lower market reference rather than a promise of available stock at that level.
Foreign ownership needs a unit-level check. DDproperty and other large portals describe The Excel Parc as freehold, and Thailand's EIA database identifies a registered condominium juristic person at 37 Soi Lasalle 19. But a foreign buyer can register freehold only while the building remains within the statutory 49% foreign ownership quota. The juristic person must issue confirmation for the transfer. A project can be a freehold condominium while a particular unit is temporarily unavailable for foreign freehold because the quota is full, so this should be confirmed before money is committed.
The project makes the most sense when its limitations fit the buyer rather than when they are ignored. It offers small completed units, a relatively low entry point in the current resale pool and a location that can work well for people based around Bang Na, Bearing and Lasalle. It is less suitable for someone who needs a genuine two-bedroom layout, depends on walking to rail transit, or expects abundant parking and extensive shared amenities. The decision is mostly about whether a compact 27.5–34 sq m one-bedroom in this specific transport pattern works for the intended use.
Ownership format
The project is marketed as a registered freehold condominium. A foreign buyer can register freehold only within the statutory 49% foreign-ownership quota by unit area, supported by a quota letter from the condominium juristic person before transfer. If the quota is full, foreign freehold transfer cannot proceed; any lease arrangement would be specific to the seller and transaction.
Unit types & sizes
The smaller original layout places the living area first, with the bedroom separated by a sliding partition and the kitchen positioned toward the balcony. It is a compact home for one person or a couple, and the practical difference between resale units will often come from storage, retained built-ins and renovation quality rather than floor area alone.
The larger plan adds meaningful living space and was originally drawn with a separate kitchen. Its bathroom access runs through the kitchen zone, an arrangement that some buyers may find less intuitive despite the extra room. Current resale listings around 34 sq m show that this larger format remains present in the building.
Developer-era records and project profiles describe all 104 units as one-bedroom apartments of 27.5–34 sq m. Some current PropertyHub listings label units around 27–27.5 sq m as studios, despite the original one-bedroom plans; the selected unit should therefore be checked against its actual plan and title rather than a portal category.
