Why this project is worth a look
A visible resale market
Rhythm Asoke has years of resale and rental activity behind it. Buyers can compare multiple units in the same tower and see how floor, condition, size and furnishing translate into asking prices. That makes the building easier to underwrite than a launch where most of the evidence comes from a developer price list.
Rail access is practical
Current listings place Phra Ram 9 MRT at roughly a five-minute walk and Makkasan Airport Rail Link at about ten minutes. That is close enough to affect daily behaviour, not just marketing copy: residents working around Rama 9, Ratchada, Phetchaburi or Asoke can use rail as a normal commute rather than as a backup option.
Small layouts need scrutiny
The core unit sizes are compact. At 21.5–31 sqm, a good layout can feel materially more usable than another unit with a similar registered area. Buyers should inspect the exact kitchen arrangement, storage, bedroom separation, window frontage and furniture placement rather than buying on bedroom count alone.
Amenities are stacked vertically
The pool, sauna, gym, garden and upper jogging area are distributed across different floors. This creates several distinct shared spaces in a compact tower. It also means floor selection deserves a little more thought: being close to an amenity floor may be convenient, but some residents may prefer less traffic around their lift lobby.
No construction delivery risk
The building is complete, so the important questions are tangible: title, foreign quota, unit condition, building management, common-area maintenance and the seller's transaction documents. A buyer can inspect the physical asset and request juristic-person records instead of relying on a future handover specification.
About the project
Rhythm Asoke is an established high-rise condominium on Asoke–Din Daeng Road, between the Makkasan transport node and the Rama 9 business district. For a buyer, that changes the nature of the decision. There is no construction risk to price into the purchase and no need to rely on a brochure's promise of what the building might become. The tower has been occupied for years, resale stock is visible, rental stock is visible, and the common areas can be inspected as they actually operate. The working project profile is one 37-storey tower with 385 residential units, developed by AP (Thailand) Public Company Limited. It should not be confused with Rhythm Asoke II across the road, which is a separate project with a different height, unit count and layout mix.
The location is more accurately understood as Rama 9 / Asoke–Din Daeng than as the Sukhumvit-side Asoke lifestyle district. Current property pages place Phra Ram 9 MRT roughly 390–440 metres from the building, while Makkasan Airport Rail Link is around 830 metres away. That is a useful combination for residents who work around Rama 9, Ratchada, Phetchaburi or central Asoke and want rail access without depending entirely on a car. Road access is also strong, with Asoke–Din Daeng Road linking into Rama 9, Phetchaburi and the Si Rat Expressway network.

The project sits on a relatively compact urban site, historically reported as 1 rai 2 ngan 86 square wah. Rather than using a large podium garden, it spreads shared facilities vertically. The ground level contains the main lobby and building-management functions; parking occupies a basement level and floors 1–6; the swimming pool and sauna are on the 7th floor; the gym is on the 8th; a garden and multi-purpose space sit on the 9th; and the upper level has an outdoor garden and jogging area. This arrangement gives residents several separate amenity zones, but the project still feels like a dense city tower rather than a resort-style compound.
The original unit mix is compact: approximately 21.5 sqm for the smallest format, about 31 sqm for a standard one-bedroom and about 41.5 sqm for a two-bedroom. Live resale and rental ads often show nearby rounded or variant areas such as 22–23 sqm, 31–35 sqm and around 41–42 sqm. In a building with small units, the exact floor plan matters more than the label. Storage, kitchen placement, window frontage, bathroom access and usable wall space can materially change how a 22–31 sqm unit lives day to day.
As of 7 October 2026, the lower end of current public resale stock is around THB 3.1M for a compact unit. The spread within the same building is wide. Recent listings show small units at higher prices as well, while two-bedroom asking prices appear around the mid-THB 4M range and extend above THB 6M depending on floor, condition, view, furnishing and seller circumstances. That is why the headline entry price should be treated only as a market anchor. A buyer should compare like-for-like units rather than assume there is one project-wide price.
Rhythm Asoke also has a visible rental market. Major portals carry substantial rental inventory across compact studios or one-bedroom units and two-bedroom apartments. Listing counts should not be read as unique-unit counts, because the same apartment can be advertised by more than one agent. That does not prove a particular yield, and it certainly does not guarantee fast occupancy. What it does provide is a useful evidence base: a prospective landlord can compare competing units in the same building, see how furniture and floor position affect asking rent, and test whether the intended purchase price makes sense against the actual rental competition rather than a projected return in a sales pitch.
The building is roughly a decade old, so due diligence should shift from launch materials to operating reality. The condition of lifts, pool systems, waterproofing, façade elements, parking, common-area finishes and the juristic person's finances matters more now than the original specification. PropertyHub currently displays a common fee of THB 55 per sqm per month, but the current rate, sinking-fund position, arrears, planned capital works and house rules should be confirmed directly with the condominium juristic person before a deposit is paid.
Foreign ownership is possible, but only within Thailand's statutory condominium quota. Foreign nationals may own condominium units freehold so long as aggregate foreign ownership remains within 49% of the condominium's registered unit area, and the juristic person must certify the quota position for a transfer. A listing marked freehold does not, by itself, prove that foreign quota remains available for that specific transaction. For a resale building such as Rhythm Asoke, quota status, title details, debt-free certification and the money-transfer documentation should all be checked at unit level.
Ownership format
A foreign buyer can hold a condominium unit freehold only within the building's 49% foreign-ownership quota. Availability of foreign quota must be confirmed for the selected unit with the condominium juristic person; if quota is unavailable, any leasehold alternative, if offered at all, needs separate verification.
Unit types & sizes
The smallest original format. Public project records label this size inconsistently as either a studio or a very compact one-bedroom, so the floor plan and registered area matter more than the marketing label. It can work for one resident, but storage and work-from-home space need careful inspection.
A more conventional option for one person or a couple, with enough area for a separated bedroom and a usable living zone. Resale ads show nearby variants around 31–35 sqm, so comparing the actual plan and condition is more useful than treating every one-bedroom as equivalent.
Two bedrooms in roughly 41.5 sqm is an efficient city layout rather than a spacious family apartment. It can suit a couple needing a study or a small family, but the second bedroom dimensions, storage and single-bathroom arrangement should be tested in person.
Original project profiles consistently centre on 21.5 / 31 / 41.5 sqm base layouts, while resale listings often show nearby rounded or variant areas. For a transaction, use the unit title and actual floor plan rather than relying only on the listing label. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: From THB 3.1M in current resale listings as of 7 October 2026. This is a lower market anchor, not a guaranteed deal: the exact unit, availability, condition, tenure and transaction terms need to be checked separately.
- Completed: 2015-12
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: Buyers who want an established central condominium with no construction-delivery risk and a visible resale market.; Owner-occupiers whose daily routes involve Rama 9, Ratchada, Phetchaburi, Makkasan or central Asoke.; Investors who prefer to benchmark rent against real competing units in an occupied building rather than a projected yield.; Residents comfortable with compact unit sizes in exchange for rail access and a central urban location.; may not suit: Less suitable for buyers seeking a large compound, generous apartment sizes or resort-style grounds.; Not ideal for someone who specifically wants a new building with minimal age-related maintenance questions.; A poor fit for a buyer relying only on a listing's 'freehold' label without checking foreign-quota availability for the selected unit..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Public sources disagree on completion timing. Some state December 2015, while others place practical completion or move-in in 2016. December 2015 is used as the working value, but legally relevant completion dates should be checked against condominium records.
- The street address is inconsistent across databases. Most major map and transaction pages use number 299 on Asoke–Din Daeng Road in Makkasan, Ratchathewi; some databases show number 253 or label the site under Din Daeng. The coordinates and the majority of sources point to the same physical building.
- Most project profiles state 37 floors. One detailed description uses '38-storey' wording even though the same material places the upper amenity level on floor 37. The dossier therefore uses the more consistently supported 37-floor figure.
