Why this project is worth a look
A walkable working district
Phra Ram 9 MRT, office buildings and substantial shopping facilities sit within the surrounding neighbourhood. The location suits a rail-based routine better than a search for secluded residential calm.
Unusual use of volume
Duo Space puts a stair and an upper zone into a compact footprint, with double-height portions reaching a marketed 4.2 metres. Its value comes from how the occupant uses that arrangement, not from treating a mezzanine as a normal extra floor.
Inspectable, not speculative
The building was completed in 2021. Buyers can assess the real entrance, lifts, common areas, view and fit-out before they make a decision.
Shared spaces beyond a gym
The project includes working lounges, elevated outdoor areas, a 25-metre pool and fitness and bathing amenities. These are meaningful for some lifestyles, provided access and maintenance are satisfactory today.
An active resale market
Individual resale asking prices sit below the developer's published project entry point. It creates negotiating options, but every comparison needs the same basis for title, measured area, floor and condition.
About the project
KnightsBridge Space Rama 9 is a completed condominium for people who want Bangkok to be part of their daily routine rather than a backdrop to a holiday. The tower stands in Din Daeng, close to the Phra Ram 9 junction and the offices, shops and transit stations around it. Origin Property developed the 27-storey building, which contains 325 homes and one retail unit. Completion is reported in 2021. That matters more than the age alone suggests: there is no construction programme to speculate about. A buyer can inspect an occupied building, its management arrangements, the actual unit and the surroundings before committing.
The first thing to understand is the apartment design. Origin calls its double-height concept Duo Space. Some parts of the units rise to a marketed ceiling height of 4.2 metres, with an internal stair and a mezzanine-style upper area in the layout. This can give a small home a useful separation between sleeping, working and sitting. It can also make a listing seem much larger than it feels once occupied. A 4.2-metre volume does not mean there are two conventional full-height floors, and the upper platform does not turn every layout into a true two-bedroom apartment.
Read moreShow less
A detailed tour of the finished property recorded an upper area with approximately 1.9 metres of headroom and a kitchen zone with a ceiling around two metres in one example. Those are examples, not measurements of every apartment, yet they reveal what a showroom photograph rarely explains. A tall occupant may find the mezzanine awkward; someone carrying laundry up and down a narrow staircase may find the novelty wears off. Buyers with children should pay attention to balustrades and access, while anyone with reduced mobility should think about how they would use the home if going upstairs became difficult.
There is also an unusually important distinction between the area advertised and the area evidenced by title. The developer's current page separates one-bedroom, one-bedroom-plus, two-bedroom and larger two-bedroom-plus configurations. Figures range from 23.41–32.58 sq m for the basic one-bedroom group to 57.65 sq m for the larger two-bedroom-plus type, with other configurations in between. Earlier property guides describe somewhat different bands and occasionally group the larger homes under a different label. An advertisement may add its own description of loft or mezzanine space. A buyer should compare the particular floor plan, registered floor area and actual usable arrangement rather than treating every square metre in a marketing description as interchangeable.
The location is distinctly central-city, but it is not on a quiet residential lane. From the building, Phra Ram 9 MRT and the surrounding commercial district are walkable, and the local network offers access toward Ratchadaphisek, Asoke and the rest of the Blue Line. Central Rama 9 and Fortune Town are nearby shopping anchors. The developer quotes about 350 metres to the station; some independent descriptions give roughly 450 metres. Different starting points and entrances can account for different walking impressions. If the daily commute is the reason for buying, walk from the building entrance to the train yourself rather than relying on the shorter brochure distance.
A busy road is both a convenience and a compromise. The route into the wider city is easy to understand, with taxis, road links and rail transport on hand, but windows may face significant movement outside. A high floor is not an automatic guarantee of quiet, nor is a dramatic view proof that neighbouring construction or traffic will never change. Orientation and neighbouring façades matter as much as the floor number. Spend time in the actual bedroom with windows shut and open, look at the direction of afternoon sun and notice whether the sitting area is comfortable without the air conditioning constantly running.
The building's shared spaces are more varied than a basic entrance lobby and gym. The developer lists a 25-metre saltwater lap pool, fitness and yoga facilities, an onsen-style bathing area, gardens and terraces, meeting or working areas, lounges and electric-vehicle charging. Much of the pool and fitness programme is on the nineteenth floor, with additional places to sit or spend time on other levels. This mix may genuinely help a resident who works remotely, needs a change of scene or does not want a separate gym membership. The useful question is how well those amenities are maintained and what access conditions apply now, years after the marketing launch.
Parking needs a closer look than a photograph of the entrance ramp. Origin quotes automated parking equal to 52% of the homes. That is a building-wide figure, not a parking-space deed attached to every purchase. Automatic systems can have restrictions on vehicle dimensions and require a different routine from driving into an assigned bay. A household with two cars, large vehicles or irregular hours should check the operating rules and waiting times. Someone who rarely drives may place much less value on this system and may be better served by testing the walk to the MRT during a wet evening.
The published lift arrangement is three passenger elevators and a separate service elevator. A single block with 325 residential units can feel intimate compared with a multi-tower development, yet the quality of daily life still depends on lift performance, loading bays, deliveries, access control and the building staff. A midday viewing rarely shows the busiest moments. If you are serious about buying, it is worth observing the entrance at the start or end of the working day and asking residents practical questions about maintenance and common-area closures.
Price discovery is more straightforward than it was before completion, though it is not as simple as taking one headline number. Origin's project page currently shows a starting price of THB 7.65 million. Resale portals show much lower asking prices in some individual apartments. One 32 sq m, one-bedroom listing on the seventeenth floor was advertised at THB 5 million and refreshed on 9 October 2026. The two prices are not automatically inconsistent: they may describe different units, owners, inclusions and tenures. A low listing price should prompt questions about condition, title, view and seller motivation, not an assumption that the developer has discounted every home.
Buying resale can be useful because the exact furniture, air-conditioning units and internal fit-out are visible. In this development, that matters particularly with the upper levels and fitted staircases. Check what will remain after transfer and what was built or modified after the original handover. Smart controls, motorised curtains and built-in cabinetry add convenience only while they remain serviceable. Replacement parts, water ingress at windows and access to air-conditioner equipment may influence future upkeep. Ask to see the apartment functioning, not merely tidied for inspection.
Ownership costs should be explored at the unit level as well. Public project profiles record a common-area charge of THB 68 per square metre per month and a sinking-fund benchmark of THB 680 per square metre. These are source-reported figures; the current management budget, outstanding dues and how an old sinking-fund contribution affects a resale transfer have not been independently verified. Do not simply assume the historic figure is the amount due today, or that a one-off developer-era contribution is payable again. The correct numbers belong in a current statement from the condominium management and the sale paperwork.
International buyers need to separate the building's advertised freehold tenure from the legal position of a particular apartment. Under Thailand's condominium rules, foreigners may collectively own no more than 49% of the registered unit floor area in freehold. Availability within that foreign quota has to be confirmed for the unit being transferred. A long lease, where offered, is a different legal interest and should not be described as the same thing as outright ownership. No public source reviewed establishes the remaining foreign quota in this building, so no listing should be assumed transferable into a foreign buyer's name until the relevant certificates and title are checked.
Payment provenance is the next part of that transaction. Many foreign purchasers need to remit the purchase money from abroad in foreign currency and retain the bank's supporting records for registration. The condominium juristic person also has a role in confirming the foreign quota and whether common charges have been paid. On a resale, the seller's identity and authority, the title, any mortgage or other encumbrance, outstanding management charges and the transfer process all matter. Those checks sound less exciting than a pool tour, but they determine whether the attractive apartment can become the asset the buyer expects to own.
A rental strategy should start with the neighbourhood and an actual tenant profile, not a percentage yield claim. The surrounding office district and transit links may appeal to professionals who want easy journeys without living deep in a residential suburb. At the same time, a staircase inside a compact home may deter tenants with small children, older residents or anyone who wants conventional single-level rooms. Advertised rents are not collected rents, and available listings say little about annual occupancy. Vacancy, agent fees, cleaning, repair, management, tax and furnishings must all be considered before deciding whether the purchase makes financial sense.
For an owner-occupier, the biggest question is whether the double-height concept supports the life they actually lead. A single professional who wants an upstairs workspace may get more everyday utility from it than from a normal rectangular apartment. A couple who cooks frequently may prefer a larger, fully separated kitchen and a bedroom on the same level as the bathroom. Families seeking multiple generous bedrooms will not necessarily be well served by room labels that make a mezzanine count like a full floor. Visit with the intended furniture dimensions and check where storage, luggage and laundry would really go.
Some compromises cannot be removed with good interior design. The project stands in an active commercial corridor, and the shared facilities will be used by other residents according to current building rules. Pet policies and short-stay restrictions need confirmation from the juristic office rather than a symbol on a rental portal. Hotel-style services, digital controls and other launch-period descriptions can also change after handover. The better way to understand the property is through resident experience and contemporary management documentation, without turning a few online reviews into a promise about everybody's experience.
KnightsBridge Space Rama 9 earns a place on a shortlist for clear reasons: a finished building, pedestrian access to a major MRT station, a wide choice of urban services and unusually flexible vertical apartment layouts. None of those advantages removes the need to compare titles and actual floor areas. Take the original unit plan to the viewing, spend time on the upper platform, ask about the parking entitlement and review the financial and legal documents before negotiating. The best purchase here will be the one where the building's distinctive design genuinely matches how the buyer intends to live, rather than the one with the most dramatic double-height photograph.
Ownership format
A foreign purchaser can hold condominium freehold only within the building's foreign quota, capped at 49% of the combined unit floor area. A separate long-term leasehold arrangement, generally up to 30 years, may be considered outside that route, but it is not ownership. Neither the quota position nor the tenure of an advertised unit has been verified.
Unit types & sizes
This is the smallest design family in the developer's current schedule. The internal stair and upper zone can make two apartments with comparable title areas feel quite different. Check bathroom access and the amount of standing room upstairs. The quoted resale example is a particular 32 sq m home, not a standard price or condition for every one-bedroom unit.
A larger layout can offer a more usable distinction between sleeping, working and entertaining. In a reviewed example, the mezzanine was presented as a flexible space rather than an additional conventional bedroom, and its headroom was lower than the double-height living area. Confirm the precise configuration, stairs and registered area of the unit on offer.
These are relatively compact plans to be marketed as two-bedroom homes. The relationship between the enclosed rooms, stair and mezzanine is more important than the headline bedroom count. Resale advertisements use inconsistent type labels, so ask for the original unit plan before comparing the apartment against standard two-bedroom condos.
The larger configuration appears as the two-bedroom-plus option in the developer's current material. Other guides describe a near-identical-size plan as a standard two-bedroom, which is a naming difference worth resolving with the specific floor plan. The right measure of comfort is not the label but whether the stairs, bedrooms, bathrooms and living space work together.
These bands follow the developer's current project page and do not constitute a verified inventory of resale units. Its one-bedroom-plus range is printed in descending order; the figures above are shown smallest to largest. Earlier reviews use slightly different size bands and bedroom labels. No independent net-area breakdown was established, and a mezzanine should not be assumed to increase the title-registered area. The specific plan, room count and headroom need a unit-by-unit check. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- Phra Ram 9 MRT is within walking reach. Origin quotes roughly 350 metres, while a detailed local review gives about 450 metres; use the actual entrance and crossing to judge the journey.
- Central Rama 9 and Fortune Town offer substantial shopping and everyday services close to the tower, reducing the need to travel for routine errands.
- The surrounding Rama 9 business district is a practical draw for people whose offices are nearby, even if the area is not especially residential in character.
- The Phra Ram 9–Ratchadaphisek junction connects to Bangkok's main road network, with the trade-off of heavier street activity outside the building.
- Phetchaburi MRT and the Makkasan Airport Rail Link connection can be reached through the wider rail network; there is no direct airport train platform at the condominium.
- Rama 9 Hospital and other urban services feature in neighbourhood descriptions, though a useful journey depends on the actual route and time of day.
