Active resale market
There is enough live resale and rental activity to compare apartments inside the same building instead of relying on a historic launch price. In early September 2026, fresher one-bedroom sale listings started around THB 3.8M–4.43M, and the lower-priced unit was marked as Thai quota. That is a useful reminder for foreign buyers that headline price and ownership eligibility have to be checked together.
Practical unit sizes
The original 27.2–67.5 sqm range spans studios, proper one-bedroom apartments and compact two-bedroom homes. It gives buyers a choice between a small city base and a layout with a separate second bedroom without moving into a much larger unit. Resale stock is fluid, however, so the existence of a layout in the building should never be confused with current availability.
Rama IV connection
The condominium sits inside the Sukhumvit 16 street network with access toward Rama IV and Queen Sirikit National Convention Centre MRT. That creates useful central connectivity while keeping the building off the main arterial itself. It is not a station-integrated project, so the final walking route and car approach are worth testing at the times a resident would actually use them.

It is a single eight-storey building with 76 units. That immediately changes how the project should be assessed. This is not a new launch with developer inventory, staged payment plans and a showroom narrative; it is an established resale condominium where the condition, legal status and pricing of the individual unit matter more than the original marketing story. The building dates to the 2010–2011 period. Sources disagree on the exact completion marker, so a buyer should approach it as a mature building and inspect both the apartment and the shared infrastructure rather than assuming new-project standards.
The condominium contains 76 apartments in a single eight-storey building. A small unit count does not automatically mean lower fees, better management or a quieter home, but it makes the condition of this one building especially visible. There are no separate towers to dilute the impression of the shared infrastructure: the entrance, lifts, pool, garden, parking and corridors all belong to the same operating system. Since the building dates to the 2010–2011 completion period, the useful question is no longer what the original brochure promised but how the condominium juristic person has maintained equipment and planned major works. A building inspection and management records therefore deserve as much attention as the renovation inside the apartment.

The original unit mix is straightforward: studios from 27.2 sqm, one-bedroom units from 32.9 to 53.4 sqm, and two-bedroom layouts around 66.6 to 67.5 sqm. That gives the building a useful spread between compact city apartments and a limited number of larger homes without turning it into a family-oriented high-rise. The 2026 resale market is narrower than the historic mix. Recent public listings are concentrated around one-bedroom units of roughly 39–44 sqm, while studios and two-bedroom apartments appear less consistently. Buyers should therefore treat the published unit range as a description of the building, not as a promise of what can be purchased today.
As of 6 September 2026, the lowest sufficiently fresh sale listing we could verify was THB 3.8M for a 39 sqm one-bedroom apartment. PropertyHub had a 43 sqm one-bedroom refreshed in early September at THB 4.43M, with other 43–44 sqm apartments offered higher. A separate marketplace shows a studio at THB 2.49M, but the page only says it was updated more than 30 days ago, so we have not used that figure as the public starting anchor. That distinction matters in a resale building: the cheapest headline can reflect an occupied unit, Thai quota status, renovation needs, a motivated seller or simply an old listing. The decision should be based on the specific apartment and its paperwork, not a portal’s minimum-price filter.
The quota status of the low-priced listing is particularly relevant. The building is marketed as a freehold condominium, but the THB 3.8M unit we inspected is marked as Thai quota. Foreign freehold in Thailand is not a project-wide entitlement that attaches to every resale apartment. Foreigners may own units only within the statutory foreign quota, capped at 49% of the total unit area of the registered condominium. Before paying a reservation or deposit, a foreign buyer should have the condominium juristic person confirm the quota position for that exact unit. If an agent says a Thai-quota unit can be converted, the remaining foreign-quota capacity and transfer documentation should support that claim at the time of transfer.
The shared facilities are typical of an urban condominium from this period: swimming pool, gym, reception or lobby area, landscaped common space, parking, access control, CCTV and 24-hour security. Several project databases also list a shuttle service. In a completed building, these are not future amenities; they are physical assets that can be inspected. For a building of this age, the useful questions are operational: how well the pool and gym are maintained, whether lifts and waterproofing have been renewed when needed, what major works are planned, and whether the juristic person has adequate reserves. We did not find reliable current project-wide figures for parking allocation, sinking-fund balance or a single confirmed common-area fee schedule.
Location is the clearest structural reason to consider XVI The Sixteenth. It sits inside Khlong Toei’s Sukhumvit 16 / Rama IV street network, with Queen Sirikit National Convention Centre on the MRT Blue Line as the closest rail station. Public sources quote roughly 0.3 to 0.7 km depending on the map point and route used, so walking time should be checked from the actual entrance rather than copied from a portal. The broader advantage is connectivity: the building is close to the convention-centre business district, Rama IV and the Sukhumvit corridor without being directly on a major arterial road. That also means the final approach uses local sois, which is worth walking in daylight and in the evening before deciding whether the micro-location suits daily life.
The main research limitation is developer attribution. Home.co.th, FazWaz and several databases identify Alpine Asset Co., Ltd., while DDproperty, Lazudi and a number of Thai listing platforms attribute the project to AP (Thailand). We use Alpine Asset Co., Ltd. as the primary registry value because it appears in both a Thai project archive and a major project database, but we did not locate a surviving primary developer document or permit record that conclusively resolves the history. This does not create doubt about the physical identity of the condominium: the address, building scale, unit mix and project name align across the sources. For a resale buyer, the current unit title, the juristic person’s records, debt-free certificate, seller identity and transfer eligibility are more important transaction documents than a historic marketing attribution.

Ownership format
The project is described as a freehold condominium. A foreign buyer can register freehold ownership only within the available foreign quota, capped at 49% of the total unit area in the condominium; if a selected resale unit is currently in the Thai quota, any transfer into foreign freehold depends on quota capacity at the time of transfer. A lease can be structured separately, but its terms must be checked for the individual unit.
Unit types & sizes
The smallest format in the original project mix, suited to buyers who value a central address and lower absolute floor area more than a separate bedroom. After more than a decade of occupation, individual studios can differ materially in renovation quality, furniture, outlook and quota status. Public marketplaces do show studios for sale and rent, but their availability appears less consistent than the one-bedroom stock.
This is the most visible format in the current resale market. In 2026, the listings we checked were commonly around 39–44 sqm, comfortably within the original one-bedroom range. That gives buyers a better chance to compare several apartments in the same building on price, floor and condition. The lowest sufficiently fresh anchor, THB 3.8M for 39 sqm, is marked as Thai quota, so a foreign buyer should not assume that price is automatically available with foreign freehold.
The largest confirmed layout type in the building, with a very narrow published size range. It is the more relevant choice for a buyer who genuinely needs two separate bedrooms rather than simply a larger living area. Two-bedroom resale stock appears less frequent; one 2026 DDproperty listing showed 67 sqm. Scarcity alone does not make the format more liquid or more valuable, so the specific floor, condition and ownership status still drive the comparison.
The size ranges describe the building's original unit mix. In September 2026, publicly available listings were concentrated mainly in one-bedroom units; studio and two-bedroom availability should be checked on the day of enquiry. The historic THB 1.9M launch price shown in a Thai project archive is not used as a current resale price.
