About the project

Chewathai Residence Asoke is a completed high-rise condominium on Asoke–Din Daeng Road in Makkasan. The name can create the wrong mental map: this is not the Asok–Sukhumvit intersection or a doorstep-to-BTS Asok address. The building sits closer to the Rama 9 business district. Current sources place Phra Ram 9 MRT at roughly 340–450 metres, Phetchaburi MRT at about 510–800 metres and Makkasan Airport Rail Link at around 480–500 metres, depending on the mapped route. That combination works well for Rama 9 offices, Blue Line travel and airport-rail access. A buyer focused on lower Sukhumvit should judge the actual commute rather than the project name.

The project has one 29-storey tower and 315 residential units. Its defining idea is a 3.6-metre ceiling and a loft-duplex arrangement that moves sleeping and work space onto an upper level while keeping the kitchen, bathroom and living room below. A unit of roughly 30–35 sqm remains compact in legal floor-area terms, yet the extra volume and vertical separation can make it feel less like a conventional one-bedroom apartment. The trade-offs are physical. Stairs consume usable space, the upper platform can run warmer, cleaning is less straightforward, and comfort depends on headroom, balustrades, daylight and air-conditioning. This is a plan that needs to be experienced in person.

The original brochure describes one-bedroom units of approximately 28–34 sqm. A later detailed review gives a 29.04–37.01 sqm range, while live resale portals include homes of 39–45 sqm. Several things may be happening: different original types, rounding, altered interiors, combined areas or sellers using a broader measure of usable space. In a loft product, the distinction between registered title area and physically usable upper-level area is especially important. Buyers should match the title deed, juristic-person records and approved plan to what they see. An unregistered alteration can affect valuation, financing, insurance and resale even when the room looks attractive.

This is now a resale-led market rather than a developer launch. Fresh listings reviewed on 25 August 2026 started at about THB 4.3M for a unit around 30 sqm, with other advertised prices extending towards THB 8M and beyond according to size, floor, view, fit-out and furniture. The cheapest headline is not automatically the best value. Inspect air-conditioning, plumbing, staircase condition, built-ins, windows and finishes, then test road noise and neighbouring construction at the time of day that matters. A completed building lets a buyer verify the actual view, sunlight, corridor condition and facility operation before committing; that advantage should not be surrendered to a remote reservation.

Amenities are deliberately distributed through the tower. The ground floor contains the welcome hall, condominium juristic-person office, mail area, garden and some parking. Floors two to six are primarily parking. The seventh floor is the main lifestyle deck, with co-working and lounge space, a large ozone-system pool and children's pool, fitness areas, a children's room, steam room, garden and coin-operated laundry. A further garden sits on the twenty-second floor. The twenty-ninth floor contains the Sunset Lounge, barbecue terrace and another garden. The list is strong for a building dominated by compact one-bedroom homes, although actual condition, access rules and operating hours matter more than launch-brochure labels.

Parking needs a realistic check. The official brochure specified at least 140 car spaces for 315 homes, and an independent review describes capacity at about 44% before double parking. Neither statement gives every owner a guaranteed bay. Anyone planning to drive daily should ask how spaces are allocated, whether they rotate, how double parking is managed, whether a unit is limited to one vehicle and what the building feels like after residents return on a weekday evening. The address is more persuasive for a car-light lifestyle, but the walk to rail stations follows busy urban roads and should be tested rather than assumed comfortable.

The rental proposition is easy to understand: a compact home with sleeping separation, access to the Rama 9 employment cluster and three rail stations within practical reach. Listings dated 24 August 2026 commonly asked around THB 20,000–27,500 per month, with some units higher. These are asking rents, not executed leases, and they do not establish an investment return. Net performance depends on the purchase price, vacancy, agency commission, furniture condition, common charges, repairs, tax and how well a particular layout competes with newer Rama 9 stock. A prudent model should use several rent and vacancy scenarios rather than the highest advertised number.

Because this is a registered condominium, a foreign buyer can in principle own a unit freehold within the 49% foreign quota measured across the building's total condominium-unit area. A portal's freehold tag is not proof that quota is available for a specific sale. Before reservation, obtain written confirmation from the condominium juristic person, inspect the title deed and debt-free certificate, verify the seller and prepare the correct evidence of funds remitted from overseas. For an established building, meeting minutes, audited budgets, insurance, reserve-fund position and planned capital works are also part of the purchase decision, not optional paperwork.

The project's history explains its alternative name and uneven completion dates. Chewathai acquired the development formerly encountered as AQ Aria Asoke and renamed it. Early material projected completion in 2018; several property portals use 2016, while Chewathai's shareholder record says completion occurred in the third quarter of 2017 and the project page reports 100% progress in January 2018. Today the practical issue is not construction risk but building age and management quality. The appeal lies in an unusual small duplex and a useful Rama 9 transport position. The main checks are staircase usability, registered area, noise, parking and the condition of shared spaces.

Ownership format

A foreign buyer may hold a unit freehold only when space remains within the building's foreign quota, capped at 49% of the aggregate condominium-unit area. For the selected unit, obtain the condominium juristic person's confirmation, inspect the title and debt-free certificate, and prepare compliant evidence of funds remitted from abroad. If quota is unavailable, any leasehold alternative must be assessed separately rather than treated as equivalent to freehold.
