Why this project is worth a look
Daily life on the Blue Line
Phra Ram 9 MRT and major retail are close enough to change a commuter’s routine. A buyer with work along the Blue Line can value that convenience every day. The walk still involves a busy junction, and driving at rush hour is a different proposition.
An inspectable, finished building
The tower is occupied and its shared spaces can be assessed rather than imagined. Lifts, corridors, security and pool maintenance are observable before committing. At the same time, what Pruksa supplied years ago may not be what a private seller is transferring today. The apartment’s history becomes central.
Layouts with meaningful differences
A 23-square-metre studio, a B-series one-bedroom and a larger C-series home can function quite differently despite apparently close floor areas. Balcony access, kitchen placement and furniture circulation matter more than a neat portal category. This is a building where an original floor plan pays for itself in clarity.
Facilities close to home
The eighth-floor pool and fitness facilities, multipurpose space and rooftop garden support an urban routine without leaving the building. Their value depends on actual upkeep and opening rules. Apartments sharing the amenity level also deserve a more careful privacy inspection, while all residents rely on the building’s lift arrangement.
A tangible resale decision
A purchaser can compare real units, inspect the finishes and negotiate against a specific seller. That is a stronger basis than a generic launch brochure, provided the title, debts and transfer documents are sound. For foreign buyers, confirming an available foreign-quota freehold interest is part of determining whether a listing is truly purchasable.
About the project
Condolette Midst Rama 9 is best approached as an existing urban home, not as a promise about what a neighbourhood might become. Its practical draw is the Phra Ram 9 transport and shopping district, where offices, the MRT, restaurants and everyday errands occupy the same patch of Bangkok. Yet the same density creates the main buying question: which particular apartment gives you a liveable balance of layout, light, traffic exposure and outlook? Two units with comparable floor areas can deliver surprisingly different day-to-day experiences here.
The building stands at 72 Rama IX Road in Huai Khwang, close to the intersection with Ratchadaphisek Road. Phra Ram 9 MRT is within a few hundred metres, while Central Rama 9 and Fortune Town provide shopping, food and services nearby. For someone whose routine follows the MRT Blue Line, this is a meaningful advantage. It lets a buyer consider a smaller apartment without having to accept an isolated location. The address also has a clear identity: this is the Condolette Midst tower, not the neighbouring Ideo Mobi Rama 9 development.

A short distance on a property map does not equal a seamless walk to the train. The approach to the station passes through a busy intersection with controlled pedestrian crossings. Published measurements range from roughly 150 to 350 metres depending on the source and starting point. The useful test is the route rather than any single number: walk it during your actual commuting hours, including the crossing and the station entrance. The MRT connection remains a strength, but the road environment outside the lobby is part of the proposition.
Driving brings a different set of trade-offs. Rama IX Road and surrounding connections provide access towards Asok, Ratchadaphisek and the expressway network. They also concentrate traffic at a major junction. Being near an arterial road may reduce the distance to your destination without reducing the time it takes to turn out of the property or return home at rush hour. Buyers who commute by car should test their real destination at their real departure time, particularly if daily journeys require crossing several lanes or making a U-turn.
Pruksa Real Estate is the developer. Its corporate website expressly names Condolette Midst Rama 9 among projects recognised in a 2016 awards entry, and independent property directories also identify Pruksa as the project company. There is one residential tower with 30 floors and 433 units. No independently documented second phase or separate tower has emerged from the available project evidence. Variants such as “Rama IX” and the Thai-script name refer to the same building rather than additional developments. That matters when comparing listings and avoiding the accidental mixing of neighbouring projects.
Completion is generally reported as 2015, although FazWaz places it in December 2014 on its project header. The practical benefit of buying now is that the building and its shared spaces can be inspected in use. Rather than interpreting a rendering, a buyer can observe the lifts, pool area, corridor condition and the way the lobby functions. The counterweight is that an individual resale unit may no longer resemble the furniture and finishes offered at launch. Its current quality depends on occupants, alterations, maintenance and the seller’s record of ownership.
A live resale advertisement on DDproperty places the lowest visible asking price at THB 2.25 million for an apartment of roughly 21 square metres. This is a narrow market observation, not a general project price and certainly not a fresh offer from Pruksa. The description labels that apartment as one-bedroom, which conflicts with the original classification of such small floor plans as studios. Other small apartments are offered at materially higher sums. Use the low figure to understand what appeared in the listings, not as evidence that a comparable, transferable foreign-quota unit is available at that price.
The original unit mix spans studios around 21.5–27 square metres, conventional one-bedroom apartments generally around 28–35, two-bedroom units around 56 and some substantially larger homes close to 79 square metres. There is more variety within those headings than the figures suggest. Owners may alter furnishing, remove or add partitions, and advertise room counts differently. When an apartment looks unusually cheap or spacious for its stated type, ask to see the original floor plan alongside the existing configuration. Area, usable circulation space and the actual number of rooms are related, but they are not interchangeable.
The smallest formats illustrate why design matters. An early, detailed floor-plan review describes the A1 studio as approximately 21.48–22.30 square metres, with little room for a normal sofa once essential furniture is in place. The slightly larger A2 studio, at about 23 square metres, allows a more usable sitting area. This distinction could be decisive for somebody spending evenings at home or working from the dining table. What looks like a small difference on paper can determine whether everyday living takes place comfortably in one room or feels like continually rearranging it.
One-bedroom units are not uniform either. The original B1 layout, at roughly 28 square metres, places sleeping and living space in a defined arrangement; other B plans shift the kitchen and bathroom position. Larger C-series layouts vary in frontage, depth, balcony treatment and glazing. The C5 design of about 32 square metres, for example, was drawn with a corner window rather than a conventional balcony. A buyer who values outdoor access, drying space or a separate kitchen could prefer one plan over another despite nearly identical advertised areas. Room orientation should be read together with the plan, not as an afterthought.
At the larger end, the approximately 56-square-metre two-bedroom plan introduces options for a couple needing a dedicated office or a small household wanting separate sleeping rooms. Units close to 79 square metres were associated with upper-level layouts in the original documentation. The current resale market does not consistently classify all of the larger apartments, so a three-bedroom label needs to be checked against the actual doors, windows, ventilation and registered plan. A substantial asking price should buy practical space, not merely an attractive bedroom count on a portal.
The tower has a distinct vertical arrangement. Lobby and parking occupy the lower levels, while the eighth floor combines a swimming pool, gym, library or multipurpose space and residential units. Above that are apartment floors, with landscaped shared space on the rooftop. For a resident who uses the gym regularly, the facilities are conveniently within the same building. For somebody living directly beside the pool deck, the considerations are different. Nearby circulation, visibility from communal areas and the hours in which people gather can affect privacy as much as the nominal apartment size.
Original project reviews describe two passenger lifts plus a separate service lift. That is useful information when thinking about commuting rhythms across a 433-unit residential tower. A high floor can offer a different perspective over Bangkok, but only if the daily wait and journey through the building fit your tolerance. Floor choice also changes the relationship to the pool and the shared spaces. The right purchase is rarely just “the highest floor available”; it is the combination of lift access, natural light, usable layout and a view that you actually want to see each morning.
Parking is an important constraint. The project is commonly described as having capacity for about 40% of units. One historical independent review counted 168 spaces, whereas a later directory description cites 173. Those figures should not be blended into a new invented count. More importantly, neither guarantees a space with an individual apartment. Ask how residents are allocated access, whether there are waiting lists, what happens with visitors and whether the seller has any transferable parking rights. A household relying primarily on the MRT may accept the limitation; a car-dependent family may not.
Facilities listed by multiple sources include the pool, jacuzzi, gym, rooftop garden, common lounge or library, security personnel, CCTV and controlled access. These are real elements of the project specification, but their operating condition is a separate question. A modern-looking amenity in a historical project photograph does not establish its maintenance status today. Look at the equipment, drainage, pool rules, cleaning and the way repairs are handled. FazWaz also reports a restrictive pet policy, with potential exceptions subject to the condominium juristic office. Pet owners need the actual house rules rather than an agent’s informal assurance.
The building's outlook changes notably by orientation. The neighbouring Ideo Mobi Rama 9 stands close to the western side, a relationship already highlighted in launch-period site coverage. Some west-facing apartments therefore have neighbouring façades in their view. The main-road frontage offers a different exposure, where traffic noise and light deserve attention. Historical reporting also identifies a canal along the southern boundary. None of that establishes how a particular unit sounds or feels in 2026. Inspect with windows both open and closed, preferably at different times of day; the result is more reliable than a wide-angle listing image.
Resale ownership shifts responsibility from the original developer's sales promise to the individual unit and seller. The apartment may be tenanted, vacant, refurbished or sold with furniture of uncertain condition. The buyer needs a clear inventory, a record of alterations, evidence of any outstanding maintenance charges and a practical assessment of air-conditioning, kitchen fixtures, bathrooms and signs of water ingress. A unit sold with a tenant brings lease terms and deposit responsibilities into the transaction. None of these matters can be resolved from a generic project profile, even a well-researched one.
Common-area charges are a recurring cost rather than a footnote. FazWaz and PropertyHub display THB 55 per square metre per month, while documentation from the launch period also mentions a one-off sinking-fund contribution of THB 550 per square metre. Both are useful reference points, but they must not be mistaken for a current demand from the building's juristic person. Owners also have utilities, insurance choices, personal equipment replacement and potentially refurbishment costs. The relevant figure is the actual statement for the selected unit, together with confirmation that previous bills and liabilities have been settled.
There is an observable rental market for units in Condolette Midst Rama 9, with studio, one-bedroom and larger homes advertised across major portals. Its proximity to transport and offices gives a plausible reason why long-term tenants might consider the address. That is not proof of occupancy or net return. Asking rents are not signed leases, and gross rental estimates ignore vacancy, management fees, repairs, broker commission, taxes and occasional replacement of furnishings. Investors need evidence for the particular unit type and realistic expenses before treating any projected cash flow as an investment case.
Foreign ownership needs to be settled at unit level. Thailand permits qualifying foreign purchasers to hold a condominium apartment freehold within the statutory cap of 49% of the total registered condominium unit area. Some listings in this building are specifically marked foreign quota while others are marked Thai quota. A generic 'freehold' badge does not answer whether a unit can be registered in a foreign individual's name. Before committing funds, the buyer needs title details, the juristic person's foreign-quota confirmation and a transfer process consistent with Land Department requirements. Contract wording cannot manufacture available quota.
Payment documentation and the resale contract deserve the same attention. Foreign buyers generally need banking evidence that the purchase funds have been remitted into Thailand in the manner required for registration. The account receiving a deposit, the identity of the contract seller and the documents supplied before completion must be clear. A staged payment plan from the project's 2013 marketing is not relevant to a privately negotiated resale in 2026. Likewise, the asking price does not settle who bears taxes, registration fees, brokerage charges or outstanding building liabilities. Those allocations belong in the written deal.
An eventual exit will depend on the apartment's character rather than the district's marketing. Studios offer a smaller absolute entry ticket but a tighter living experience. One-bedroom layouts appeal to another set of users, while family-sized units demand a larger budget and a buyer who actually needs the extra rooms. Orientation, floor, upkeep and foreign-quota eligibility can all affect who is willing or able to buy later. The address is established, and comparable units are marketed publicly; neither fact guarantees appreciation or a quick sale. The soundest choice is a home that remains useful even without a speculative price-growth story.
Ownership format
Foreign freehold ownership is possible only within the 49% ceiling measured against the building’s total condominium unit area. A listing marked “freehold” does not, by itself, establish eligibility under the foreign quota. Outside the quota, a leasehold may be offered, but it does not confer freehold title. The building juristic person’s quota confirmation and Land Department requirements must be checked for the specific unit.
Unit types & sizes
The original A1 and A2 designs are small but do not live the same way. A1 is tightly planned around essential furniture, while A2 gives the sitting area a little more breathing room. Check the actual floor plan rather than trusting a resale advertisement’s bedroom label.
The B and C series offer genuinely different layouts, including different kitchen positions, balcony arrangements and living-room proportions. Some original B2 designs were slightly below the commonly advertised 28-square-metre threshold. A floor plan is essential before comparing asking prices.
A more flexible choice for a household or a dedicated office, using the original D-series two-bedroom concept. The appeal lies in the way bedrooms and shared space connect, not merely in the larger number on the listing. Inspect bathrooms, storage and any subsequent alterations.
A relatively scarce larger format associated with the upper-floor plans at launch. Listings do not always classify nearly 79-square-metre apartments consistently. Check the physical room count and registered layout before assuming it is a conventional three-bedroom family home.
These are original project formats, not a list of units currently available. The THB 2.25M advertisement labels an approximately 21-square-metre unit as one-bedroom even though the launch plans classify units of that size as studios. Some original B2 one-bedroom designs also fall below the generalised 28–35 sq m range. The prices quoted above are individual resale asking prices, not a developer schedule. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- Phra Ram 9 MRT is a few hundred metres away. Published walking distances differ, and the approach includes crossing a major urban junction rather than stepping straight onto a platform.
- Central Rama 9 and Fortune Town make shopping, eating and routine errands accessible nearby, reducing the need for long trips for many residents.
- Rama IX Road gives the address strong regional connectivity but also exposes drivers to turning restrictions, traffic flows and peak-hour congestion. Test the route you actually use.
- Ideo Mobi Rama 9 adjoins the development on the western side. Some apartments look towards another tower rather than an open skyline, so orientation matters at least as much as floor number.
- The neighbourhood combines office buildings, large roads, retail and residential towers. Light, noise and the ability to leave windows open vary substantially between individual apartments.
