Why this project is worth a look
A building you can test
The project is complete, so the decision does not depend on renderings or construction promises. Buyers can see the exact view, listen for road noise, inspect the pool and lobby, and watch how the lifts and parking work at busy times. That visibility is one of the strongest reasons to approach this as a resale building rather than through its launch-era branding.
Small homes, central access
Most of the inventory sits in the roughly 22–30 sqm range, with only 44 two-bedroom units at 42 sqm. The product is therefore better suited to people who prioritise location and efficiency over generous private space. A buyer expecting a conventional family two-bedroom should look at the actual plan before relying on the bedroom count.
Amenities extend the apartment
The eighth-floor pool, gym, onsen-style bath and sauna areas give residents usable shared space beyond the compact apartments, with a roof garden above. Because the building is already mature, the current maintenance standard matters more than the original specification. A visit can quickly show whether the common areas still add real value.
Choose the unit, not the logo
Resale units in the same tower can differ materially in floor, aspect, fit-out, ownership-quota status and seller terms. A low asking price may reflect a small studio, a weaker view or a unit that is not immediately transferable to a foreign buyer. Comparing like-for-like apartments is more useful than applying a single project-wide price assumption.
About the project
The clearest way to read RHYTHM Asoke II today is as a completed, compact inner-Bangkok condominium with an established resale market rather than a developer-led new launch. It is a separate building from RHYTHM Asoke across the road, not merely another name for the same project. Most project records agree on one 30-storey tower with 346 residential units. The development was introduced during AP (Thailand)'s early collaboration with Mitsubishi Estate Group, with contemporary coverage also naming Mitsubishi Jisho Sekkei in the design work. That history is useful context, but it should not drive a purchase decision in 2026. The building is finished and the developer's primary sales programme is closed, so buyers can inspect what they are actually buying: the unit, the common areas, lifts, parking, views, noise exposure and building management. The due-diligence focus has therefore shifted from construction delivery risk to the condition and legal status of a specific resale unit.
Location is the project's strongest practical argument, but it needs a little precision. The tower sits on Asok-Din Daeng Road near the Rama 9 junction, with access to Phra Ram 9 MRT, Makkasan Airport Rail Link and the expressway network. Current property databases generally place the site in Bang Kapi, Huai Khwang, while some older reviews label the same coordinates as Makkasan, Ratchathewi. The mapping points are effectively the same, so this is an administrative-address discrepancy rather than evidence of two different projects. For day-to-day life, the bigger issue is how the road system feels on the ground. Rama 9 and Asok-Din Daeng are major traffic corridors. Older site visits specifically noted congestion and road crossings on the walk to the station. A buyer who values rail access may still find the location highly workable, but anyone expecting a quiet, pedestrian-first neighbourhood should test the route in person at the times they would normally travel.

The apartment mix is deliberately small. Archived project information breaks the 346 homes into 86 studios of 22.2–27 sqm, 216 one-bedroom units of 27.7–29.5 sqm and 44 two-bedroom units of 42 sqm. That distribution tells you more than the old positioning language does: this is primarily a building of compact urban homes. A 42 sqm two-bedroom can provide two separate sleeping rooms, but it is still a very small footprint compared with conventional family apartments. The L-shaped tower starts residential accommodation on the eighth floor, which also contains the main amenity deck; published floor plans show 10 homes on that level and 16 homes per floor from levels 9 to 29. A detailed post-completion review also noted that the one- and two-bedroom show units used large glazing rather than a conventional leisure balcony. Resale listings may round areas differently, so the title deed and the exact plan should take precedence over portal labels.
The shared facilities are concentrated enough to matter in daily use, especially because the private units are compact. Project records describe an 8 x 17 metre saltwater pool, gym, onsen-style hot bath, separate sauna and shower areas, plus a rooftop garden. Access control, CCTV and 24-hour security were also part of the completed scheme. Parking was published at 136 spaces, or about 40% of the residential inventory. That is a meaningful constraint for an owner who plans to drive regularly. Two passenger lifts serve the residential tower, so lift waiting times and parking availability are things a resale buyer can and should observe rather than infer from a brochure. One advantage of buying in a nine-year-old completed building is precisely that the operational reality is visible: lobby upkeep, pool condition, common-area maintenance and the behaviour of lifts during busy periods can all be checked before money is committed.
For a foreign buyer, the key distinction is between the building's general condominium tenure and the legal status of the individual resale unit. Thailand permits foreign freehold ownership of condominium units only while the building remains within the statutory foreign quota, capped at 49% of the total area of all units. The condominium juristic person must confirm quota availability for the transfer. This matters at RHYTHM Asoke II because current resale portals include units marked as Thai quota. A listing in a freehold condominium is not, by itself, proof that a particular unit can be registered in a foreign buyer's name. The practical file for a purchase therefore includes the unit title, the seller's authority to transfer, the juristic person's foreign-quota confirmation and the debt-free certificate required for registration. The broad rule is straightforward; the answer for a specific apartment is transactional and should be checked immediately before signing and again before transfer.
Asking prices show why unit-level comparison matters. When checked on 7 October 2026, Thailand-Property displayed sale stock from about THB 2.86 million and FazWaz from about THB 2.89 million, while other active listings started higher. Those numbers are market anchors, not a developer price list and not a valuation of every home in the tower. A small studio, a renovated high-floor unit, a corner two-bedroom and a unit with a different ownership-quota status are not directly comparable. The better workflow is to shortlist by size, orientation and ownership eligibility first, then compare several live units with similar characteristics. Historic project material quoted a common-area fee of THB 70 per sqm per month and a one-off sinking-fund contribution of THB 600 per sqm. Those figures are useful history, not a 2026 operating-cost guarantee; the latest juristic-person schedule should be requested before calculating holding costs.
RHYTHM Asoke II therefore works best when treated as a real building rather than a branded concept. Its strengths are tangible: a central Rama 9/Asoke position, compact layouts, a full amenity floor and a large enough resale pool to give buyers choices. Its compromises are equally tangible: limited private floor area, a busy road environment, a parking ratio that may not suit car-dependent households, and the need to verify foreign-quota eligibility unit by unit. An owner-occupier should spend time in the exact apartment with the windows closed and open, test the route to rail stations, inspect storage and kitchen space, and look at the building at a busy hour. A rental-minded buyer should compare achievable rents and recurring costs for like-for-like units rather than relying on a generic neighbourhood story. The project can make sense, but the investment case lives in the specific apartment, not in the RHYTHM name alone.
Ownership format
A foreign buyer can register freehold ownership only if foreign quota remains available in the building; foreign ownership is capped at 49% of the total unit area. The condominium juristic person must confirm quota availability for the selected unit, so a generic freehold label in a listing is not sufficient on its own.
Unit types & sizes
Archived project data lists 86 studios. This is the most space-efficient option in the building and is best understood as a city base for one occupant rather than a flexible long-term family layout. Resale portals sometimes round the registered area to 22, 23 or 27 sqm, so price comparisons should use the title-deed area of the specific unit.
The one-bedroom category dominates the building with 216 units. At under 30 sqm, layout efficiency matters more than the bedroom label: furniture placement, storage and window orientation can noticeably change how the apartment feels. Contemporary reviews highlighted around-28-sqm plans with clearly separated sleeping and living zones, but an in-person check is still the best test once a unit is furnished.
Only 44 units were built as two-bedrooms, all around 42 sqm in the published project data. They provide a second enclosed sleeping room without turning into a large family apartment. On typical residential floors the two-bedroom layouts were positioned at the corners, so aspect and view can vary meaningfully from one resale unit to another.
The size bands and unit counts come from launch- and completion-era project records. Resale listings sometimes use rounded or slightly different areas, so the registered area of the specific unit should control any transaction analysis. A post-completion review noted no conventional open leisure balcony on the one- and two-bedroom units it inspected; balcony provision should therefore be checked on the exact plan rather than assumed building-wide. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The tower fronts Asok-Din Daeng Road close to the Rama 9 junction. Current databases mostly classify the address as Bang Kapi, Huai Khwang; older reviews use a different district label, so the project coordinates are the safest navigation reference.
- Launch-era and completion reviews placed Phra Ram 9 MRT roughly 300–400 metres away and also highlighted access to Makkasan Airport Rail Link. The pedestrian route involves major roads, so walking time should be tested rather than inferred from a straight-line distance.
- Sirat Expressway access is close to the project, which helps drivers reach other parts of Bangkok. The trade-off is a busy road environment; traffic noise and view exposure vary by side and floor and should be checked from the actual apartment.
- Central Rama 9 and Fortune Town are major retail anchors in the immediate district. They make everyday shopping and services convenient, but the setting remains dense, high-traffic central Bangkok rather than a quiet residential enclave.

Best for: A good fit for a single resident or couple who values a central Bangkok position and transport access more than generous private floor area. Most units are in the roughly 22–30 sqm range, so the building makes more sense as an efficient urban base than as a spacious home.; Suitable for buyers who prefer a completed building that can be inspected in operation. The common areas, lifts, road noise, views and management standard are all visible before purchase, which reduces reliance on marketing assumptions.; Potentially relevant to a long-term rental buyer who is willing to underwrite the exact apartment rather than a neighbourhood headline. Entry price, unit condition, current common charges, achievable rent and ownership status should be compared on a like-for-like basis.; Suitable for a foreign buyer only when the selected unit can actually transfer within the building's foreign quota and the required juristic-person documents are available. That eligibility should be established early in the negotiation.; may not suit: Less suitable for a family that needs generous bedrooms, a large living room and substantial storage; even the two-bedroom format is around 42 sqm.; Not an obvious choice for someone seeking a quiet low-rise environment or a guaranteed private balcony. Major roads are close, and balcony provision should be checked on the exact unit plan.; May not suit a car-dependent household that expects abundant parking. Published project information gives 136 spaces, roughly 40% of the residential inventory..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Administrative address labels conflict: current databases usually place the building in Bang Kapi, Huai Khwang, while one detailed older review says Makkasan, Ratchathewi. The coordinates identify the same building; the main record uses the current Bang Kapi, Huai Khwang classification.
- Completion timing varies by source. Post-completion reviews say the building was ready in late 2016, while FazWaz and DDproperty classify completion as 2017, with FazWaz specifying February 2017. The record uses 2017; a primary condominium-registration date was not located.
- Unit count is not perfectly consistent. AP-linked material, Home.co.th, FazWaz, PropertyHub and older project records state 346 residential units, while DDproperty currently shows 347. The record uses 346 because it is supported by the broader source set.
