Why this project is worth a look

A genuinely small scheme

The development consists of two substantially different villas, not a resort full of near-identical units. Each property can be assessed on its own merits without assuming shared hotel-style services.

Evidence beyond renderings

Balivestor lists both named homes as completed in September 2024, and later rental listings offer them to actual guests or tenants. This supports physical completion without settling land and permit questions.

Two distinct living needs

The developer reports 230 sqm of living space for Place9 and 70 sqm for Kanso. One is a three-bedroom family-sized home; the other is a private one-bedroom retreat, with a different likely buyer and tenant profile.

Setting worth visiting

Rice fields, gardens and individual pools are central to the concept. The views may be appealing now, but there is no published evidence that the neighbouring land must remain undeveloped.

About the project

Rice Field Villas is a small, two-home development associated with Balivestor on the inland side of the greater Canggu market. It appears as Rice Field Villas in the developer’s project catalogue and as Duplex Complex on its individual project page. The two homes are named Villa Place9 and Villa Kanso. That distinction matters more than the word “complex”: there is no evidence of a resort-style operation, reception, shared fitness facilities or an extensive owners’ estate here. What a prospective buyer would be assessing is one private house, with its own usable space, outdoor maintenance and contractual rights, not a share in a large residential scheme.

The available record is unusually revealing about the gap between an old marketing page and a finished property. Balivestor’s individual Duplex Complex page still carries December 2023 as a completion date and displays 100% completion. Its project-index pages preserve zero-percent progress indicators alongside sold-out notices. The separate completed-project portfolio, however, dates both Villa Place9 and Villa Kanso to September 2024. Later accommodation advertisements use the same villa names. On that evidence, the homes can reasonably be treated as completed buildings rather than proposed designs. It does not mean that all completion, land, building-use and business paperwork has been inspected.

These were never identical units. The larger Villa Place9 has three bedrooms in the main project description and in a later rental advertisement. Balivestor’s completed portfolio assigns it 230 square metres of living space. Villa Kanso has one bedroom and a stated 70 square metres. It is a more compact house, but it also has a private pool. The contrast creates two quite different buying propositions: a home that can accommodate a family or several adults versus a smaller residence for a couple or someone living alone. Both need to be assessed separately for maintenance, occupancy and likely resale audience; a project-wide average would hide too much.

There is a wrinkle in the space figures. The original development summary advertises unit sizes starting at 80 square metres, yet the later completed portfolio lists Kanso at 70 square metres. In one location, the larger residence is called a three-bedroom villa; another uses the unusual label “3.5 bedrooms.” That may be a change in the finished layout or simply inconsistent publishing, and neither possibility should be presented as fact. An actual floor plan and a measured building schedule would settle whether terraces, partially open rooms or other areas are included in the published numbers. Until then, the completed-portfolio floor areas are the clearest working figures, not independently verified measurements.

The land figures also resist a neat explanation. Balivestor’s overall project description quotes 650 square metres for the two-house development. Its completed portfolio gives separate plots of 4.5 are for Place9 and 2.5 are for Kanso; an older paragraph assigns the smaller villa a 2.3-are lot. Those statements have not been reconciled against a cadastral drawing. For a private-villa transaction, the boundary may matter as much as the building area: the pool, access lane, garden, drainage and potential easements all occupy land. A purchaser should receive a parcel plan and a precise description of the interest transferred, rather than relying on the largest or most familiar figure from a promotional page.

The address trail is also more complicated than the repeated word Canggu suggests. In its main catalogue the developer places Rice Field Villas in Babakan. Its Duplex Complex page says Buduk. A later portfolio of completed work gives Tuka as the location of both named villas, while accommodation directories for Villa Kanso publish an address on Jalan Raya Tuka, No. 3B, in Dalung. These are not interchangeable administrative descriptions. Tuka belongs to Dalung in Kuta Utara, while Buduk is identified in public Badung records as a village in Mengwi. The Tuka rental address is a valuable lead for site visits, but it has not been tied to a surveyed plan for the entire pair of villas.

Even after the address is settled, the quality of the surrounding setting deserves its own assessment. The project’s concept centres on views across rice paddies, outdoor decks, gardens and pools. Open views can contribute strongly to the experience of a villa, particularly when outdoor living is part of its design. Yet the published material does not establish ownership of the neighbouring fields or a restriction preventing a future change of use. A buyer should distinguish what can be enjoyed today from what will remain legally protected. The actual access lane, drainage after heavy rain and noise at different times of day are also more informative than an unverified “minutes to Canggu” claim.

Villa Place9 has evidence of a real rental proposition beyond developer projections. A Bali Villa Hub listing published in 2025 describes a three-bedroom home in Tuka/Dalung with ensuite bedrooms, an enclosed living space, furnished interiors, a private pool, a projector, a kitchen and regular cleaning and pool care included with that particular rental. The listing was marked rented, and its locality field also used the broader label Pererenan. These details help establish how the property was offered to tenants, but not what a buyer will receive under a resale contract. They also do not establish achieved rent or long-term occupancy. Furnishings, service arrangements and internet equipment should be inventoried rather than assumed to pass with the house.

Villa Kanso has a different public footprint. An Airbnb advertisement describes a one-bedroom private home in Buduk with a pool, kitchen and parking, and independent accommodation aggregators display it as a bookable villa in Dalung. The listing includes a business-registration number, but the presence of that number is not proof that every permit needed for a particular investment strategy has been checked. The published description supports the existence of a hospitality offering. It cannot by itself establish whether the property was occupied, what revenue it earned, how much the owner retained or whether current permissions would transfer or need to be renewed upon a change of operator.

The distinction between asking rent and realised income is especially important here. Balivestor once published monthly rental estimates and double-digit return illustrations for Rice Field Villas. The separate Place9 rental listing carried an asking rent of IDR 120 million a month in 2025, but an advertised rate is only an offer. It says nothing definitive about booked months, negotiated discounts, agent fees, staffing, repairs, utilities, platform charges or local taxes. Kanso would need an entirely different revenue model because its size and guest profile differ. For an investment acquisition, meaningful evidence would be owner statements, rental agreements, booking or payment records and a matching trail of operating expenses, ideally over more than one season.

Nor is there a current project-wide sale price. Balivestor’s earlier pages marked both houses sold out. One version advertised entry prices from USD 170,000; another called USD 250,000 the unit cost; the individual page also displayed a USD 240,000 marketing comparison. These figures belong to the developer’s historic sales material. No current, sufficiently identifiable resale offer for either of these two homes was established during this review. A buyer looking in 2026 cannot use a launch figure to infer today’s asking price, let alone market value. An actual offer would have to specify which villa, exactly which rights remain, what is included and which party is entitled to receive the funds.

Balivestor’s original description gives the ownership structure as a 25-year lease. The phrase needs careful handling. A lease term in promotional material does not tell the reader when the clock began, who signed, whether the interest is assignable, whether there is a registered document or what term remains when the house changes hands. Renewal should not be assumed. Indonesia also distinguishes contractual land leases from registered land rights such as Hak Milik, Hak Pakai and Hak Guna Bangunan. A foreign individual cannot simply take Hak Milik title to an ordinary land parcel. Hak Pakai may be relevant to qualifying foreign housing arrangements, but the available Rice Field Villas sources do not establish that any particular buyer would receive it. The signed documents, not the marketing label, must determine the legal description.

There is similarly no reason to equate the developer’s brand with the seller’s legal identity. Balivestor openly describes its development, land acquisition, design and construction activities. Third-party company directories identify entities carrying the Balivestor name, but none of the public material reviewed establishes which entity, if any, is the land-right holder or contracting party for Villa Place9 or Villa Kanso. Resales often involve an existing leaseholder or an individual owner rather than the original developer. The payment route must therefore be traced to the actual right being transferred. An attractive portfolio and a known operating name are useful commercial context, not a substitute for checking the party named in the contract.

Indonesian building administration also separates permission to build from suitability for use. PBG concerns building approval; SLF is the certificate of building fitness for use. Neither project-specific document was available to examine in the sources reviewed. Their absence from public advertising should not be reported as proof that they do not exist. For a holiday-rental plan, the business licence, the recorded building use, planning compatibility and the operator’s responsibility matter as well. The Villa Kanso accommodation listing is a starting point for verifying these matters, not the final answer. This is one reason a completed and marketed villa can still require meaningful pre-purchase legal and operating checks.

The two-house format carries practical cost implications. Separate pools, landscaping, climate control, pumps, outdoor surfaces and cleaning all require attention. A large villa may command higher headline rent but also incur greater staffing, utilities and replacement costs; a small one may be easier to occupy yet have fewer guests over whom to spread its fixed maintenance expense. No transferable project-wide management contract or historical property-level operating statement has been verified. Rather than use a generic Bali-villa expense ratio, a purchaser can learn much more from the actual invoices for each house, the equipment inventory, service agreements and records of repairs since the September 2024 completion date.

The sensible next decision is not “which of the two is the better investment?” without knowing whether either is actually offered for sale. The useful first distinction is what kind of home you need and what evidence the seller can provide. Place9 is the more spacious residence; Kanso is the smaller private retreat. Both are traceable as built Balivestor houses, but their exact parcels, present ownership interests and current marketability remain unconfirmed. A site inspection, parcel-specific lease review, permit check and a real seller’s offer would turn this from a historical project profile into a decision about a particular purchase. Until then, it is best understood as a completed development with identifiable homes and a still-unverified resale proposition.

Balivestor’s original offer describes a 25-year contractual land lease. The executed contract, commencement date, remaining resale term and renewal rights have not been verified.

Location

  • Tuka, within Dalung village and Kuta Utara district of Badung, is the strongest location lead. Villa Kanso rental directories publish Jl. Raya Tuka No. 3B, although the complete development parcel has not been independently fixed.
  • Balivestor also uses Babakan and Buduk for the development on different pages. Those names do not identify the same administrative village, so a title or lease plan is needed to settle the address.
  • The project is marketed under greater Canggu. Neither beachfront access nor a particular journey time to central Canggu should be assumed without an on-site route check.
