Why this project is worth a look
A city base
The location makes sense for people whose work and social lives run through Silom and Sathorn. Lumphini Park is nearby, although only individual apartments can be assessed for a meaningful park view.
Inspect before buying
Because the development has been occupied since 2018, buyers can test the lifts, circulation areas and management rather than imagine them from a brochure. That is a practical advantage of resale, not a guarantee of condition.
More than small flats
The original scheme includes substantial two-bedroom layouts and duplex configurations alongside one-bedroom homes. Larger penthouses exist, but their availability and registered measurements are unit-specific.
Amenities worth using
Elevated leisure and meeting facilities provide options beyond the private apartment. Their operating rules, maintenance and real-life usability deserve as much attention as the rooftop setting.
Connected without a car
The surrounding district offers access to MRT and BTS routes, giving residents alternatives to road traffic. Walk the intended station route before relying on a brochure's distance claim.
About the project
Buying at Saladaeng One means buying into an established Bangkok condominium, not funding a future building. SC Asset Corporation developed it in the Sala Daeng area of Si Lom, with completion and initial transfers recorded in 2018. The developer's reporting lists 187 units for the project. What a buyer sees today is therefore mostly a resale market: one owner may offer an unfurnished apartment, another a fully fitted home, and a third a property already occupied by a tenant. There is no single developer price list or standard handover specification that can safely be applied to every current offer.
The address does much of the work here. Sala Daeng 1 sits off the Rama IV corridor between the working districts of Silom and Sathorn, with Lumphini Park nearby. This is a home for someone who wants a real city routine: office meetings, restaurants, health services and rail connections within an established neighbourhood. It is not a secluded garden community. Traffic can be intense around the main roads, and a relatively discreet entrance on a side street does not prove that a particular bedroom will be quiet. Sound depends on the apartment's orientation, windows and floor.

A park-facing apartment and an apartment advertised simply as being near the park are two different purchases. The tower is positioned to capture views towards Lumphini from some residences, yet the precise outlook changes with aspect and elevation. A living room may see green tree canopy while a bedroom looks onto surrounding buildings. Large glazing also makes direct sunlight and indoor temperature more consequential than they appear in a listing gallery. For an owner-occupier, try the apartment with the blinds open, at the hour when it will normally be used. For an investor, document the actual view rather than pricing a generic promise of park frontage.
The one-bedroom homes described in the original project material measure roughly 50–57 square metres. That gives genuine room to separate sleeping space from a living area, making them relevant to single professionals and couples rather than only short-stay renters. Yet dimensions alone do not settle whether a unit works well. The location of the kitchen, the amount of continuous wall space, where the air-conditioning blows and the route from the entrance to the bedroom all affect comfort. A furnished resale apartment may look complete in photographs while still requiring substantial appliance replacement or maintenance.
Families and home-based workers may find the two-bedroom plans more useful. The early design schedule placed them around 106–122 square metres, a materially different proposition from squeezing a second sleeping area into a small layout. Saladaeng One also included two-bedroom duplex apartments. They deserve to be assessed separately from conventional single-level homes even when their quoted floor areas overlap: stair position, upper-level headroom and the separation of living and sleeping spaces alter the experience. Some buyers enjoy the division; others will find everyday stair use inconvenient. The registered plan matters more than the room-type label in an advertisement.
The upper end of the scheme is much less standardised. Early published configurations include three-bedroom residences around 216 square metres and four-bedroom penthouses described as reaching approximately 420 square metres. Current resale listings can use different area figures, sometimes because a particular apartment has a distinct plan or because agents classify a larger residence differently. Treat the early ranges as a guide to the building's design rather than a substitute for the title deed. There was also a low-rise pool-villa element within the original development. It belongs to the same named project; it has not been verified as a separately marketed residential phase that warrants a second project identity.
Shared facilities are arranged across several levels rather than confined to a ground-floor clubhouse. Project profiles identify a garden on level 16, a pool and fitness facilities on level 30, and library, lounge or meeting spaces around level 31. The pool's elevated setting is an obvious attraction, but a regular resident may value a usable meeting room more than an occasional swim. Ask to see the actual spaces, their hours and their booking rules. Equipment and access policies may have changed since the original marketing material, and photographs taken at launch are not proof of present condition.
Parking is another part of the design worth understanding before making an offer. Historic specifications describe 192 spaces, with three basement parking levels and additional parking on lower floors. That sounds generous relative to many inner-city projects, but it does not establish an individual owner's entitlement to a particular bay. Confirm the access arrangement, any assigned space and whether tenants and guests face different restrictions. Three passenger lifts and one service lift are reported for the project. The practical question now is their maintenance, queueing and reliability, not simply the original number of elevators.
Foreign ownership has to be understood at the apartment level. Saladaeng One is marketed as a freehold condominium, but Thailand limits direct foreign freehold ownership to 49% of the combined area of units in a registered condominium. Being inside a freehold development does not mean that every apartment currently advertised is available for transfer into a foreign buyer's name. A unit may sit in Thai quota, or a listing may not state the quota at all. The condominium juristic person must provide the relevant confirmation, and the proposed transfer must satisfy the Land Department's documentary requirements. A long lease, when offered, is a different legal interest and should not be presented as equivalent title.
A concrete listing illustrates the pricing problem. FazWaz showed a one-bedroom, 57-square-metre apartment on the seventh floor asking THB 15 million at the October 2026 check. The ownership category on that particular advert did not establish foreign-quota availability; the advertisement also described a tenancy running until July 2027. A buyer needing immediate possession or foreign freehold cannot assume the headline price gives them either. Other Saladaeng One advertisements explicitly identify foreign quota and have their own prices and conditions. The starting figure is a lower observed asking price from a platform, not a verified offer or a quote from the developer.
The real cost of holding the apartment is the next filter. Project portals still show a common-area charge of THB 90 per square metre per month, together with an original sinking-fund figure of THB 900 per square metre; another property website displays a THB 100 monthly common-area figure. Neither an old launch budget nor a portal entry replaces a current management statement. Obtain the seller's latest invoices, any arrears certificate, financial statements for the building and information about extraordinary works. A landscaped tower with lifts, elevated leisure areas and substantial glazing has continuing upkeep needs. Whether those are funded and managed well becomes more important with each year of occupation.
On transport, several stations are relevant but none should be reduced to one universal walking time. MRT Si Lom and Lumphini are within the wider immediate area, and the BTS Sala Daeng station opens another set of journeys. Travel websites quote different distances, in part because the chosen entrance and pedestrian route differ. A commuter should walk the real route on an ordinary weekday, paying attention to crossings and the approach to the building. A driver should do the same experiment by car, especially at the main-road junction. Proximity to a railway on a map is useful; the last few minutes of an actual daily journey are what determine whether it feels easy.
There is a genuine rental market for the building, visible through current sale and rental advertisements, but advertisements are not a record of achieved income. A furnished park-facing unit may command a different asking rent from an unfurnished apartment with an ordinary city outlook. Void periods, agency fees, maintenance, taxes and replacements can substantially change the money the owner keeps. Rather than using a portal's generic yield estimate, compare evidence for the precise unit type and condition. If an apartment is already rented, the tenancy agreement, deposit and payment history should be reviewed before making commitments about either future cash flow or vacant possession.
Completion in 2018 is an advantage in one specific sense: buyers can inspect a functioning building rather than rely entirely on drawings. Look closely at lift lobbies, service areas, pool operation, water damage, windows and the quality of previous renovations. Ask the juristic office about house rules, pets, longer-term renovation schedules and whether any common-area work has been approved but not yet charged. At least one major listing portal currently describes the building as not allowing pets. Anyone planning to live with an animal should verify the written rule before spending money on legal searches or a reservation deposit.
The strongest fit is an owner who wants central Bangkok as a permanent base and is comfortable paying for professional building management and a city setting. Buyers seeking a private garden, detached-house autonomy, bargain running costs or a promise of effortless rental yield may find the trade-off unattractive. The exit matters as much as the entry: future buyers will judge the floor, outlook, title status, maintenance history and price of the specific apartment, not just the name above the entrance. Saladaeng One offers an established building and a distinctive address; it does not remove the need to inspect the particular property or read the contract.
Ownership format
Foreign freehold ownership of a registered condominium unit is possible within the 49% cap on total unit area. If the foreign quota is unavailable, a proposed leasehold interest is not the same as outright title. Eligibility and the precise tenure must be checked for the selected apartment.
Home types & sizes
An established one-bedroom size suited to an individual or couple seeking a distinct living area. An attractive asking price may accompany an existing tenancy or an unspecified ownership quota.
Offers scope for a separate study or guest room without making every room multi-purpose. The registered plan will show whether circulation and storage work for the household.
A different spatial arrangement rather than simply a larger two-bedroom flat. Check the staircase, upper-level usability and the area stated on the title deed.
A substantial layout originally published at around 216 sqm. Resale advertisements may describe larger individual residences, so the exact registered dimensions should govern any purchase.
A specialist resale proposition that should not be priced or assessed like a standard flat. The advertised floor area and usable configuration have to match the individual legal record.
Ranges come from the original building descriptions and are not a list of available inventory on 10 October 2026. Resale layouts, title-deed areas, tenancy status and foreign-quota eligibility are specific to the unit. The low-rise villa component is not treated as another standard apartment type. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

- SC Asset's 2018–2019 annual reports describe a 32-floor main tower and a two-floor secondary structure, while FazWaz and contemporary building reviews call it a 33-floor tower. The main floor count follows the developer's report; the numbering difference remains unresolved.
- FazWaz displays a THB 90/sqm monthly common-area charge, whereas CondoDee shows THB 100/sqm. The actual 2026 rate and reserve-fund position have not been checked against current juristic-person statements.
- The THB 15M, 57 sqm advert does not establish eligibility for foreign freehold and describes a tenancy through July 2027. Neither the foreign-quota status nor the vacant-possession terms of that unit are confirmed.
