Why this project is worth a look
Central, not roadside
The building sits in Lumphini within the Langsuan–Ton Son pocket, close to Lumphini Park and the wider Sindhorn Village environment. Chit Lom BTS is listed at roughly 760 metres. It is not a station-above-the-lobby proposition, but it also avoids sitting directly on one of Bangkok’s largest traffic corridors. For buyers who specifically want central Bangkok, the practical trade-off is connectivity versus a calmer residential setting.
Tenure drives value
Sindhorn Residence is leasehold, so the contract matters more than a headline view or a low asking price. A beautiful residence overlooking greenery can still be economically very different from a nearby perpetual-freehold condominium. The remaining term, transfer mechanics and renewal wording need to be understood before the price can be compared sensibly with other central Bangkok options.
Substantial building systems
The original specification goes beyond a standard amenities list: triple-layer insulated glazing, heavier party walls, backup power, two-day water reserve, concealed air-conditioning and provision for up to 342 covered parking spaces. None of that proves the building is perfectly maintained today, but it gives a buyer a meaningful inspection checklist. In a completed project, operating condition is more useful than marketing intent.
Broad residence mix
Two buildings and a wide floor-plan range make this a less standardised product than many newer towers. Studios, one-, two- and three-bedroom layouts, duplexes and penthouses appear in the original material, while resale listings introduce additional size variations. The useful way to search is by building, floor, outlook, size, condition and legal term rather than by project name alone.
A resale decision
What you buy is the actual home, not a developer promise. That is a strength, but it also means every listing can carry its own refurbishment history, furniture, tenancy status, seller terms and lease position. Buyers who are willing to compare documents and inspect several units can use that variation to their advantage; buyers who want a simple standard new-build package may find the process unnecessarily complex.
About the project
Sindhorn Residence is a completed Siam Sindhorn residential development in central Bangkok, set inside the wider Sindhorn Village estate between Langsuan, Soi Ton Son and Lumphini Park. It is not a new launch and there is no meaningful off-plan story left to buy into; today the project is primarily a resale market. The development has two residential buildings of different heights, with the main tower rising to about 35 floors and the lower building to about 10 floors, and the established project count is around 200 residences. That changes the way a buyer should assess it. You can inspect the actual home, view, common areas and building operations rather than relying on renders, but you also need to compare individual resales rather than assume that two units with similar floor area are interchangeable. Floor, aspect, refurbishment, furnishings and lease terms can all have a material effect on value.
The defining issue is the tenure, not the lobby or the specification. Sindhorn Residence is a leasehold project. The developer’s archived legal notice states that the site, title deed No. 710 in Lumphini, was leased from the Crown Property Bureau for 30 years and that ownership of the building remains with the project owner during that land-lease term. Contemporary launch coverage also described the residences as being sold on 30-year leases. That is a very different purchase from acquiring perpetual condominium freehold within Thailand’s foreign quota. Some resale portals now attach labels such as “Foreign Quota” to individual listings, but a marketplace tag is not evidence that a buyer will receive perpetual freehold. The registered contract for the specific residence needs to show the commencement date, remaining term, assignment rights, succession provisions, termination mechanics and any renewal wording.

The physical building has more to discuss than a generic luxury label. The original specification includes triple-layer insulated glazing with Low-E coating, nominal 200 mm double-layer party walls between residences, clear ceiling heights of up to 3 metres in the principal living spaces, concealed VRV air-conditioning for one-bedroom homes and larger layouts, backup power for essential common systems and elevators, and a two-day reserve water supply. These are concrete systems rather than investment claims. Because the project is complete, a buyer can test the practical outcome: acoustic privacy, cooling performance, maintenance standards, lift operation, water pressure and the condition of wet areas. An older premium building can age very well when management and capital maintenance are strong, but the only useful evidence is the condition you can inspect now.
The amenity plan is oriented toward day-to-day residential use. The ninth and tenth floors hold the main leisure zone, including a 25-metre salt-chlorinated pool, a covered children’s pool, fitness facilities, changing rooms, sauna, steam rooms and multipurpose rooms. At ground level, the original master plan provides double-height residential lobbies, reception desks, mail rooms, a residents’ lounge and landscaped areas. The specification also allows for up to 342 covered parking spaces. Against a 200-unit project count, that is a notable parking provision for inner Bangkok and may matter more to a long-term resident than a long list of novelty amenities. It is still worth checking what is fully operational today and whether any facility rules or charges differ by building.
The residence mix is unusually broad. Original project material identifies studios, one-, two- and three-bedroom homes, duplexes and penthouses. The official floor plans confirm a 35 sq.m studio, one-bedroom layouts from 68 to 76 sq.m and two-bedroom layouts from 112 to 147 sq.m. Third-party project databases show three-bedroom, duplex and penthouse formats beyond those ranges, while current resale stock also includes larger or differently configured homes. That means the old brochure should be treated as a design reference rather than a complete catalogue of what can be bought in 2026. A sensible search starts with building, floor, outlook and the amount of space you actually need, then compares individual resales on condition and legal term rather than forcing every home into a single standard type.
Location is a genuine strength, but it does not need exaggerated language. The developer’s own map places the project at 13.738799, 100.544313 in Lumphini, Pathum Wan, while current listings commonly use 54 Soi Ton Son as the street address. It sits in the Langsuan–Ton Son part of central Bangkok, with the wider Sindhorn Village environment and Lumphini Park close by. Chit Lom BTS is listed at roughly 760 metres and Ratchadamri BTS at about 1.1 kilometres. This is therefore not a station-connected condominium. A buyer who expects to step directly into rail transit should walk the route in real conditions, including heat and rain. The trade-off is a quieter, greener inner-city setting than many towers built directly on major roads.
As of 2 October 2026, Sindhorn Residence has an active resale market. Current asking prices start at roughly THB 15.2 million and extend to around THB 110 million, with homes of very different sizes, floors and condition offered at the same time. The lowest ask is only a search anchor. It does not tell you about view, renovation, furnishing package, occupancy or the economic value of the remaining lease term. With this project, the due-diligence sequence matters: establish exactly what legal right is being transferred and for how long; inspect and compare the residence against other units in the same building and size bracket; then model running costs, rental use and exit value. The tenure is not a footnote to the investment case here — it is one of the variables that defines it.
Ownership format
The project is traded on a leasehold basis rather than as perpetual condominium freehold. The project archive states that the underlying land was leased from the Crown Property Bureau for 30 years; for any resale unit, the registered lease should be reviewed to confirm the remaining term and any renewal rights.
Unit types & sizes
Official plan A-1A is a compact 35 sq.m studio with a combined sleeping/living zone, separate bathroom and linear kitchen. Studios appear less frequently in the current resale market than separate-bedroom homes, so availability should be checked against live stock.
The official plans confirm several one-bedroom layouts: A-1B at 68 sq.m, A-1C at 73 sq.m and B-1A at 76 sq.m. These are full-size city apartments rather than micro-units, but balcony, wardrobe, utility and kitchen arrangements vary by plan and building.
Official material ranges from the more compact A-2C at 112 sq.m through A-2D at 116 sq.m, A-2E at 146 sq.m and B-2A at 147 sq.m. The difference is not only area: living-room geometry, balconies, utility spaces and secondary bathrooms change materially between layouts.
The official site has a dedicated three-bedroom range in both buildings, while PropertyHub gives 145–242 sq.m as the project range. One accessible official Building B plan, B-3B, is 242 sq.m. Resale stock includes varied configurations, so the range is a guide rather than a complete list of layouts.
Duplex residences form part of the original project mix, and PropertyHub lists a 103–174 sq.m range. They are best compared separately from single-level homes because the stair, distribution of usable area and spatial volume can matter more than headline floor area.
The official site treats penthouses as a separate category, while PropertyHub lists 297 sq.m in the original matrix. Current resale stock also includes larger homes around 347 sq.m, which may reflect a different configuration or combined space. The exact floor plan should therefore be checked for the specific penthouse.
The sizes above combine original project plans with current secondary-market databases. Studio, one-bedroom and two-bedroom ranges are supported by official plans. Some of the three-bedroom, duplex and penthouse ranges rely on PropertyHub because not every archived official plan loads consistently. Current resale stock also contains sizes outside the original matrix. Do not assume that the area, layout or price of one listing represents every residence in the same bedroom category. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Best for: Buyers who want a completed central Bangkok residence and prefer to judge the actual building, view, condition and management rather than buy from renders.; People looking for larger floor areas; even the original one-bedroom layouts are substantially bigger than many newer mass-market Bangkok units.; Buyers who value the Langsuan–Ton Son setting, greenery and a more residential inner-city environment more than being directly attached to a rail station.; Buyers who understand the difference between perpetual ownership and leasehold and are prepared to review the specific contract, remaining term and transfer mechanics.; may not suit: Not a natural fit for a buyer who requires perpetual condominium ownership; the project is fundamentally leasehold.; Poor fit for anyone trying to decide on price per square metre alone without checking the remaining contractual term and unit-specific legal position.; May not suit buyers who prioritise direct rail access above the residential setting; the nearest BTS station requires a walk..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Completion dates conflict across sources: the archived developer material originally targeted Q4 2016, PropertyHub states 2017, while FazWaz and DDproperty use July 2018. July 2018 is used in the main fields because it is the most consistent completion date across major current portals.
- Sources describe the project as a 30-year leasehold, while some publications also refer to a further 30-year renewal. The renewal wording, remaining term and transferability need to be confirmed from the registered contract for the specific residence.
- Some current marketplace listings carry a “Foreign Quota” label even though the project and archived documentation describe a leasehold structure. That portal label has not been treated as evidence of perpetual foreign freehold.
