Why this project is worth a look
Low-density high-rise
A 32-storey tower with only 175 residences and no more than eight units per floor is an unusual density profile for central Bangkok. The appeal is measurable rather than abstract: extensive high-rise facilities are shared across a relatively small ownership base, and the finished building can now be tested for actual privacy.
Amenities in the sky
The main pool and gym sit on floor 30, the onsen and wellness studios on floor 31, the sky lounge on floor 32, with additional rooftop space above. That creates distinct daily-use zones, while also making post-handover management standards a central part of the ownership experience.
Hospital next door
BNH Hospital is directly opposite the project, while BNH, BeDee by BDMS and the Health Butler service are integrated into the published resident-service concept. The proximity is permanent; individual benefits and service charges should still be checked against the current programme.
Inspect before buying
Ownership transfers began in May 2026 and Proud described the project as ready to move in by June. Buyers can therefore assess the real building — unit finish, views, noise, lifts, common areas and automated parking — instead of relying mainly on renders and promises.
A two-layer market
Developer-held stock now sits alongside private and agent listings, with a wide spread in asking prices. That can create choice, but the buyer must identify the seller, transfer status and foreign-quota eligibility of the exact unit before treating two offers as genuinely comparable.
About the project
ROMM Convent has moved beyond the usual off-plan conversation. It is a single 32-storey residential tower on Convent Road in Bang Rak, positioned between the Silom and Sathon business districts. Proud Real Estate’s current fact sheet lists 175 residences, with no more than eight units per floor, while the main residential stack runs from floors 3 to 27 and the upper levels are shared by larger residences and amenity floors. That matters because this is not a central-Bangkok tower built around hundreds of micro-units. A buyer considering the building as a home gets a lower-density high-rise proposition, although the real sense of privacy should now be judged from the finished building and actual occupancy rather than from the original sales story.
The apartment range is unusually broad. It starts with one-bedroom homes around 34.5 sqm, then moves through 48–51 sqm and 60 sqm one-bedroom formats into two-bedroom homes around 85–117 sqm, larger two-bedroom variants and Sky Villa layouts, three-bedroom homes around 147–192 sqm, duplexes, a 182 sqm Junior Penthouse and penthouses above 400 sqm. In practical terms, ROMM Convent serves very different households inside the same address: a single professional can enter through a compact one-bedroom, while a family can look at floor areas more commonly associated with a house. This is why a project-wide headline price is not very informative. The right comparison has to start with a specific unit type, floor, view and seller.

The common areas are distributed vertically rather than concentrated in a single podium lounge. The ground floor combines the lobby, co-working space, FitLab Café and a sensory garden. Floor 2 adds a wellness lounge, consultation room and a teens club with study, music and meeting spaces. The major leisure floors sit much higher: floor 30 has the main pool, hydrotherapy pond, children’s pool and gym; floor 31 adds the family onsen, treatment rooms, yoga and Pilates studio, meditation pod and recreation areas; floor 32 contains a sky lounge and family-oriented space, while the rooftop has a barbecue yard, skyline seating and a multi-purpose lawn. Proud says the amenity area exceeds 2,000 sqm. For an owner, the useful point is not the number of facility names but the fact that several prime floors are dedicated to common use — which makes long-term management quality and operating discipline especially relevant.
The project’s wellness positioning also has a tangible location component. BNH Hospital sits directly across Convent Road, and Proud has built resident services around BNH Hospital, BeDee by BDMS and a Health Butler concept. The project has also received Fitwel certification in the multifamily residential category. None of that should be read as a guarantee of health outcomes. What a buyer can verify is more concrete: the hospital is opposite the building, there are dedicated wellness spaces inside the condominium, and the developer has published specific service partnerships and resident privileges. Before purchase, it is still worth checking which benefits form part of the ongoing juristic-person service, which are partner programmes, what is charged separately and whether any privileges have time limits.
The most useful evidence on completion is the ownership-transfer record rather than the construction dashboard. Proud Real Estate stated on 14 August 2026 that transfers at ROMM Convent had commenced in May and were already contributing to company revenue. On 18 June it had publicly presented the project as ready to move in. For a buyer today, that changes the due-diligence process: the building can be inspected as a finished asset, including the common areas, access, automated parking operation, lift experience, noise, views and workmanship in the actual selected unit. One official project widget still showed 92% overall progress on 8 July, so the developer’s online construction percentage clearly lagged the transfer stage. The discrepancy is recorded separately rather than averaged away.
Pricing is now split between different seller channels. Fresh public listings on 28 August included a small one-bedroom asking about THB 8.45M, and the major portals carry a wide set of units at very different prices. By contrast, Proud’s 18 June release said that only ten developer-held exclusive units remained and that those units started at THB 21.9M. The starting figure used here is therefore a live-market lower anchor, not a promise of developer inventory at that price. A buyer needs to identify the seller before comparing deals: developer stock, an original purchaser selling or assigning rights, and a transferred resale can each come with a different payment position, furnishing package, documentation trail and transfer timetable.
For a foreign buyer, the legal question is more precise than whether the project is simply advertised as freehold. Thailand allows qualifying foreigners to own condominium units directly, but aggregate foreign ownership in the building is capped at 49% of the total unit area. A specific unit therefore needs an available foreign-quota position at the time of transfer, supported by the condominium juristic person’s documentation and the required banking evidence for the funds. ROMM Convent is a freehold condominium and ownership transfers are already taking place, but that does not make every remaining unit automatically registrable to a foreign buyer. The quota and transfer route should be checked for the chosen unit before a material reservation payment is made.
Convent Road is valuable because it works as an everyday connector rather than an isolated luxury enclave. The road links the Silom and Sathon sides of the CBD; BNH Hospital is opposite the project, St. Joseph Convent School is on the same corridor, and public property records place Sala Daeng BTS roughly 560–580 metres away. Silom Road is within walking distance, while Lumphini Park, Dusit Central Park, Park Silom, Silom Complex and major office clusters sit in the broader neighbourhood. The caveat is equally practical: this is not a station-integrated building. A half-kilometre walk in Bangkok heat or heavy rain is different from a two-minute covered connection, so anyone expecting to use rail every day should walk the route at the times they would normally commute.
Parking is another area where the specification is meaningful rather than decorative. Proud lists 198 automated parking spaces, described as 113% of the residential count. That is a strong headline ratio for a central tower, but an automated system should be tested operationally: retrieval time, guest access, any spaces or entitlements attached to larger units, and maintenance procedures all matter. For a household with two cars, or for a penthouse buyer expecting dedicated spaces, the contractual parking entitlement of the selected residence is more important than the project-wide percentage alone.
Taken together, ROMM Convent is compelling because several measurable features line up: a completed central address, only 175 homes in a 32-storey building, very large upper-tier residences, a substantial multi-floor amenity programme and a location that genuinely integrates with Silom–Sathon daily life. The final-sales stage, however, creates a more fragmented market. The original product range is broader than today’s developer inventory, private and agent listings sit beside direct stock, and asking prices can differ by millions of baht. The sensible way to evaluate the building now is to define the buyer’s real requirements first — bedrooms, foreign freehold availability, floor and view, move-in timing, parking needs and seller type — and only then compare actual units. That produces a much clearer decision than treating ROMM Convent as a single price point or a generic luxury-condo label.

Ownership format
The project is sold as a freehold condominium. A qualifying foreign buyer may register the selected unit in their own name provided aggregate foreign ownership in the building remains within 49% of the total unit area. The available foreign quota for the specific unit must be confirmed before reservation and funds transfer.
Unit types & sizes
The smallest format in the project and the natural entry point for a single resident or couple. Small one-bedrooms currently define the lower end of the public asking-price range, but seller and title status vary by listing.
A materially larger one-bedroom than the entry layout, giving a couple more room for storage and a proper living area without immediately moving into two-bedroom pricing.
A large one-bedroom for buyers who value distinct living zones and more usable space. Units around 60 sqm appear regularly in current listings, making floor, orientation and view as important as the headline price.
The core family range, with enough space for a child, a home office or a genuine guest room. The spread from roughly 85 to 117 sqm is large enough that two nominally similar two-bedroom homes can feel very different.
An enlarged two-bedroom format. Proud’s current public pages show slightly different area figures under this label, so the exact size should be taken from the selected unit’s documents rather than a generic project card.
A separately branded large two-bedroom layout. At 128 sqm it competes more with substantial family homes than with conventional city two-beds, so the exact plan and outlook become central to the choice.
A larger two-bedroom family of layouts. The range itself is wide, so Sky Villa should not be treated as one uniform apartment type; individual stacks and floor plans matter.
A full-scale family residence for long-term owner occupation. The floor areas are large enough to separate private and shared zones without the usual compromises of a compact city condominium.
A layout-led option for buyers who value vertical separation rather than the maximum amount of space on one level. The stair, ceiling heights and usable-area distribution should be inspected in the exact unit.
A large upper-tier residence sitting between the standard three-bedroom range and the flagship penthouses. Current listings treat these as individual scarce units rather than broad remaining inventory.
The flagship scale of the project. Proud separately describes duplex sky penthouses of roughly 418.61–467.86 sqm with four bedrooms; at this level, parking rights, fit-out and unit-specific handover terms matter alongside price and size.
This is the project’s full product range, not a statement of current availability. By June 2026 only ten direct-sale units remained, while the public market already included private sales and assignment-style offers. Published material shows both 118 and 120 sqm for the enlarged two-bedroom format, so no generic area is fixed without the selected unit’s documents.
