About the project

One River Rama 3 is a 33-storey riverfront condominium under construction in Bang Khlo, Bang Kho Laem, on the southern side of central Bangkok. It is a single-tower scheme with 192 residences rather than a multi-building mass-market compound. That matters because the apartment sizes are also unusually generous for a new Bangkok condominium: the published standard range starts at 71.5 sqm. The project is a joint venture between Singha Estate and One Real Estate, operated through S One River Co., Ltd. By September 2026, it should no longer be treated as a normal launch-stage primary sale. Singha Estate announced in August that the project had sold out, so the opportunities still visible online are mainly secondary sales or contract assignments.

The location story is more specific than a generic 'river view' pitch. The site sits on Rama III Road beside the Chao Phraya and next to a large public park of about 29 rai. The developer has oriented the building around the river and park outlook, and independent project coverage describes a single-corridor layout designed to open residences toward that side. A buyer should still treat the view as unit-specific rather than guaranteed forever. Floor, stack, orientation and future development around the site can materially change what a residence sees, so the actual line of sight should be checked against the chosen unit plan and current surroundings.

Construction is advanced but the building was not fully complete at the latest official update. The project website reported approximately 70% overall progress in August 2026, with the structural works at 99%, building systems around 62% and architectural works around 54%. Singha Estate said phased handovers of some units could begin in late 2026. Koranit, the main contractor for structural and architectural works, lists 25 February 2027 as the completion date for its contract. Those dates can coexist: selected units may be handed over before every package of site work is closed. For an assignment buyer, the relevant date is the handover schedule written into the original purchase agreement, together with any outstanding instalments that transfer with the contract.

The standard unit mix is one of the project's clearest differentiators. One-bedroom layouts are published at 71.5, 80 and 81 sqm, while the standard two-bedroom plan is 113 sqm. Residential ceiling height is stated at 3.4 metres. These are not compact investor studios; they are closer to full-time homes with enough space for larger living rooms, dining areas and storage. That makes the project more naturally suited to owner-occupiers, couples or small families who want a riverfront address without giving up interior volume. Larger combined units have appeared on the secondary market, but they should not be assumed to be part of the original standard matrix unless the combination, approved plan and transfer conditions are documented.

The amenity programme is distributed vertically. The first floor contains arrival and practical functions such as mailboxes, smart lockers and a parcel room. The main leisure floor is level 32, where the project places the Skyswim pool, Gymspired fitness space and a separate area branded Soulistic. Level 33 adds the Sunshine Lounge, Moonlit Bar and Starlight Garden. The practical point is that much of the shared lifestyle space is positioned at the top of the building, where the setting can take advantage of the river and skyline. The unresolved part is cost: I did not find a verified current common-area fee or sinking-fund schedule in the public material, so ongoing ownership expenses should not be modelled from assumptions.

Parking is comparatively generous on paper. The official project site states 221 parking spaces for 192 residences, and project coverage describes this as roughly 115% of the unit count. That does not automatically mean every apartment has a deeded or permanently assigned bay; allocation rules and guest parking depend on the condominium regulations and purchase documents. Still, the capacity is relevant on Rama III, where driving remains part of the normal residential pattern. The project also promotes quick road access to the Rama III and Sathu Pradit expressway entrances, linking the location to Sathorn, Silom and other central districts without relying entirely on rail transit.

The street address is 998 Rama III Road, Bang Khlo, Bang Kho Laem, Bangkok 10120. The project's own location information places HomePro Rama 3 about 450 metres away, Central Rama 3 roughly 3.7 km away and Terminal 21 Rama 3 about 4.3 km away. Shrewsbury International School is listed at around 4.4 km and King's College International School at about 4.9 km. This is not a station-led inner-city neighbourhood where most trips start on foot or by BTS/MRT. The stronger use case is a household comfortable with cars and expressways, particularly people working around Sathorn, Silom or the southern part of central Bangkok who prefer a quieter river edge at home.

Pricing needs to be read in the context of sell-out and assignment activity. At launch in February 2025, market coverage placed entry pricing at around THB 15 million, while Singha Estate later cited an average selling level of roughly THB 160,000-170,000 per sqm. By August 2026 the company said the project was fully sold. On 7 September 2026, PropertyHub showed an 81 sqm one-bedroom asking THB 15.45 million and 113 sqm two-bedroom listings at THB 26.5 million. Those numbers are not a single developer price list. An assignment price can contain several components: what has already been paid, the seller's premium or discount, remaining developer instalments and transfer-stage costs. The headline figure must therefore be reconciled against the original contract before it can be treated as the buyer's real acquisition cost.

For a foreign buyer, the ownership question is tied to the specific residence and the foreign quota available at transfer. Thai condominium law permits foreign freehold ownership only within the statutory 49% foreign ownership limit. Public material for One River Rama 3 does not provide a live quota table for current assignment listings. A listing that says 'freehold' is useful evidence of how the seller is marketing the unit, but it is not a substitute for confirming quota availability, the seller's contractual rights, the payment trail and the documents required for registration. This becomes particularly important while the project is moving from construction into phased handover.

The project therefore makes the most sense as a large-format urban home rather than a low-ticket rental product. The combination of 71.5-113 sqm standard layouts, only 192 units, substantial parking and top-floor amenities gives it a distinct residential character. The trade-offs are equally clear: construction is still being finished, direct developer inventory has effectively disappeared, current opportunities can involve assignment mechanics, and several ownership-cost details remain private to the contract rather than publicly disclosed. The right decision is less about judging the development in the abstract and more about validating the exact unit, contract position and ownership route being offered.

Ownership format

A foreign buyer can take freehold title only if the selected unit is available within the foreign ownership quota; foreign ownership in a registered condominium is capped at 49% under Thai law. Quota availability must be confirmed for the specific unit at transfer. If a unit is offered under another structure, any leasehold terms need a separate contract review.
