That scale is central to the product. This is not a tower built around hundreds of compact apartments; it is a small building with unusually large homes for a central Bangkok address, positioned close to Lumpini Park and the Ratchadamri business and lifestyle district.

The building’s history is more nuanced than a simple new-build completion date. FazWaz and DDproperty generally date completion to December 2018, while Univentures’ 2019 annual reporting describes The Private Residence Rajdamri as a completed renovation. A contemporary independent review also says Grand Unity took over an existing property, redesigned it and relaunched it under a new brand. For a buyer, the practical point is not to argue over one marketing date but to understand what was original, what was renovated and what has been maintained since. Title records, condominium-juristic documents and the physical condition of the building matter more than a single year shown on a portal.

Apartment sizes are one of the clearest differentiators. Grand Unity’s live project page lists one-bedroom homes at 70–88 sqm, two-bedroom homes at 126–163 sqm and four-bedroom homes at 281 sqm. The developer’s 2024 brochure uses narrower ranges of 70–82 sqm and 142–163 sqm for the first two categories, while retaining 281 sqm for the four-bedroom layout. Because the developer’s own materials do not fully align, a buyer should use the registered area and plan of the specific unit rather than assume that every resale listing fits one generic range. Even the smallest official format starts at around 70 sqm, which tells you this building was designed around space rather than entry-level ticket size.

Location is the other major reason the project stands out. The developer brochure places Lumpini Park about 150 metres away, Ratchadamri BTS around 500 metres away, Si Lom MRT about 850 metres away and King Chulalongkorn Memorial Hospital around 600 metres away. Sarasin Road also provides practical access toward Lang Suan, Wireless Road and Silom. That makes the address useful for someone who wants the park within a short walk while staying connected to central offices, shopping and two rail systems without living directly on a large transport interchange.

The amenity package is compact and residential rather than resort-style. Grand Unity highlights an outdoor pool, fitness facilities, a multipurpose area and a rooftop organic garden, while major project profiles also show a garden, access control, CCTV and 24-hour security. The 100% parking provision is particularly relevant in this part of Bangkok. Buyers looking for a newly built mega-development with co-working floors, multiple pools and extensive entertainment spaces may find the common areas modest; the trade-off is a much smaller resident population and larger private living space.

In a low-rise building, the exact apartment position matters as much as the headline size. A second-floor home and a higher-floor home can feel very different in terms of privacy, street noise, greenery and outlook. Resale units also vary in furnishing and renovation history, so two apartments with the same registered area may require very different post-purchase budgets. A viewing should therefore include practical checks on windows, air-conditioning, signs of water ingress, internal systems and the boundary between privately maintained items and those handled by the condominium juristic person.

Grand Unity markets the project as freehold, but foreign buyers still need to separate the project’s tenure from the legal eligibility of a particular unit. Under Thailand’s condominium rules, foreign ownership is limited to 49% of the aggregate condominium area, and the condominium juristic person must confirm the foreign quota for a transfer. Current resale advertisements often describe individual units as freehold, but that is not a substitute for quota confirmation on the unit being purchased. If the foreign quota is full at the time of transfer, the fact that the building is a freehold condominium does not by itself make that specific purchase registrable in a foreign buyer’s name.

As of 20 September 2026, active DDproperty listings start at roughly THB 15 million for a one-bedroom unit of about 82 sqm. Two-bedroom homes around 164 sqm are being advertised from roughly THB 27.9 million, while large four-bedroom units around 282 sqm are around THB 58.9 million at the lower end of current listings. Grand Unity’s main website still displays a headline starting price of THB 13.9 million, so there is a visible gap between the developer’s headline and the active resale market. The registry therefore uses THB 15 million as a current lower market anchor, not as a guaranteed transaction price.

A completed building changes the diligence process in a useful way. Buyers can inspect the actual unit, views, noise, corridors, parking, pool, gym and the general standard of maintenance before committing. At the same time, the questions shift from construction delivery to building operation: current common charges, the sinking fund, outstanding owner liabilities, renovation history, major-capex planning, house rules and the financial position of the condominium juristic person. That is particularly relevant here because the project was repositioned and renovated rather than simply launched as a conventional ground-up scheme.

There is an active rental market around the project, but a central address does not automatically produce an attractive investment return. Large units require more capital and can carry higher absolute common-area and fit-out costs, while achievable rent depends heavily on furnishing, floor, view and lease term. An investor should compare a specific unit with similarly sized stock in Ratchadamri, Lang Suan and the Lumpini Park edge rather than apply a generic Bangkok yield assumption. The project can work as an investment, but the case needs to be made unit by unit.

Large layouts also change the resale equation. The buyer pool for a THB 50–60 million family-size apartment is naturally narrower than the pool for a compact one-bedroom investment unit. That does not make the property illiquid by definition, but it puts more weight on realistic pricing, condition and the quality of the exact layout. Price per square metre is useful for screening, yet the total cheque still determines which competing properties a buyer will consider. Exit planning should therefore be based on the full purchase price and unit quality, not just the prestige of the address.

The Private Residence Rajdamri therefore suits a fairly specific buyer: someone who values generous internal space, a small resident community, a park-side central location and the ability to inspect a finished asset. It is less compelling for a buyer whose priority is the lowest possible entry price or the broadest new-development amenity package. The building’s appeal is straightforward rather than speculative — low-rise scale, large layouts and a central address — but the purchase decision still depends on the chosen unit’s title, foreign-quota eligibility, condition and price.
