That means the decision can be based on an actual inspection of access, common areas, lifts, parking, noise and the unit itself. The remaining questions are about title, seller, price and ongoing costs rather than whether the building will be delivered as drawn.

Small project, shared clubhouse

The residential block has only 180 units, which gives the project a more compact feel than many mass-market Bangkok developments. The trade-off is that the separate clubhouse is reported to serve both Phase 1 and the adjacent Phase 2. Buyers who value quieter common areas should judge actual usage, not assume that 180 apartments are the only users of the pool and gym.

Low ticket, tight space

Most layouts fall between about 23 and 26.5 sqm, with one larger 34.5 sqm option. That helps keep the absolute purchase price down, but it also makes layout efficiency crucial. A unit can feel materially better or worse despite a small difference in area, so storage, kitchen separation, bedroom width and balcony placement deserve more attention than the brochure category name.

Car-oriented west Bangkok

This is not a station-front condominium. Bang Khae MRT is roughly 4.8 km away and Bang Wa about 7 km away, while Kanlapaphruek Road makes road travel toward Bang Khae, Bang Bon, Rama 2 and inner Bangkok more straightforward. The location works best when the buyer is comfortable with a car, taxi, motorcycle taxi or the project shuttle.

Two price signals coexist

SENA’s live catalogue shows a THB 1.19M starting reference, while the project detail page still carries THB 1.24M under an expired promotion. Rather than average those numbers, we treat them as evidence that the commercial page has not been fully synchronised. A current quotation should identify the exact unit, floor, area, included furniture, transfer charges and ownership status.

About the project

SENA Kith Sathorn - Kallaprapruek Phase 1 is a completed eight-storey condominium by SENA Development on Bangkok’s western side. The building contains 180 homes and the confirmed unit range is compact, from roughly 23 to 34.5 square metres. The first thing a buyer should understand is the geography. Despite “Sathorn” in the name, this is not a central Sathorn address and it is not a rail-adjacent city-centre condo. SENA’s official address places the project on Kanlapaphruek Road in Bang Khae. That makes it more relevant to buyers who live, work or drive across west and south-west Bangkok than to someone trying to replicate a downtown, walk-to-BTS lifestyle at a lower price.

The project is already built and SENA currently marks progress at 100%, and independent project records place completion in 2024. That changes the nature of the buying decision. Instead of underwriting a future construction promise, a buyer can inspect the actual access road, common areas, lift operation, parking, building condition, noise and the selected unit itself. The remaining uncertainty is commercial rather than construction-related. SENA still lists the development as ready to move, but large property portals show far more rental activity than resale inventory. In practical terms, the unit on offer could be remaining developer stock, a resale, or a unit carrying a different package from the headline promotion. The seller and the exact commercial terms need to be identified before the price means much.

The residential building is modest in scale. There is one eight-storey block, two passenger lifts and residential floors from Level 2 upward, with the ground floor used for the lobby, parking and services. ThinkOfLiving reports up to 25 units on a residential floor and about 71 car spaces including tandem parking, equal to roughly 39% of the 180 homes. That is a useful provision for a lower-priced project, but it is not one parking space per unit. Buyers who expect to drive every day should ask how parking rights work in practice and visit at a busy evening period. For non-drivers, the opposite issue applies: rail is available in the broader area, but it is not at the doorstep.

The unit mix is designed around small households rather than families needing multiple full bedrooms. The confirmed formats are around 23–23.5 sqm, two variants around 26–26.5 sqm, and a 34.5 sqm layout. The largest unit deserves a closer look because sources describe it differently: public project descriptions label it inconsistently as either a one-bedroom-plus or a two-bedroom unit. The useful question is not which marketing label wins. It is whether the extra room is genuinely enclosed, naturally lit and usable as a bedroom, or whether it is better treated as a study, dressing room or flexible space. In a compact condominium, a few square metres and a better circulation plan can matter more to day-to-day comfort than the nominal room count.

Amenities are concentrated in a separate three-storey clubhouse in front of the residential block. the clubhouse is shared with the neighbouring Phase 2 rather than being reserved exclusively for the 180 units in Phase 1. Its second floor contains the pool, gym and co-working space, while a landscaped garden is provided at the residential building. The project also has controlled access, CCTV, floor-controlled lifts, two charging points and a shuttle service to rail stations and nearby retail. The separate clubhouse is a sensible arrangement for keeping active amenity spaces away from apartments, but shared use also means that future occupancy in Phase 2 can affect how busy those facilities feel.

Transport is the clearest trade-off. SENA states that Bang Khae MRT is about 4.8 km away and Bang Wa is about 7 km away. Daily retail is closer: the developer lists Kalapapruek Market at roughly 300 metres, Big C at about 1.9 km and HomePro at about 2.4 km. Kanlapaphruek Road also connects toward Phetkasem, Kanchanaphisek, Rama 2 and the routes leading toward inner Bangkok. For a resident who drives, works in Bang Khae, Bang Bon or Rama 2, or is comfortable using taxi and shuttle connections, that can be a practical pattern. For someone whose commute depends on walking directly to a station every morning, the same location is a structural disadvantage that no interior fit-out will solve.

Pricing needs to be read with dates attached. SENA’s live catalogue currently shows the project as ready to move from THB 1.19 million. The detailed project page, however, still displays THB 1.24 million together with promotional terms that explicitly ran only through 31 August 2026. We therefore use THB 1.19 million as the current lower developer-catalogue reference checked on 4 October 2026, not as a guaranteed price for an available unit. A serious comparison should be made unit by unit: floor, orientation, exact area, furniture package, title structure, transfer costs and recurring common fees. The headline starting price is useful for screening the project, but it is not a substitute for a current quotation.

For an international buyer, ownership is another point that must be separated from the general project description. DDproperty describes the project tenure as freehold, and SENA’s page gives a condominium registration number, so this is a registered condominium rather than an apartment lease product. Thai law still limits foreign freehold ownership to 49% of the total condominium unit area in the building. That does not mean every currently offered unit is automatically eligible for foreign freehold. The condominium juristic person must be able to certify that the foreign quota remains available at the time of transfer. No public source we found confirms the quota status of a specific remaining unit, so that question stays open until a unit number is identified.

The rental market provides some evidence of real occupation, but not enough to justify a return promise. Current 2026 portal listings show multiple rental offers around the THB 7,000–8,500 per month range for roughly 23–27 sqm one-bedroom units, while major portals have shown little or no active stock for sale. That tells a buyer two things. First, the project is being used as a real residential rental product rather than existing only as developer inventory. Second, current resale transparency is thin, so any investment model should avoid treating a few rental advertisements as proof of liquidity or a guaranteed yield. Net performance will depend on the purchase price, vacancy, furnishing, management, common fees and the eventual exit price of the specific unit. Recurring charges also need a current document: SENA publishes a stepped common-fee schedule of THB 37/sqm in Year 1, THB 40/sqm in Year 2 and THB 43/sqm in Year 3, but a 2026 buyer should obtain the condominium juristic person’s current invoice rather than assume which stage now applies.

Ownership format

The project is registered as a condominium. A foreign buyer may hold a unit on a freehold basis only within Thailand’s statutory 49% foreign ownership quota for the building. Whether quota remains available for a specific unit was not confirmed as of 4 October 2026.
