Why this project is worth a look
Separation across three levels
The CRASSNA design provides three bedrooms and room for different family activities without putting everything around one living area. It works best for households happy with daily stairs rather than those needing step-free access.
A neighbourhood you can inspect
Roads, security procedures, parking and shared greenery can be assessed as they exist today. An evening visit may reveal far more about daily comfort than another set of promotional plans.
A real resale comparison
The estate has listings for differently sized and finished homes, including a bank-managed asset. That offers choice, but land records, condition and transaction terms must be compared house by house.
Useful western Bangkok connections
Local shops, hospitals and access to the Ekkachai and Rama 2 road network support ordinary family routines. The transport compromise is clear: the nearest named MRT station is not at the gate.
An identifiable original developer
Prinsiri's own project page and the public company's regulatory profile make the origin of the estate traceable. That improves the fact base without replacing an independent building survey or title review.
About the project
Six Nature Kalapapruek–Ekkachai is a neighbourhood of 183 three-storey townhouses in Bang Bon, western Bangkok, rather than a condominium or a development awaiting construction. The homes have individual entrances and land plots, while sharing walls with their immediate neighbours. For a household that wants separate bedrooms and room to work at home, that can be more useful than moving into a larger apartment. The trade-off comes with the keys: the buyer also takes responsibility for a roof, multiple bathrooms, stairs, and the physical condition of one particular building. The sensible unit of comparison is the actual house for sale, not a generic floor plan.
The name deserves attention before any price comparison. Prinsiri's own website calls the project Sixnature Ekkachai–Bangbon and also uses Sixnature Kalapapruek–Ekkachai in its description. The names Six Nature Ekkachai 64/5 and Signature Ekkachai refer to the same development on Soi Ekkachai 64/5; the project size, developer and map location match. A similarly named Six Nature Kalapapruek development appears separately in the Bang Khae area. Some property portals mix their listings. A low asking price under the wrong name may belong to a different housing estate altogether, so location and developer should come before the headline number.

Prinsiri originally marketed a three-storey design called CRASSNA. Its published specifications are 183 square metres of usable space, three bedrooms, three bathrooms, two storage rooms and parking for two vehicles. The developer also shows a land plot measuring 27.1 square wah. This tells you what the model was intended to provide, but it is not a guarantee that every resale home retains the same spaces and dimensions. A house may have acquired an enclosed kitchen, an additional wall, a different driveway or altered room uses. The original plans are valuable precisely because they give you something concrete against which to inspect those changes.
Recent resale advertising illustrates the difference. A September 2026 listing at THB 3.59 million gives a land area of 19.3 square wah, around 184 square metres of indoor space and parking for one car. A separate asset offered by BAM shows 21 square wah and approximately 180 square metres. These are not necessarily contradictions in the project record: homes on different plots and homes measured after alterations can legitimately differ. They do mean that a buyer should never assume that the developer's 27.1-square-wah example describes the parcel named in the sale contract. The land title identifies the plot; drawings and a physical inspection establish what is actually there.
Prinsiri Public Company Limited is an identifiable Thai listed developer, with company information published through the Thai securities authorities and the Stock Exchange of Thailand. Its project page provides a useful primary reference for the layout, amenities and site identity. That corporate trail is a practical starting point when investigating the development's origins. It does not, however, offer a warranty on a resale house more than a decade later. The transaction may be with an individual owner, an appointed agent or an asset-management company. Each route brings different questions about ownership, property condition, the power to sell and how and when money changes hands.
Most project directories give 2014 as the completion year, although Zmyhome lists 2013. Either way, this is an established residential development in 2026. The appeal of a completed neighbourhood is that prospective residents can inspect the roads and grounds in their real state, listen for noise and see how much parking spills into the common lanes. There is no need to extrapolate from computer-generated streetscapes. The other side of that maturity is ongoing wear: waterproofing, electrical installations, roof junctions, pumps, air-conditioning, surface drains and previous modifications matter much more than the building's original advertising photographs. The transfer record for the chosen house is more definitive than a portal's generic completion date.
The lowest presently identifiable asking-price reference found on 10 October 2026 is THB 3.57 million on BAM's site for a specific townhouse inside the estate. It is an asset offered in its existing condition, with a sale process and terms that need separate review. A recently refreshed agency listing advertises another house at THB 3.59 million, while other listings are higher. These figures are asking prices, not registered sale prices or independent valuations, and the presence of a page does not mean the property is still available. Before treating any number as a budget, establish the seller's position, the house's condition, the payment procedure and which taxes or transfer costs are excluded.
A THB 3.57 million property and a THB 4.89 million property within the same development can be very different purchases. Plot width, corner position, parking, previous renovation, roof condition and the urgency or obligations of the seller can all affect the comparison. A bank-managed asset may be offered as seen, with buyers expected to make their own assessment and follow a defined process. A conventional owner may negotiate furniture or a handover date but have different documentation or outstanding payments. There is little value in making a price-per-square-metre comparison until the advertised sizes have been reconciled with the land and building documents. Cheaper is a starting point for questions, not a complete answer.
The estate sits off Ekkachai Road at Soi Ekkachai 64/5 in Bang Bon district. A location link on Prinsiri's website leads to the development itself, making the address useful for navigation rather than merely a broad neighbourhood label. Ekkachai connects local travel toward the Rama 2 and Kanlapaphruek road corridors. The practical question is how well those routes match a household's actual commute. This is not a home with a rail station at its entrance. Anyone who expects to rely on transit should try the journey from the gate to the station at the same time of day they will normally travel, including the first and last part of the trip.
Prinsiri names Big C Bang Bon, Central Rama 2, Nakornthon Hospital and MRT Bang Khae among the surrounding facilities. Its map shows approximate distances of 1.6, 3.2, 2.3 and 5.4 kilometres respectively, without a detailed explanation of the measurement method. Those are useful signposts for everyday life rather than reliable commute times. Groceries, health care and larger shopping trips are all within the wider local area, but Bangkok traffic can make two addresses separated by a modest map distance feel very different. Families should also consider the route to their children's specific school, not simply the presence of schools in a brochure.
The developer's amenities information highlights shared green space, a fitness room and around-the-clock security. Those are credible original facilities, and a place for children to spend time outdoors within the development can be genuinely helpful. The open question is their current operation. Shared equipment has to be maintained, common grounds have to be funded, and entry procedures may change after a development has been handed over to residents' management. A separate directory mentions a swimming pool, but the developer page reviewed for this project does not substantiate it. I would not make a purchase decision on that feature without confirming that it exists and is usable.
Three levels also shape daily life inside the house. Some households will appreciate being able to keep guests, work calls and family bedrooms apart. Others will find the stairs inconvenient from the beginning, especially with small children or elderly relatives. Townhouse design makes ventilation and daylight through front and rear openings important, particularly where party walls limit side windows. An inspection should pay attention to the upper floor in hot weather, to water pressure while multiple fixtures run and to any staining or soft finishes near the roof. Checking exterior drainage after rain is sensible due diligence, but there is no verified flood history for a particular house here in the reviewed material.
An advertised renovation needs similar care. Fresh paint and attractive flooring are visible; wiring, roof membranes, replaced pipework and the quality of concealed repairs generally are not. Ask what work was carried out and what evidence survives, especially if the asking price includes a premium for recent improvements. If part of the ground floor has been enclosed or the parking configuration has changed, measure the usable outdoor space rather than trusting the model's original two-car specification. It also matters whether any extension needed approval and whether it conflicts with estate rules. An excellent floor plan on paper cannot make an unpermitted or poorly maintained alteration disappear.
Common-area charges are another blank that photographs cannot fill. One historic directory lists a rate, but that figure is not a verified 2026 tariff. The ongoing estate fee, arrears attached to the seller's account, one-off repair assessments and the status of residents' management should be determined for the house being transferred. Insurance and annual building upkeep are separate matters. A purchaser who budgets only the mortgage payment, or only the advertised cash price, may underestimate the cost of owning and maintaining a multi-storey house. The precise obligations are contractual and need the relevant records rather than a generic district average.
Foreign nationals face a different legal question here than they do in a registered condominium. A townhouse is tied to land; Thailand generally restricts direct ownership of land by foreigners, subject to narrow statutory exceptions involving substantial investment and official permission. The familiar 49% foreign quota for condominium units does not create a right to buy a townhouse plot in a personal name. Depending on the facts, a lawful long-term land lease and distinct rights in the building may require consideration, but no project-specific arrangement was verified in the available sources. Any lease renewal needs analysis under Thai law and the actual contract. Nominee shareholder structures are not a safe substitute for genuine legal entitlement.
A BAM listing for one house includes an individual title-document number. That is a helpful lead for a lawyer or the Land Office, not evidence that every home in the estate has the same title history or no encumbrances. Buyers should connect the seller's identity and authority to the current land record, check registered rights and liens, inspect the plot boundaries and determine whether the building and later additions are correctly documented. Where an attorney-in-fact or heirs are selling, the chain of authority is part of the transaction. Overseas buyers also need clarity about the lawful ownership or lease structure before sending a deposit. A brochure's claim that property is 'freehold' does not resolve foreign land restrictions.
There is at least some visible rental-market activity: a September 2026 listing sought THB 19,000 per month for a house within Six Nature Ekkachai 64/5. That is evidence of one landlord's asking price, not of a successful lease, average occupancy or an achievable return for another property. Maintenance, leasing gaps, tenant turnover, management costs, tax obligations and the owner's rights can change the outcome substantially. Anyone purchasing primarily for rental income should first understand whether the specific house can be acquired and let through a defensible legal arrangement, then look for signed comparable leases rather than multiplying a single advertisement into a headline yield.
For the right resident, this is a straightforward proposition: an established townhouse estate in western Bangkok, multiple bedrooms, local daily services and actual resale stock that can be visited. It will suit people who value interior separation and are comfortable with driving, stairs and the demands of an older individual building. It is less attractive to somebody expecting a short walk to the rail network or a hands-off income product. And for an overseas buyer, a good-looking house at a plausible price is still only the first part of the decision. A useful purchase is one where the site, condition, rights and total costs all make sense together.
Home types & sizes
The original three-storey design includes two storerooms and two parking places. Actual resale plots, altered floor areas and parking arrangements can differ, so the published plan is a reference rather than a guarantee for the home on offer.
One original CRASSNA design is documented. Resale advertising reports approximately 180–184 sqm of usable floor space on plots of varying sizes, but those listings describe individual houses rather than verified separate developer floor-plan families. Net internal room areas and distinct phases have not been established. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The estate is on Soi Ekkachai 64/5 off Ekkachai Road in Bangkok's Bang Bon district. Individual houses have their own internal addresses, and buyers should use the exact unit location when arranging a viewing.
- Prinsiri puts Big C Bang Bon at approximately 1.6 km. It is a useful everyday shopping reference, though the travel time depends on how the distance is covered.
- Central Rama 2 is listed by the developer at roughly 3.2 km. Its value is access to a larger shopping and services destination, not a guarantee of a short drive at peak hour.
- MRT Bang Khae appears on the original location map at about 5.4 km. Rail access involves a separate journey to the station rather than an immediate walk from the estate.
- Nakornthon Hospital is shown at around 2.3 km by the developer. Actual travel routes matter to households that want dependable access to medical care.
- The project also identifies schools in the wider area, including Matthayom Wat Sing. Admissions and the school-run route are separate matters that should be checked for the household concerned.
