Why this project is worth a look
Room to organise family life
A four-bedroom, three-level townhouse allows more separation between work, sleep and shared family time than many compact apartments. The original arrangement places the social areas below and the bedrooms above, which suits some households particularly well. It is not a one-size-fits-all solution, however: stairs, room sizes and the position of bathrooms become everyday concerns when children are small or relatives have limited mobility.
An established setting, not a promise
Buyers can evaluate an existing neighbourhood rather than rely on a proposed master plan. Shared grounds, recreational facilities and the estate entrance can all be inspected in person, alongside the ordinary practicalities of parking and traffic. The useful question is whether the estate still operates and is maintained in the way the household expects, not whether a swimming pool appeared in the original brochure.
Resales offer meaningful variation
The developer’s original floor plan provides a baseline, but current sellers advertise homes with different internal areas, bedroom counts and plot sizes. That gives buyers scope to find a configuration closer to their needs. It also puts more weight on document checks: a larger advertised house may owe some of its space to alterations whose approval and physical condition need to be established.
Daily errands without a central address
The Ekachai corridor has established residential services, including shopping, schools and healthcare. For a family whose daily destinations are in this part of Bangkok, the location may be entirely workable. It comes with a clear compromise: fast transit is not on the doorstep, and commuting across the city by road can change the experience considerably.
A real property to inspect
With construction long finished, structural condition, service records and the estate’s current administration can be examined before a purchase. The same maturity exposes the buyer to the usual issues of older buildings, including deferred upkeep and undocumented modifications. For a foreign buyer, there is an additional threshold: understanding what land and building rights can actually be acquired under Thai law.
About the project
Prinyaluck Ekachai-Bangbon is a house-buying decision rather than a new-development reservation. The estate consists of three-storey townhouses in Bang Bon, on the southwestern side of Bangkok. Current property directories describe 192 homes and completion in 2008, so any purchase now is normally a resale from an existing owner. That distinction matters more than it might first appear. There is no single current developer specification covering every house: one owner may have kept much of the original arrangement while the next has extended the kitchen, altered rooms or replaced the interior. The estate name tells you where to start looking, not exactly what you will receive at transfer.
The original format was designed around family living. Published descriptions identify roughly 134 square metres, four bedrooms, three bathrooms and parking for two cars, spread over three levels. A shared living-and-dining area occupies the ground floor, while the private rooms are upstairs. For a household with children, visiting relatives or two adults who sometimes work remotely, that separation can be genuinely useful. It also introduces stairs into almost every part of the day. A fourth bedroom only adds value if its dimensions and ventilation work for the intended occupant; counting doors on a floor plan is no substitute for walking through the rooms.

Location is the first practical filter. The entrance is inside Soi Ekachai 87/1, reached from Ekachai Road, with routes towards Bang Khun Thian, Rama 2 and Kanchanaphisek Road. Local shopping, markets, schools and medical facilities make the surrounding neighbourhood a functioning residential area rather than a remote subdivision waiting for amenities to arrive. But this is not a station-front address. The nearest major metro connection mentioned in project material is Bang Khae on the Blue Line, sufficiently far away that a routine walk to the train is unrealistic. Residents should plan around their actual road journeys rather than assuming the usual central-Bangkok condominium commute.
The car question deserves more attention than a simple line saying “two parking spaces”. Think about where the second vehicle physically sits, whether the gate opening allows easy manoeuvring and whether any extension takes up the original forecourt. Internal estate streets may feel different at school-run hours, on rubbish-collection days or when visitors park near a junction. Someone whose children attend school nearby may find this arrangement straightforward, while a buyer commuting every weekday across Bangkok could face an entirely different experience. Road access is an advantage only when it connects the places the household really needs to reach.
Resale listings illustrate why the original specification cannot be treated as the full range of homes now on offer. One advertised property has four bedrooms, three bathrooms, a stated floor area of 150 square metres and an 18-square-wah plot, at THB 2.49 million. Another is marketed at THB 2.99 million with about 180 square metres, three bedrooms, four bathrooms and a larger plot. These are seller asking prices, not completed-sale records, and the advertisements are not necessarily available by the time a buyer enquires. Differences in reported floor area can reflect extensions, changed internal layouts or inconsistent measurement practices. The cheapest price per advertised square metre is therefore not automatically the better house.
A completed estate offers something a building site cannot: the chance to see real neighbours, mature common areas and the physical buildings as they have aged. The trade-off is that hidden defects and past alterations are much more relevant. By 2026 the original structures have been in use for roughly eighteen years. Roof waterproofing, external drainage, shared walls, wiring and plumbing deserve attention even where interiors look newly decorated. If a rear area has been enclosed or an upper room reconfigured, the buyer needs to understand what was originally approved and what changed. Renovation can add convenience without necessarily adding the same amount of documented, transferable building area.
The estate has been described as having a clubhouse, swimming pool, fitness room, landscaped areas, playground, controlled entrance, security personnel and CCTV. Those facilities make the neighbourhood a different proposition from an isolated townhouse on an unrestricted public street. They may support a routine built around children, exercise and a semi-private community. Yet a facilities list does not establish that every asset is functioning today or that maintenance standards have stayed constant. An older development relies on its owners and managers to fund repairs, staff and shared utilities. The current estate fee, any arrears and the accounts behind common-area upkeep should be understood separately from the condition of the house itself.
Land tenure is particularly consequential for international buyers. Listings label houses as freehold, which is meaningful for a purchaser who can lawfully take title to Thai land; it is not proof that a foreign national may register the same transfer. This estate is not a condominium, so the foreign ownership quota often discussed for Bangkok apartments is irrelevant. Thai rules generally restrict direct foreign land ownership, apart from narrow statutory exceptions. A registered land lease, commonly limited to thirty years, and separately documented ownership of a structure can be considered where legally available, but the paperwork must fit the exact plot and seller. Claimed future lease renewals should not be mistaken for a guaranteed property right.
Once the legal form is clear, the numbers need a second pass. An advertised price does not automatically include transfer costs, taxes, mortgage discharge, furniture, outstanding estate charges or corrective building work. A newly painted home may need little immediate cosmetic expenditure yet carry a sizeable roof or drainage issue. Equally, an older but well-maintained interior might be the stronger purchase if the title is clean and the work already completed is documented. For a townhouse, the boundaries and access rights can matter more than an attractive listing headline. The useful comparison is the total cost and rights attached to each house, not a generic estate-wide price.
This estate will be most compelling to households that already know the Ekachai–Bang Bon part of Bangkok and want several private rooms without moving into a high-rise. It is less natural for someone seeking a walkable rapid-transit address, effortless single-level living or a simple foreign-freehold acquisition. Its resale market may hold houses worth serious consideration, but no public source reviewed proves a particular rental return or future capital appreciation. A careful buyer can still make a good decision here: start with daily travel and the real floor plan, then compare building condition, estate maintenance, the registered title and the full cost of acquiring the selected property.
Ownership format
Listings advertise freehold tenure, but these are townhouses standing on individual land plots, not condominium units. Foreign individuals generally cannot acquire Thai land outright except under narrow statutory exceptions. A registered land lease, normally for up to 30 years, together with separately established building rights may be relevant only after property-specific legal review. The condominium foreign-quota rule does not apply here.
Home types & sizes
The estate’s published original three-storey format, with family space below and bedrooms upstairs; two-car parking is also described. Treat this as the reference plan, not proof that every resale house still has an untouched 134-square-metre interior.
An advertised house on an 18-square-wah plot, offered at THB 2.49 million. The listing text conflicts with the estate description over the number of storeys, so its actual layout and documented building area need direct confirmation.
A larger advertised house on an approximately 22-square-wah plot, with a different internal configuration. The figures describe this seller’s property, not a confirmed second developer floor-plan series.
The published original design is a three-storey, roughly 134-sqm townhouse with four bedrooms and three bathrooms. The priced examples are individual resale listings, not officially documented additional phases or standard plans. Stated floor area may include later alterations, and one advertisement even disagrees with the estate profile on the number of storeys. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The estate entrance is on Soi Ekachai 87/1 off Ekachai Road in Bang Bon. Residents will generally find this a road-oriented address, with private vehicles and taxis more central to daily travel than rapid transit.
- Routes from the surrounding roads connect towards Bang Khun Thian, Rama 2 and Kanchanaphisek Road. How useful those connections feel depends on the household’s actual commute and the time of day.
- Neighbourhood markets, everyday retail, schools and medical services provide practical local support; larger shopping destinations lie along the wider Rama 2 corridor.
- Bang Khae on the Blue Line is the rapid-transit station referenced by project listings, but it is not a short walk from the estate entrance.

Best for: Families looking for three or four genuinely separate rooms, shared ground-floor living space and parking beside the home. This configuration may suit households with children or a regular need for a quiet home office, provided stairs are not an obstacle.; Buyers whose working and family life already centres on Ekachai, Rama 2 or Bang Bon. Familiarity with local traffic and school routes makes it easier to judge whether the address improves daily life instead of simply offering more interior space.; People comfortable purchasing established resale housing, inspecting services and finishes, and working through title and extension records. Individual owners have changed houses over time, which creates choice but removes the simplicity of a standard new-build specification.; Households attracted to a managed estate with leisure facilities and a playground, while being willing to establish how the common areas are currently funded and maintained rather than assuming the original facilities list tells the whole story.; may not suit: A buyer who wants to walk to a mass-transit station and commute into central Bangkok every working day. This is a road-based location, and extra bedrooms will not reduce the distance to rail.; Anyone needing step-free daily living or unwilling to assess the condition of an older home. Three storeys, previous extensions and individual maintenance histories create considerations that a freshly renovated interior may not reveal.; An international buyer expecting condominium-style foreign freehold ownership. A townhouse’s land plot falls under different legal restrictions, and a freehold label in an advertisement is not an answer to foreign land-ownership eligibility..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- A 2007 Prinsiri filing referred to a plan for 209 homes, while current property directories state 192. The final approved subdivision plan has not been reviewed, so the reason for the difference cannot be established.
- FazWaz labels the estate as off-plan, but DDproperty, ZmyHome and PropertyHub report completion in 2008 and show a functioning resale market. The off-plan label does not reliably describe the estate’s present construction status.
- The DDproperty advert for a 150-sqm house describes it as two storeys, whereas the estate’s original specification is three storeys. Whether this is a listing error or a real alteration is unresolved without an inspection and approved plans.
