Why this project is worth a look
A walkable MRT link
Bang Khae MRT is reported at roughly 550–620 metres from the project. That is close enough to make rail genuinely useful for daily life rather than a marketing label attached to a distant station. Buyers who expect to rely on the Blue Line should still walk the route during a normal day and judge the crossings, shade and final approach for themselves.
Low Bangkok entry cost
Active resale stock in early October 2026 starts around THB 1.10 million. The appeal is straightforward: a relatively low capital entry point into an established Bangkok condominium near mass transit. The cheapest listing should not be treated as the benchmark for every unit, though; renovation level, furniture, seller type and title condition can easily justify meaningful price differences.
Building choice matters
The A–D buildings use their lower floors differently, with varying mixes of parking, common functions and residential units. That means two apartments with the same floor area can offer very different privacy, noise and circulation patterns. In this project, building, floor and orientation deserve almost as much attention as the nominal size.
Resale due diligence first
A 2010 completion date means the buyer is purchasing a specific lived-in asset, not a uniform developer product. Renovation quality, mechanical condition and common-area upkeep can vary materially. The sensible comparison is therefore unit by unit, with title, juristic-person fees, building condition and any planned major works checked alongside the asking price.
About the project
Lumpini Condo Town Bangkhae is a mature resale condominium rather than a new-launch proposition. Developed by L.P.N. Development Public Company Limited and completed in 2010, it consists of four eight-storey buildings on Bang Khae Road, also known locally as Sukhaphiban 1, in western Bangkok. That changes the due-diligence mindset completely. There is no construction promise to underwrite; the real questions are the condition of the chosen unit, how the juristic person is running the property today, what the common charges look like, and whether the title and foreign-quota position are clean for the intended transfer. It is also important not to confuse this project with Lumpini Ville Bangkae, a separate taller LPN development nearby.
The project is larger than its low-rise profile suggests. A Sukhumvit Asset Management record for a unit inside the condominium states that the registered project contains 795 units across four buildings. Several large property portals instead list 791 units. We use 795 as the stronger document-backed figure and keep the 791 figure visible as a discrepancy rather than blending the two. For a buyer, the lesson is practical: portal cards are useful for orientation, but the condominium juristic person's records and the selected unit's title carry more weight when money is about to change hands.

Location is the clearest everyday advantage. Current DDproperty listings place Bang Khae MRT at roughly 620 metres, while a detailed project review measured it at about 550 metres. Phet Kasem Road is around 450 metres away, giving the project access to one of the main west-Bangkok corridors. Bang Khae Market and daily retail are close by, with larger shopping options further along Phet Kasem. This is not a downtown or visitor-driven address. It makes more sense for residents who want a practical western-Bangkok base and can use the Blue Line for longer trips across the city.
The apartment stock is compact and relatively simple. Detailed plans found in the public domain show one-bedroom layouts of 26, 29 and 30 square metres. Home.co and PropertyHub publish a broader project size range extending to 36.5 square metres, although we did not find a separate public floor plan for that largest size. The 26-square-metre sample separates the bedroom from the living area with a sliding partition and places the kitchen, bathroom and balcony to the rear. The 30-square-metre example has enough additional room for a small dining setup. At this size level, three or four extra square metres can materially affect storage, desk space and how comfortable the living room feels.
Amenities reported for the development include a saltwater swimming pool, fitness room, children's play area, multipurpose room, mail areas, key-card access, CCTV and 24-hour security. A detailed historical review also put parking at about 30% of units including tandem spaces. The checklist sounds adequate for a budget-oriented condominium, but a fifteen-year-old project's present condition matters more than the original brochure. There is even a source conflict over the pool: Dot Property and the older detailed review list it, while PropertyHub's current amenity card does not. A viewing should therefore include the common areas, lifts, parking circulation and actual amenity operation, not just the apartment.
The four buildings are not laid out identically. Building A uses the ground floor for parking and common functions, with residential floors above. Buildings B and C have apartments on the ground floor alongside common and service areas. Building D includes parking on the second floor, with more residential levels above. That makes building and floor selection meaningful even when two units have the same size. A first-floor unit near circulation areas can feel very different from an upper-floor unit facing away from the busier internal routes.
Resale supply is active in 2026. Early-October listings show an entry point around THB 1.10 million, while several current 26–28 sqm units are marketed around THB 1.15–1.35 million, with some offers higher depending on renovation, furniture, floor and seller. These are asking prices, not recorded transaction prices. A bank or asset-management disposal, an unfurnished unit and a renovated privately owned apartment should not be treated as equivalent simply because their floor areas are similar. The useful comparison is like-for-like stock in the same building and condition bracket.
For an international buyer, the project benefits from being a registered condominium with existing condominium titles. That does not mean foreign freehold is automatically available. Thailand's foreign-ownership ceiling still applies, and the juristic person must confirm quota availability for the selected unit before transfer. Before paying a meaningful deposit, the buyer should also verify the title, any registered encumbrances, outstanding common charges, the current common-fee rate and any major planned capital work. In an older completed building, technical inspection and management quality can influence ownership experience at least as much as the purchase price.
Ownership format
The development is a registered condominium and public records for individual units show condominium title ownership. A foreign buyer can register freehold only while the building remains within Thailand's foreign-ownership quota of up to 49% of total condominium unit area. The condominium juristic person must confirm quota availability for the selected unit before transfer; any leasehold alternative should be assessed separately rather than treated as equivalent to freehold.
Unit types & sizes
The smallest detailed layout we found. In the published sample, a sliding partition separates the bedroom from the living area, while the kitchen, bathroom and balcony sit at the rear. It is best suited to one person or a couple who value price and transport access more than generous storage or a separate home office.
A middle-size option between the 26 sqm base plan and the larger 30 sqm layout. The published plan confirms the size, but the public material does not provide enough detail to assume every extra square metre is equally useful. Storage, kitchen placement and balcony configuration should be checked on the specific unit.
The published example has room for a small dining setup in the living area, while the bedroom accommodates a double bed and wardrobe. Compared with 26 sqm, the extra space is most noticeable in everyday furniture placement. On resale units, the original layout should still be compared with any alterations made by previous owners.
The detailed public plans we found cover 26, 29 and 30 sqm layouts. Home.co and PropertyHub publish a broader project range extending to 36.5 sqm, but we did not find a separate public plan for the 36.5 sqm unit, so it is not presented as its own layout card. - The formal subdistrict wording is inconsistent. DDproperty uses Bang Khae, while the Sukhumvit Asset Management record for unit 99/507 states Bang Khae Nuea. The project identity and mapped location align; the selected unit's title should govern its legal address.
- Amenity sources disagree on the pool. Dot Property and the detailed Homenayoo review list a saltwater pool, while PropertyHub's current project card does not. Its present operating status, along with other common facilities, should be checked during a viewing.
