Why this project is worth a look
Small by design
The current estate website presents only five villas, giving Siamaya a very different feel from a 30- or 50-home compound. Lower internal traffic and a more private atmosphere may be attractive, but a small estate also makes management quality more visible. The condition of neighbouring villas, common access and shared services can have an outsized effect on the overall experience.
Inspectable, not promised
Completion dates back to 2014, so a purchaser can assess the actual house, street, privacy and surrounding development rather than relying on renderings. Construction delivery risk has largely disappeared, but it has been replaced by maintenance risk. Pool systems, waterproofing, air-conditioning, timber, drainage and exterior finishes should be inspected with the expectations of a mature tropical property.
An operating rental market
Siamaya is still being offered for holiday stays and long-term rental units remain advertised. That is useful evidence of ongoing market use, not a promise of investor returns. Anyone buying for income should rebuild the economics from actual occupancy, operator fees, cleaning, pool and garden costs, utilities, repairs and owner-use periods rather than extrapolating from a headline monthly rent.
Privacy needs transport
Private pools, gardens and terraces are central to the product, while the beaches and main west-coast hubs are several kilometres away. A car or regular taxi use is therefore part of the lifestyle. This can suit families and longer-stay tenants who prioritise space, but it narrows the appeal for guests who want a genuinely walkable beach address.
Buy the exact villa
There is no single live developer price sheet, and listings with the same bedroom count show different plot and area figures. The meaningful comparison is therefore villa against villa, not an abstract project average. Condition, renovation history, furnishings, land rights, occupancy and ongoing charges can matter as much as bedroom count when judging a resale.
About the project
Siamaya is best understood as a small, established pool-villa estate rather than a new development or a large resort compound. It sits in Si Sunthon, inland from Phuket's west coast, and the current official website presents five named villas — Marigold, Dahla, Frangipani, Lotus and Orchid — with two- and three-bedroom layouts. FazWaz also records five units and a May 2014 completion date. For a buyer, that changes the due-diligence question completely: there is no construction promise to assess, but there is a real building, a maintenance history, an operating environment and a unit-specific set of legal documents to inspect.
The product itself is built around private outdoor living. The current estate website lists a private swimming pool with a jacuzzi area, tropical garden, covered terrace, fitted kitchen and air conditioning for each villa. Siamaya also continues to operate as short-stay accommodation, while separate long-term rental listings remain visible in the market. That operating history can be useful because a buyer can see how the estate functions in practice. It should not, however, be confused with a guaranteed rental programme: management scope, owner charges, maintenance responsibilities and any rental arrangement have to be confirmed from the contract attached to the individual villa.

The setting is practical for west-coast access but not a walk-to-the-beach location. Siamaya's current site gives distances of roughly 7.2 km to both Layan and Bang Tao beaches, 9 km to Surin, 6 km to Laguna Phuket, 5 km to Blue Tree and 16 km to Phuket International Airport. In everyday terms, this is a car-oriented address. That trade-off can work well for residents who value a private house, garden and pool more than a beachfront pedestrian lifestyle. It is less convincing for someone whose priority is to leave the villa on foot for the beach, restaurants and evening activity.
The visible market in September 2026 is predominantly resale and rental. FazWaz showed four rental units at the project: two-bedroom villas at THB 75,000–90,000 per month and three-bedroom villas at THB 120,000 per month. Separate resale search results showed a two-bedroom villa asking THB 12.9M and a three-bedroom villa asking THB 15.9M. Those figures are useful as market anchors, not as a project price list. In an estate this small, each resale should be treated as its own asset because plot size, condition, furniture, refurbishment history, occupancy and legal structure can materially change value.
Published floor-area figures need the same unit-by-unit treatment. Current two-bedroom rental listings show villa sizes of 239.15 and 268 sqm with plots of 361.15 and 414 sqm. Three-bedroom rental cards show 150.91 sqm of internal space on plots between 460.90 and 512.50 sqm, while a resale advertisement for a three-bedroom villa uses a much larger 284.91 sqm built-area figure. These numbers should not be forced into one neat specification: different portals appear to use different measurement bases. The purchase file should therefore match the advertised villa to its plans, land title and building documents rather than assuming every two- or three-bedroom home is identical.
Because the estate dates from 2014, physical due diligence matters more than glossy specifications. The advantage is that a buyer can inspect the finished environment, visit at different times of day and see the actual privacy, access, drainage and neighbouring development. The corresponding risk is maintenance. A tropical villa with its own pool has expensive components that age: waterproofing, pumps, filtration, air-conditioning, roof details, timber finishes, exterior surfaces and garden drainage. A technical inspection and a repair history are therefore much more informative here than the original handover specification.
Ownership also needs villa-specific legal work. Siamaya is not a condominium, so the familiar foreign freehold quota does not solve the land question. Foreign individuals generally cannot register Thai land directly in their own names, while ownership of a structure and rights over the land can be treated separately. Public project and listing pages do not establish one verified ownership structure for every Siamaya villa. Before relying on any seller's shorthand such as 'company ownership' or 'leasehold', the buyer should review the actual land title, building ownership evidence, registered lease if applicable, encumbrances and management agreements.
Siamaya's appeal therefore lies in something quite different from a new launch: it is small, operational and easy to understand physically. There are only a handful of villas, each has a private-pool format, and the surrounding area is already established. The trade-off is that project-level information only takes a buyer so far. Two homes within the same estate may have different land arrangements, renovation histories, rental commitments and levels of upkeep. A sensible decision on Siamaya is consequently made at villa level, after the legal file and physical condition of the exact resale have been checked.
Ownership format
Siamaya consists of villas on land rather than condominium units. A foreign individual generally cannot register Thai land directly in their own name; a compliant transaction normally separates ownership of the structure from rights over the land, commonly through a registered long-term land lease. Siamaya's unit-specific land title and current ownership structure were not publicly verified, so the selected villa's title, lease and Land Office registrations need document-level review.
Home types & sizes
At least two two-bedroom configurations are visible in the market: 239.15 sqm on a 361.15 sqm plot and 268 sqm on a 414 sqm plot. A resale listing for the former configuration asked THB 12.9M. Portal area labels are not necessarily measured on the same basis, so the villa plan and legal documents should be matched before using any price-per-square-metre comparison.
Rental cards show 150.91 sqm of internal area on plots of 460.90 and 512.50 sqm. A three-bedroom resale advertisement instead states 284.91 sqm of built area on a 460.90 sqm plot, confirming that the published area bases are not interchangeable. The asking price in the located resale advertisement was THB 15.9M.
The current estate site confirms two- and three-bedroom villas but does not publish one area schedule covering all five homes. Secondary listings use different area definitions, so the figures above describe specific advertised units rather than a guaranteed specification for every villa of the same bedroom count.
