Why this project is worth a look
Nine-home scale
A nine-villa compound can feel more private than a large estate: fewer internal car movements, fewer neighbours and a simpler residential atmosphere. The trade-off is financial rather than cosmetic. With a small owner pool, the estate needs a credible plan for funding security, gates, lighting and shared road maintenance over time.
Built for daily life
This is an inland Thalang address, not a beach-resort setting. Groceries and the district hospital are close, while schools and the Cherngtalay commercial area are a short drive away. That can work well for year-round residents who already expect to drive; it is less suitable for someone who wants restaurants, sand and evening activity on foot.
Private-space priority
The product is the house itself: two floors, a private pool, garden space and covered parking. The three-bedroom layouts separate the sleeping floor from the living and kitchen level, which is practical for families. There is no well-supported evidence of a resort-style clubhouse or large shared leisure programme, so the purchase should be judged on the villa, plot and estate operations rather than communal amenities.
Front-loaded payments
Under the published schedule, only 10% remains for handover. That makes construction evidence, milestone wording and defect procedures material parts of the buying decision. A buyer looking at a nearly finished house should also make sure the standard off-plan schedule has been adjusted to reflect what has already been built.
Plot-level legal check
A foreign buyer cannot treat a villa like a condominium unit. Public listings for this project use leasehold, company and Thai-freehold language, but the correct structure depends on the selected plot and the buyer. The title, registered landowner, building rights and lease terms need to be read together before any ownership description is accepted.
About the project
The Place Thalang works best when viewed as a small residential villa compound rather than a resort investment product. Multiple current sources identify nine homes in Si Sunthon, within Thalang district, with two-storey houses, private pools and private plots. Three-bedroom villas form the core of the project, while current inventory also includes a four-bedroom home. The appeal is therefore fairly specific: more privacy and usable family space than a condominium, without the scale, facilities or tourist positioning of a large resort estate. Buyers who want a house for everyday Phuket life may find that trade-off attractive; buyers expecting a walk-to-the-beach lifestyle should start with the location rather than the renders.
The address is inland and oriented around daily driving. Google Maps places the development at 85/70 Moo 1, Si Sunthon, Thalang, and Home In Phuket describes it as roughly 400 metres from the main Thalang Road. Phuket.Net maps Makro Thalang at about 0.85 km, Lotus's Thalang at 0.95 km and Thalang Hospital at around 1.17 km. Blue Tree is listed at roughly 3.35 km, HeadStart Cherngtalay at 3.79 km, Porto de Phuket and Boat Avenue at about 4.1 km, and UWC Thailand at roughly 4.6 km. Those distances make sense for a household whose week revolves around school runs, groceries, healthcare and work rather than beachfront foot traffic. A car is part of the lifestyle here, and the west-coast beaches remain a drive rather than an extension of the neighbourhood.

The most consistent house specification is a two-storey pool villa with three or four bedrooms. Home In Phuket gives the clearest description of the three-bedroom layout: the bedrooms sit upstairs, including a main bedroom with an en-suite bathroom, while the other two share a bathroom; the ground floor carries the open living and dining area, kitchen and an additional bathroom. Depending on the house, the kitchen can be open or enclosed and a laundry area may be included. Private garden space, a pool terrace and covered parking for one or two cars are also repeatedly shown. This is a useful starting point, but it should not be mistaken for one standard plan across all nine plots.
Area data needs particular care because the portals do not always label the same measurement. Current project databases give an overall range of about 294.4 to 527.2 square metres, but individual listings alternate between indoor area, usable area, land size and total area. Examples currently on the market include a three-bedroom villa described as 294.4 sqm at THB 16.99M, another three-bedroom unit at 338 sqm and THB 13.5M, and a four-bedroom villa at 441.2 sqm and THB 19.59M. A separate live PropertyHub/Connex listing is at THB 12.5M, which is why the page uses THB 12.5M as the lower market anchor. It is not presented as a developer price list. For a meaningful comparison, the buyer needs the floor plan, plot area, enclosed or usable building area and furniture specification for the exact villa.
The project timeline is the main factual inconsistency in the public record. FazWaz, LivePhuket and several current broker databases show the development as under construction with completion in December or Q4 2026. PropertyScout, Nestopa and some local pages instead mark it as completed in 2025, and a recent Google Maps review refers to an open-house event. The public record does not establish whether the mismatch reflects individual finished houses, a show villa or simply stale portal data. For a buyer, the portal label matters less than the selected villa's physical progress, utilities, defects list, contractual handover date and the milestone that triggers each remaining payment.
The published payment schedule puts most of the purchase price ahead of handover. It starts with a THB 100,000 reservation, followed by 30% when the contract is signed within 30 days, 30% when the roof structure is complete, another 30% at building completion and the final 10% on handover. In other words, 90% is paid before the handover stage under the published schedule. That can be workable, but the contract needs clear milestone definitions, evidence requirements, delay provisions and a proper snagging mechanism. It is also important to reconcile the schedule with the actual house: a finished or nearly finished villa should not be treated mechanically in the same way as a plot where substantial construction remains.
Ownership is not a simple 'foreign freehold' question because this is a villa with land. Thailand's Department of Lands publishes specific restrictions on foreign land ownership, with direct foreign ownership available only in narrow statutory circumstances. Public listings for The Place Thalang use several labels, including Thai freehold, company ownership and leasehold. Those labels are not enough to establish the legal route for a particular foreign buyer. Before reservation, the transaction file should identify the land title for the selected plot, the registered landowner, the buyer's rights to the building and, if a lease is proposed, the lessor, registered term, succession provisions and any renewal mechanics. A company-holding structure in a portal listing is not, by itself, evidence that the structure is lawful or appropriate for the buyer.
The developer identity itself is reasonably well supported. Project pages name Promphun Place Co., Ltd, while Thai corporate open-data records surfaced through DataForThai show PROMPHUN PLACE COMPANY LIMITED as an active Phuket-registered company incorporated on 23 January 2006. That confirms the entity exists; it does not replace project-level due diligence. In a nine-home estate, management documents matter almost as much as the house specification because there is a small owner base supporting the gate, security, lighting and shared road areas. FazWaz currently publishes a common-area fee of THB 9 per square metre of plot per month and says pets are allowed. Both points should be checked against the sale contract and estate rules, together with any advance fee, sinking-fund contribution or change mechanism.
Home types & sizes
A current FazWaz listing shows a two-storey three-bedroom, three-bathroom villa at 338 sqm. The separate FazWaz project page labels the three-bedroom configurations A, B and C, while other portals publish different sizes, so this listing is best treated as a verified example of one house rather than a universal specification for every three-bedroom villa.
A PropertyScout listing dated 24 September 2026 shows a fully furnished four-bedroom, four-bathroom villa at 441.2 sqm. It confirms that the live product mix is broader than the older three-bedroom-only project descriptions. Treat it as evidence for a specific house rather than a standard specification for every four-bedroom configuration.
The separate FazWaz project page labels the three-bedroom configurations A, B and C. Area labels remain inconsistent across portals: indoor area, usable area, plot size and undifferentiated total area are all used, and some listings repeat the same number under different labels. The project-wide range therefore should not be used for a clean price-per-sqm comparison without the selected villa's plan and schedule. Older project pages were three-bedroom-only, while current listings confirm four-bedroom inventory as well. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Best for: Families planning full-time Phuket living who value three or four bedrooms, a private pool and easy access to groceries, healthcare and schools more than walkable beach access.; Buyers who prefer a nine-home residential compound to a large resort estate with a long list of shared amenities.; Households that like a two-storey layout with bedrooms separated from the main living level; that arrangement is documented for the core three-bedroom configuration.; Buyers willing to compare the exact plan, plot and contract rather than rely on headline price per square metre, because the portals use inconsistent area definitions.; People looking for a quiet second home or longer-term base and who are comfortable treating the west-coast beach and dining zones as a drive.; may not suit: Buyers who want the beach, cafés and evening venues within walking distance.; Foreign buyers expecting to register the villa land directly in their own name without a separate legal analysis.; Anyone with a fixed move-in deadline who is unwilling to verify the selected house's actual progress against the conflicting 2025 and Q4 2026 completion records.; Buyers uncomfortable with paying most of the price before handover; the published schedule leaves only 10% for the final stage..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Project status and inventory conflict across portals: current sources show nine villas and Q4/December 2026 handover, while some databases say completed in 2025; the FazWaz/LivePhuket data family sometimes shows eight units and an obviously inconsistent '9 floors' field. The registry fields use nine villas, two storeys and Q4 2026 because that combination is supported by several independent project and current listing sources.
- The address is inconsistent. Google Maps and Nestopa place the project at 85/70 Moo 1, Si Sunthon, while Hipflat and several listings use 119/1 Ban Nai Klum / Nai Klam 1. The map point follows Google Maps with a 200 m radius; the legal address of the selected plot should be checked against its title document.
- The ownership route is not consistently documented at project level. Portals use leasehold, Thai freehold and company ownership labels; the selected plot's title, registered owner, building rights and legally available structure for the buyer need to be checked before contract.
