Why this project is worth a look
Low-density plan
The official material describes 36 homes on 20-1-38 rai. That is a residential estate rather than a high-count villa compound, with meaningful land allocated to plots, green buffers and internal circulation. Buyers who value separation from neighbours may find that more useful than an oversized shared amenity deck.
Built for households
Current Verve and Vibe specifications show 448 and 524 sqm of usable area, four bedrooms, five bathrooms and three-car parking. Maid’s accommodation, a Thai kitchen, water systems and home automation make these homes more credible for year-round family life than many smaller holiday villas.
Privacy by design
Land and Houses describes green belts between plots, a double-gate access concept and screening that prevents direct views into the homes from outside. Those are specific master-plan decisions that can be checked against the actual plot, rather than a generic luxury claim.
Car-first location
Thep Krasattri gives good road access to the airport, international schools, shopping and the Bang Tao side of the island, but VIVE Phuket is not a walk-to-the-beach address. The location works best for residents who already expect to drive.
Documented project trail
The official disclosure names the project owner, title deed numbers, project bank, construction start, expected completion and a licence number. That does not replace plot-level legal due diligence, but it gives buyers a stronger documentary starting point than a marketing brochure alone.
About the project
VIVE Phuket is a low-density gated pool-villa project in Thep Krasattri, Thalang, rather than a beachfront resort scheme. The official project disclosure gives a site area of 20-1-38 rai and Land and Houses describes 36 detached homes, each arranged over two storeys with a private pool. The setting matters when judging the project: it sits on Don Jom Tao Road, close to the island’s main north-south corridor, not inside the walkable Bang Tao resort strip. In practical terms, VIVE Phuket is better understood as a private residential base for a household with cars than as a holiday property where the beach, restaurants and nightlife are outside the gate. That distinction shapes both its strengths and the kind of buyer it suits.
The location is strategically useful for families moving around northern Phuket. Land and Houses quotes 12.7 km to Phuket International Airport, 6.5 km to UWC Thailand and 8 km to Kajonkiet Choeng Thale International School, while FazWaz places Porto de Phuket at about 6 km. ThinkOfLiving also gives the project at roughly 7.5 km from Bang Tao Beach and about 850 metres from Thepkrasattri Road. None of those numbers makes the development “beachfront,” but together they show why the address can work for residents who want access to schools, shopping and the airport without living inside a dense tourist zone. A buyer expecting to walk to the sea every morning should treat that as a mismatch, not a minor inconvenience.

The current product range is unusually large for Phuket’s new-villa market. The developer’s live pages show two principal house models, Verve and Vibe. Verve is currently stated at 448 sqm of usable area and Vibe at 524 sqm; both are shown with four bedrooms, five bathrooms and parking for three cars. The model pages also list a maid’s room, a Thai kitchen or dedicated service kitchen function, private swimming pool, home automation, air-conditioning, a water tank and pump, preparation for an EV charger, remote-control gates and termite-control systems. That specification is closer to a full-time family residence than a compact rental villa, with enough service and storage functions to matter to an owner who actually lives in the house.
Plot size is another material part of the offer. Land and Houses states that plots start from 110 square wah, while the current inventory page shows individual plots around 114 to 160 square wah. We have not converted those figures or inferred a project-wide range beyond what the sources state. At this price level, the exact plot can change the buying decision as much as the house model: frontage, garden shape, relationship to the internal green areas, privacy from neighbours and the specific title documentation all matter. Buyers should therefore compare actual plot plans rather than assuming that every Verve or every Vibe is economically equivalent simply because the internal house type is the same.
Privacy is one of the few design claims that is backed by unusually specific project information. Land and Houses says a green belt separates plots so that homes feel more like corner plots, and describes a double-gate security concept between the public road, the project and the individual houses. The developer also states that the internal living areas are screened from outside views. Those features do not guarantee silence or complete seclusion, but they show where the master plan spends its land: on separation and landscaping rather than on a large resort-style clubhouse. Common facilities are relatively restrained — a communal garden, 24-hour security and CCTV — because much of the amenity package sits inside each private villa.
The developer brand is Land and Houses, a long-established Thai residential developer founded in 1973 and listed on the Stock Exchange of Thailand. The specific to the project legal entity is more precise: the official disclosure identifies L.H. Muang Mai Co., Ltd. as the project owner. It also lists title deed numbers 1179, 1184, 3041 and 40819, Siam Commercial Bank as the project’s financial institution, construction starting in June 2024, expected completion in 2027 and licence number 12/2567 dated 16 December 2024. That level of disclosure is useful, but it is not a substitute for checking the sale contract and the specific plot’s documents. The brand, project owner, land documents and payment recipient should all line up before funds move.
As of 9 September 2026, the official project page advertises a starting price of THB 36.4 million. The same page shows several higher-priced plots, so the headline number should be treated as the lower edge of current inventory rather than a blanket price for the development. Current official model pages provide concrete examples: a Verve unit on plot A-07 is shown at THB 36.4 million with 448 sqm of usable area, while a Vibe example on plot A-03 is shown at THB 45.1 million with 524 sqm. These are useful anchors for scale, but buyers still need a dated quotation for the selected plot because land size, location within the project, completion stage and included finishes can change the commercial package.
Payment information needs more care than the headline price. The developer’s live unit pages show a table built around a 50% down payment and a bank-financing illustration, whereas FazWaz publishes a staged 7% / 13% / 50% / 30% schedule. Those two presentations are not the same thing, and neither should be assumed to be the contract schedule for an overseas cash buyer. We therefore do not store a payment schedule as a confirmed project fact. Before reservation, the buyer should obtain the current project quotation and payment sheet for the exact plot, identify which amounts are reservation, contract, construction-stage and transfer payments, and separate any Thai mortgage illustration from money actually owed to the developer.
Ownership is the most important legal boundary for a foreign buyer. Third-party project pages describe the tenure as freehold and the product is sold as a house together with land, but a foreign individual generally cannot directly own Thai land except under narrow statutory conditions requiring separate qualifications and approvals. The Department of Lands maintains dedicated procedures for foreign land acquisition, and the Thai government’s public guidance describes the exceptional residential route under Section 96 bis. VIVE Phuket’s public material does not set out a specific to the project foreign-buyer ownership structure. Anyone buying without Thai land-ownership eligibility therefore needs the land and building rights documented clearly before paying a reservation, rather than relying on a generic “freehold” label or a nominee-company arrangement.
Construction status also deserves a plot-level check. The official disclosure sets project completion for 2027, and major property platforms still classify VIVE Phuket as under construction or off plan. At the same time, Land and Houses markets identifiable homes as current stock, so individual villas may be at different stages of completion. The relevant due-diligence questions are concrete: what is already built on the selected plot, what specification is attached to the sale, what remains to be completed, when transfer can take place, and what evidence will be available at handover. For a high-value landed home, the inspection of the exact villa and the contract schedule are more decision-useful than a general project completion label.
Taken as a whole, VIVE Phuket is best suited to an owner-occupier or long-stay family looking for a large private home in a controlled, low-density environment. Its case rests on space, private pools, three-car parking, service functions, landscaped separation and a location that works well by car for schools and the airport. It is less convincing for a buyer whose priority is a walkable beach lifestyle, a resort clubhouse, or a packaged rental product with published management economics. The project can still be rented, of course, but the public materials we reviewed do not present a guaranteed-yield programme or a standardised rental pool. The sensible next step is therefore to compare actual plots and legal purchase structures, not just choose between Verve and Vibe on a brochure.

Ownership format
The project is marketed as house-and-land ownership for buyers who are legally eligible to own Thai land. A foreign individual generally cannot directly own land in Thailand; we did not find a specific to the project foreign-buyer structure for VIVE Phuket in the public materials, so the land and building rights must be confirmed from the actual contract before reservation.
Home types & sizes
The current official Verve page shows a two-storey four-bedroom home with five bathrooms and parking for three cars. Its listed functions include a living room, work corner, maid’s room and private pool, with home automation, EV-charger preparation, air-conditioning, a water tank and pump, remote-control gates and termite protection among the specified systems. Plot A-07 is shown with 114 square wah of land at THB 36.4 million. That is a live example on the review date, not a fixed price for every Verve house.
Vibe is the larger of the two current house types. Land and Houses states 524 sqm of usable area, four bedrooms, five bathrooms and three-car parking. The specification also lists a Thai kitchen, maid’s room, private pool, home automation, EV-charger preparation, air-conditioning, a water tank and pump, remote-control gates and termite protection. Plot A-03 is shown with 151 square wah of land at THB 45.1 million. Buyers comparing Vibe plots should look beyond the internal floor area to the land, position in the estate and completion stage of the actual villa.
The registry uses the current Land and Houses figures: 448 sqm for Verve and 524 sqm for Vibe. A ThinkOfLiving review dated 17 Jun 2025 reported smaller areas of 374 and 417 sqm respectively. The public sources do not explain the change, so the exact area and plan of the selected house should be matched to the contract attachments.
