That gives the estate more variety than a single-plan development. Current resales may no longer match the catalogue areas exactly, which makes the present layout, approved alterations and registered documentation more useful than the original model label.
Direct arterial-road access
Being on Thep Krasattri Road makes the estate practical for daily movement across northern and central Phuket and for airport-oriented travel. It suits residents who value island logistics more than a resort address. The same feature can be a mismatch for buyers who expect a walkable beach district, because day-to-day life here is much easier with a car.
Facilities you can inspect
The pool, clubhouse, green areas and security infrastructure belong to an operating community rather than a future delivery promise. A buyer can see their actual condition. The remaining diligence is operational: current fees, any arrears on the selected home, renovation rules, parking arrangements and the way common areas are managed should be confirmed directly for the transaction.

The estate fronts Thep Krasattri Road, Phuket’s main north–south artery, so its practical appeal is everyday access rather than beachfront atmosphere. The developer still maintains a dedicated project page, and its Thalang sales office is listed at 19/2–3 Moo 1 on Thep Krasattri Road. Several independent project databases agree on a total of 272 homes. The strongest cross-source consensus places project completion in January 2014, which means the market today is primarily about individual resales and long-term rentals. A buyer is no longer choosing a standardized new-build product from a single price list. They are comparing homes that may have been occupied, renovated, extended or reconfigured by different owners over more than a decade. That makes physical inspection and unit-level document review more important than the original marketing brochure.
The original product mix was aimed at ordinary family living. Phuket Villa’s own project page shows three core formats: a single-storey semi-detached home, a two-storey semi-detached home and a two-storey townhome, all with three bedrooms. ZmyHome records usable areas of roughly 120 sqm, 144 sqm and 147 sqm for those original formats. Current resale listings do not always match those numbers, which is normal in a mature landed estate. Some homes have been extended, enclosed or renovated; listing portals can also measure indoor, built-up and plot areas differently. Active offers in the project currently show internal areas from around 118 sqm upward, while other houses are larger. The useful way to read the original specifications is therefore as a baseline for what the developer delivered, not as a guarantee that every resale still follows the same plan. For an actual purchase, the current layout, approved additions, registered documents and land size matter more than the original model name.

Location is the estate’s clearest practical advantage. This is an inland Thalang address with direct access to Thep Krasattri Road. The developer uses Lotus Thalang as a nearby reference point, while third-party project profiles also place district-level schools, healthcare and everyday retail within the surrounding area. For a household living in Phuket year-round, that can be more useful than being inside a tourist enclave: the airport, northern Phuket and routes toward Phuket Town are reached from the island’s main road network without first working through a beach district. The trade-off is equally clear. Phuket Villa Thalang is not a walk-to-the-beach project, and the surrounding urban form is much easier with a car. Buyers looking for a coastal lifestyle, a café-and-promenade environment or a property whose value proposition depends on sea access should compare it with very different parts of the island rather than treating all of Phuket as one market.
The estate includes a communal pool, clubhouse, landscaped or park areas, 24-hour security and CCTV, with the core facilities supported by both the developer’s page and independent project profiles. In a project of this age, the condition of those facilities matters more than the brochure list. A prospective owner can inspect what already exists, how the common areas are maintained and whether the roads, lighting, drainage and security feel well managed. That visibility is an advantage over buying off-plan, but it also changes the due-diligence questions. The buyer should confirm the current common-area charges, whether the selected property has any unpaid balance, what alteration rules apply and how parking, pets and shared facilities are actually managed. Public sources do not provide a sufficiently reliable current project-wide maintenance fee, so an old portal figure should not be treated as a contractual cost without confirmation from the estate management or seller.
Pricing is firmly in resale territory and varies by individual home. FazWaz showed active sale listings from THB 3.5 million when checked on 13 September 2026, with other current offers around THB 4.79 million and THB 6 million. The developer’s own page still displays a general “4.xx million” starting message alongside older model-specific launch prices. Those numbers describe different things. The portal prices are asking prices from current owners; the developer page preserves the original product positioning and may not represent comparable stock today. A lower-priced townhome can differ materially from a higher-priced semi-detached house in plot size, renovation quality, furnishing, parking and legal condition. The sensible comparison is unit against genuinely similar resales, not the cheapest visible number against a historic starting price.
For a foreign buyer, land structure is the most important legal distinction from a condominium purchase. A house in Phuket Villa Thalang sits on land, so the condominium foreign-quota framework is not the relevant ownership route. As a general rule, a foreign individual cannot simply take direct freehold title to Thai land in the same way as a Thai buyer. Before paying a reservation or deposit, the buyer needs to establish the land title, the registered owner, the legal ownership of the building and the mechanism that gives the buyer enforceable use of the land. A registered lease of up to 30 years is one structure commonly reviewed in landed-property transactions, but any promised renewal should be read as a contractual promise rather than assumed to be an already registered future term.
