Why this project is worth a look

Only 18 homes

The project is small enough to understand as a single community rather than a large estate with hundreds of owners. That can mean fewer neighbours and a simpler shared environment, but it also makes the quality of management unusually important because a small number of homes must support the common service layer.

Private pool included

The private pool is part of the core product rather than an upgrade attached only to top-tier layouts. For personal use it creates genuine privacy; for rental use it gives the home a clearer identity than a conventional two-bedroom apartment at a similar entry budget.

Drive to Bang Tao

Rise Villas sits in Si Sunthon rather than on the beach, so Bang Tao, Boat Avenue and the main lifestyle cluster are car or taxi trips. That is a poor fit for buyers prioritising walkability, but a reasonable trade for those intentionally choosing a house, private outdoor space and a pool over beachfront convenience.

Shared service layer

Reception, coworking, a coffee shop, sauna and workout facilities are provided at project level rather than duplicated inside each residence. This can make a compact villa easier to live in or operate as a rental, although the final service charges and use rules still need to be checked in the management documents.

Young developer

Rise Development was registered in 2025 and Rise Villas is described as its first project. Without a long portfolio of completed schemes, the buyer should place more weight on land title, contract quality, construction management, current site progress and the remedies written into the agreement.

About the project

Rise Villas is a small gated residential project on the Bang Tao side of Si Sunthon in Thalang. The scheme contains 18 homes and mixes private pool villas with townhouses rather than repeating one identical villa type. Public project profiles and the developer's current website consistently point to a single development, not a collection of separate phases sharing the same name. The product sits in an interesting middle ground: more privacy and autonomy than a condominium, but more shared service and operational support than a stand-alone villa on an isolated plot. For a buyer, that distinction matters more than the marketing label. You are buying a compact two-storey home with its own pool while still relying on a common management environment around it.

The location is on Soi Tungsua-Khuaw, Si Sunthon, Thalang. This is not beachfront real estate and it is not a realistic walk-to-the-sand proposition. Project and broker material generally place Bang Tao Beach at around a ten-minute drive, with Boat Avenue and the wider Laguna/Choeng Thale lifestyle cluster reached by road rather than on foot. Blue Tree is closer. That makes the project more car- and taxi-dependent than a condo in central Bang Tao, but it also gives it a more residential setting away from the busiest beach frontage. For long-stay use, the trade-off is straightforward: less walkability in exchange for a private house, a pool, and more personal space.

The master-plan scale is deliberately limited. Several independent sources describe 18 residences in total, split into 14 villas and four townhouses, and the homes are two storeys. Two-bedroom layouts with three bathrooms form the core of the current inventory, while a three-bedroom/four-bathroom option is also marketed. Published areas need careful reading because platforms do not always use the same convention for indoor area, built-up area and total constructed area. Two-bedroom homes appear across roughly 162 to 248 square metres depending on type and lot, while one project specification lists the three-bedroom layout at about 255 square metres. The right comparison is therefore plan-to-plan, not just a single square-metre figure pulled from a portal.

A private pool is a defining feature rather than an upgrade reserved for a few premium units. That changes how the property can be used: a couple, a small family or holiday guests can spend most of their time within the house without relying on a communal pool deck. At the same time, Rise Villas adds shared facilities that resemble a compact serviced residence. The developer lists a 24-hour reception, coffee shop, coworking, workout area, sauna and magnesium-bath facility. Major project portals also show 24-hour security, CCTV and conventional parking. For an owner-occupier, the value of these facilities is practical rather than decorative: some services can be shared at project level instead of being duplicated and maintained inside every home.

Rental operations are built into the project's positioning from the outset. Rise Development links future management to IBG Rentals, part of IBG Property. IBG already operates in Phuket, has a public office and runs a separate rental and property-management business, so the operating company can be examined today rather than treated as a name that will only exist after completion. The developer also publishes projected return and occupancy figures, but those should not be treated as underwriting facts. Net performance will depend on the selected unit, legal rental structure, seasonality, operating expenses, maintenance, tax and the final management agreement. The useful fact is that a functioning operator exists; the advertised percentage still has to be rebuilt from real assumptions.

Handover is scheduled for Q4 2027. The developer's current website continues to use the term pre-sale, while some independent property databases now describe Rise Villas as under construction. An older milestone schedule shown by major portals placed foundation completion in September 2026 and structural completion in December 2026. As of 22 August 2026, that public schedule is not enough to verify actual progress on site. For the registry, an under-construction status is supportable from current market sources, but a buyer should still ask for dated construction evidence, the relevant permits and a clear description of what has physically been completed on the chosen unit before signing.

The current entry price is one of the project's strongest differentiators. Rise Development's English site shows pricing from USD 310,000 and, at the time of this review, a banner stating that 10 of 18 units remain. Independent listings also show lower-end townhouse offers around THB 10.5 million and villa offers around THB 11.7 million, although portal prices can lag behind a developer's live inventory or reflect a particular promotion and furnishing package. The safest way to present price is therefore as a dated starting point, not a fixed promise. A real purchase decision needs the exact unit number, land size, built-up area, furniture specification, payment currency and an updated signed price sheet.

The payment structure requires particular care because public sources are not aligned. The developer's current English materials state that 70% is paid before handover and the remaining 30% can be paid after handover over three years. LivePhuket, Hipflat and several derivative portals still display an older schedule built around a THB 200,000 reservation deposit followed by 35%, 15%, 20%, 20% and 10% milestone payments. These cannot both be treated as the active contract at the same time. A buyer should obtain the current payment appendix, see what event triggers each instalment, understand the remedies for delay and confirm whether the post-handover balance carries any financing conditions or security.

Ownership also needs to be separated into land and building rights. Several Rise Villas listings advertise freehold/leasehold structures and one set of project specifications states that the land title is Chanote, but no primary land-title document was available in the public material reviewed for this dossier. A foreign national cannot own Thai land outright in their own name. The practical structure therefore usually involves a registered long-term land lease together with rights to the building, unless another legally valid structure applies to a particular buyer. Before a material payment, the buyer should verify the title, the landowner, the contracting entity, registration mechanics, assignment and inheritance provisions, and the identity of the account receiving funds.

The developer's track record is another reason to do more legal and construction diligence than one might with a long-established listed developer. Rise Development Co., Ltd. is identified by the project as the developer and uses Thai registration number 0835568016901. Public Thai corporate data shows the company as operating, registered on 4 August 2025 with registered capital of THB 22 million; its registered activity is in real-estate agency and brokerage. LivePhuket describes Rise Villas as the company's first project. None of those facts automatically make the development unattractive, but they mean there is not yet a long sequence of completed Rise Development projects to examine. Contract quality, title control, construction management and payment protections therefore carry more weight.

Taken as a whole, Rise Villas is easier to understand as a compact private-home product with a service layer than as a conventional luxury-villa estate. Its strongest case is for a buyer who wants two or three bedrooms, a private pool, Bang Tao access and the option of professional management without moving into a large high-cost villa. Its weaker points are equally clear: the address is car-dependent, the project is still in development, the developer is young, and key legal and payment documents must be checked rather than inferred from sales pages. That balance is useful. It makes the project potentially interesting, but only when the buyer treats the due-diligence work as part of the purchase rather than an afterthought.

Ownership format

Project listings advertise both freehold and leasehold structures. A foreign buyer cannot hold Thai land outright in their own name, so the practical structure normally relies on a registered long-term land lease together with separate rights to the building. The exact Rise Villas structure for the selected home should be checked against the contract and land title before any substantial payment.
