The project's own material describes five individual villas across about four rai rather than a large housing estate. That gives the compound a more private feel, but it also means the homes are not interchangeable; due diligence has to focus on the exact property being bought.
Inspectable resale stock
Delta Villas has been operating for years, so buyers can inspect the actual structure, pool, garden, furniture and systems rather than relying on a developer rendering. The flip side is that age, repairs and maintenance history become central to value.
North-east Phuket access
Pa Khlok gives practical access to Ao Po Grand Marina, Bang Rong Pier, Mission Hills and the Bang Pae area. It suits buyers who value greenery and space on Phuket's eastern side, but it is not a walkable west-coast beach lifestyle.
Established rental use
The compound has a long record of short- and long-term rental marketing, which means a buyer can ask for real operating data for a selected villa. Historic yield claims on the owner's website are not a substitute for documented revenue, vacancy and running costs.
Titles still need context
The project says each villa has its own Chanote title, which is useful for property-level verification. A foreign buyer still needs a separate review of the landowner and lawful acquisition structure because a Thai title deed does not remove the restrictions on direct foreign land ownership.

Delta Villas is a small private-pool villa compound in Pa Khlok on Phuket's north-eastern side. Its defining feature is scale rather than resort infrastructure. The project's own website identifies five homes — Papaya, Mango, Banana, Coconut and the much larger Delta House — on roughly four rai, or about 6,400 square metres. That makes it fundamentally different from a modern estate of dozens or hundreds of near-identical villas. A buyer is effectively choosing one of a handful of individual properties, each with its own plot, floor plan, operating history and current condition. The compound has also been used for both short- and long-term rentals, so inspection of the specific house and its documents matters more than a generic project profile.
The primary address is 57/3 Moo 3, Soi Bhanbangphea, Pa Khlok, Thalang, Phuket 83110. Major portals often render the same lane as Soi Ban Bang Pae, while hotel and mapping records point back to the same property. A practical map reference is around 8.039695, 98.408153, kept with a wider radius because individual villa pages and booking platforms use slightly different street spellings and numbering. For a purchase, the exact land parcel should ultimately be matched to the Chanote title rather than inferred from an online pin.

The homes are not uniform. The official project material presents Coconut as a two-bedroom villa, Papaya, Mango and Banana as three-bedroom villas, and Delta House as the five-bedroom flagship property. Current resale stock shows smaller two- and three-bedroom homes on plots around 500 square metres, while Delta House is a very different proposition: a live listing describes five bedrooms, five bathrooms, about 750 square metres of internal space and roughly 4,000 square metres of land. The full group of villas is also marketed as a single investment asset from time to time. As a result, a project-wide average price is not especially useful; the relevant comparison is the exact house, plot size, measured internal area, furniture package, pool condition and maintenance history.
The lower asking-price anchor on 13 September 2026 is THB 12.9 million. At that level the live market includes a two-bedroom villa and, separately, a three-bedroom property, while other three-bedroom stock is higher and Delta House is far more expensive. That spread is normal for a mature five-home compound rather than a developer launch with one price grid. It gives buyers the advantage of comparing finished, inspectable homes and potentially negotiating around condition. The trade-off is that figures from one listing cannot be carried across to another home in the estate without checking the underlying property.
Completion history is less tidy than the standard project cards suggest. FazWaz and several sister portals classify Delta Villas as completed in February 2018. The project's own Coconut page, however, says that villa was completed in January 2014, while one active three-bedroom resale listing gives January 2013. The most plausible reading is that individual houses were built in stages and the 2018 date became the portfolio-level completion marker used by aggregators. The registry therefore keeps the commonly reported project date, but a serious buyer should assess the age of the selected structure from permits, title history, renovation records and the actual building condition.
Developer attribution is also unresolved. Delta Villas' own website and rental contracts clearly connect the property with A.D. Business Co., Ltd.; that company appears as lessor, operator and project company and its registration number is published in the rental documentation. What the available material does not establish is whether A.D. Business was the original developer of every house. Third-party databases add conflicting labels: PropertyScout names DELTA VILLE CO., LTD., Hipflat surfaces The Parc Co., Ltd. in the address record, and major portals such as FazWaz simply show the developer as unavailable. For that reason the developer field is deliberately omitted rather than guessed. On a resale this does not prevent a useful project page, but the specific seller, registered landowner and title history still need to be verified before purchase.
This is not a conventional west-coast beach address. The project's location page emphasises the quieter north-east of Phuket, with Ao Po Grand Marina, Mission Hills and Bang Rong Pier as the main reference points. Its own website quotes roughly five minutes by car to Ao Po Grand Marina and Mission Hills and around three minutes to Bang Rong Pier. FazWaz separately shows Bang Pae Waterfall at about 1.7 kilometres and Phuket International Airport at about 19.7 kilometres. These are source-based orientation figures rather than guaranteed journey times. In everyday use, a car is the practical default; the appeal is space, greenery and access to the marina and eastern side of the island, not walkability to the west-coast beach strip or major shopping centres.
The investment story needs particular discipline because older project marketing remains online. The official investor page still advertises a minimum net yield and estimates of 8–12%. Those are owner marketing claims, not verified returns for a buyer entering at today's resale prices, so they are not treated as project facts here. There is genuine evidence of rental activity: the project has its own booking operation and rental contracts, appears on travel platforms, and current long-term listings remain active. But any real yield depends on the purchase price of the selected villa, occupancy, pool and garden upkeep, staffing, utilities, repairs, platform commissions and tax treatment. For a completed property, the useful due-diligence input is actual income and cost history, not a legacy percentage on a sales page.
Ownership format
The project's own investor page says each of the five villas has an individual Chanote title and describes the properties as freehold. That does not automatically mean a foreign buyer can register the underlying land in their own name: direct foreign land ownership in Thailand is generally unavailable outside narrow statutory exceptions. For a specific villa, the title deed, registered landowner, building ownership and lawful acquisition structure need to be checked. Nominee arrangements are not treated as an acceptable workaround here.

The lowest active asking price on 13 September 2026 is THB 12.9M. The area in this listing conflicts with the older official Coconut page, so the measured internal area should be verified from the specific villa plan and documents.
One active resale is listed at THB 12.9M and described as a single-storey private-pool villa. It is an individual property rather than a standard plan that can be applied to every three-bedroom house in the compound.
A different three-bedroom resale is materially larger on the published figures and carries a higher asking price. The contrast shows why one area or price should not be treated as a project-wide three-bedroom standard.
The flagship house is in a different category from the smaller villas: a much larger plot, five bedrooms, private pool and a substantially higher budget. It makes more sense to compare it with other large standalone residences than with the smaller homes sharing the same compound address.
Delta Villas does not behave like a modern development with one standard floor-plan range. The official site lists five named homes, while the resale market shows materially different areas even within the same bedroom count. The cards above therefore describe specific published properties rather than a universal project specification. - Unit count and completion timing conflict. The project's own site lists five villas across four rai; FazWaz shows six units, Hipflat shows nine or twelve in different parts of its record, and Realtor shows ten. Portals commonly use February 2018 as the project completion date, while individual villa records point to 2013–2014. The main record therefore keeps the primary-source count of five and the commonly reported project date of 2018-02.
- Published areas for individual houses are inconsistent. The older official Coconut page gives roughly 150 sqm of living area and a 450 sqm plot, while a current two-bedroom resale advertises 450 sqm with a 500 sqm plot.
