Why this project is worth a look
Small, completed cluster
This is not a large estate of hundreds of houses and not a purchase based on renders. The evidence points to a very small development with completed 2024 housing, allowing a buyer to inspect the actual home, immediate neighbours and real daily access before committing.
Family-sized layout
The confirmed format is two storeys with three bedrooms and two bathrooms. PropertyHub publishes 127 sqm with two parking spaces, while the verified current house on FazWaz has 130 sqm indoors on a plot of about 221 sqm. It is a practical long-stay house format rather than a compact holiday unit.
Thalang convenience
The project sits in Si Sunthon close to Thalang retail and road connections rather than directly on the coast. Daily life is easier with a car, but that can suit families who prioritise practical access around northern Phuket over a tourist-centre address.
Identity affects price
THB 7.9M is the clean current anchor for the unnumbered Nai Home Sisunthon. A lower THB 7.69M listing was excluded because its 187 sqm specification matches a property separately identified as NAI HOME Srisunthon2. Phase and title matching are essential in this series.
Land needs its own review
A foreign buyer cannot treat this like a condominium foreign-quota purchase. Even where a Chanote title is shown, the landowner, ownership of the structure and the lawful right to use the land must be checked independently for the selected house.
About the project
Nai Home Sisunthon is a small detached-house development in Si Sunthon, Thalang, on the northern side of Phuket. The first task is identity control. It is not the same project as NAI HOME Srisunthon2, NAI HOME Srisunthon3 or the developer's later pool-villa phases, even though the naming and geography are extremely close. PropertyHub links the exact unnumbered Nai Home Sisunthon project to NAINAI Real Estate, and Thailand-Property independently names the same developer. The developer's current website now highlights later Srisunthon phases rather than this original project, which is another reason to keep the first phase separate instead of merging the entire series.
This appears to be a compact residential cluster rather than a resort estate with extensive shared facilities. PropertyHub publishes a two-storey detached-house plan with three bedrooms, two bathrooms, two parking spaces and 127 sqm of usable area. A current FazWaz listing specifically tagged to Nai Home Sisunthon shows a very similar finished house: three bedrooms, two bathrooms, two storeys and 130 sqm of indoor area on a plot of about 221 sqm. The three-square-metre difference should not be manufactured into a project-wide size range. It is better treated as a difference between a project-plan reference and one completed resale house, with the actual architectural drawings checked for the property being purchased.

Hipflat places the development at 119/8 Ban Nai Klum, Si Sunthon, Thalang, Phuket 83110. The Street View link attached to the verified FazWaz listing resolves to approximately 8.0116628, 98.336839, giving a consistent project point. This is inland Thalang rather than a walk-to-the-beach location. PropertyHub places HomePro Thalang at roughly 800 metres, Makro Thalang at about 1.5 km and Lotus Thalang at about 2.1 km. FazWaz places Thalang Hospital at around 3.3 km and Phuket International Airport at about 16.6 km. In practical terms, the location works best for a household using a car and valuing easy access to everyday retail and Thalang roads over immediate resort frontage.
By 2026 the development should be analysed as completed housing rather than as an off-plan purchase. PropertyHub gives 2024 as the completion year, while the current FazWaz resale listing states that the specific house was completed in December 2024. FazWaz's project-level directory still labels Nai Home Sisunthon as off plan, which conflicts with the completed-house record and with an active long-term rental listing. That project-level status therefore looks stale rather than a reliable description of the physical state of the development. The registry record uses completed, while the discrepancy is preserved explicitly rather than silently corrected.
The cleanest current asking-price anchor for the unnumbered first project is THB 7.9 million. The matched property has three bedrooms, two bathrooms, 130 sqm indoors and a plot of roughly 221 sqm; the listing describes it as fully furnished and shows a private garden and balcony. Those details belong to that house, not automatically to every home in the project. A lower THB 7.69 million figure appears on Hipflat, but the corresponding 187 sqm house is listed by FazWaz under the separate NAI HOME Srisunthon2 development. Because the project names are easily cross-tagged, that cheaper listing has been excluded from the first project's price floor and unit mix.
Foreign-buyer due diligence is materially different from a condominium purchase because these are houses with land. The verified resale listing identifies the land title as Chanote and separately notes that a foreign national may own the building while not owning the underlying land directly. Thailand's Department of Lands publishes the general restriction on foreign land ownership together with narrow statutory exceptions. For a real transaction, marketing language such as 'villa ownership' is therefore not enough. The buyer needs to inspect the title deed, confirm the registered landowner, check encumbrances and boundaries, establish ownership of the house itself and understand the lawful land-use arrangement before any reservation payment.
The total number of homes is not reliable enough to publish as a hard project fact. PropertyHub reports four units, Hipflat reports three, and the current FazWaz project record shows two. With no current official page for the original first phase, choosing one of those figures would create false precision. In a very small estate, that difference matters: two houses, three houses and four houses imply different levels of neighbour interaction and any shared maintenance responsibility. A site plan, planning approval, original sales brochure or written confirmation from the developer would be the right evidence before locking a total into the public page.
Nai Home Sisunthon therefore makes most sense as a house-by-house purchase inside a very small completed cluster. The attraction is straightforward: a practical three-bedroom family format, private land and access to Thalang's everyday infrastructure. The limits are equally important. Project-level amenity data are too inconsistent to publish, the unit count is disputed, and aggregators demonstrably mix inventory with later NAI HOME phases. A buyer should start with the exact house number and title deed, then compare condition, furniture, renovations and price only after the property's identity is fixed.
Ownership format
This is landed housing, so condominium foreign-quota rules do not apply. As a general rule, a foreign individual cannot directly own Thai land except under narrow statutory exceptions. One verified listing in the project identifies the land title as Chanote and separately states that a foreign buyer may own the building but not the underlying land. Before paying a deposit, verify the title deed, land owner, house ownership and the lawful land-use structure for the specific property.
Home types & sizes
PropertyHub publishes a two-storey detached-house plan for Nai Home Sisunthon with three bedrooms, two bathrooms and two parking spaces. Treat this as a project-plan reference and verify the actual drawings for the selected house.
The verified house in the project has two storeys, a plot of about 221 sqm, is advertised as fully furnished and was completed in December 2024. These are attributes of that specific resale property, not a guaranteed specification for every house.
Sources show similar but non-identical areas: 127 sqm in the project plan and 130 sqm for a completed house. They are not merged into an artificial range, and 170–202 sqm listings belonging to NAI HOME Srisunthon2 are not imported into the first project. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: From THB 7.9M for a verified current listing inside Nai Home Sisunthon as checked on 13 Sep 2026. This is an asking-price anchor for a specific completed resale house rather than a project-wide developer price; availability, condition, plot, furniture and legal structure need to be checked for the selected property.
- Completed: 2024
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. We ask the developer for the current price, availability and payment terms on the unit you are looking at, and go through them with you personally.

Best for: Families or couples looking for a detached three-bedroom home with private land in Thalang.; Buyers who prefer a completed 2024 property that can be inspected now rather than taking construction risk.; People who value practical access around northern Phuket more than a beachfront or walkable resort address.; Buyers prepared to verify the title carefully and keep the original project separate from NAI HOME Srisunthon2 and Srisunthon3.; may not suit: Buyers who want a large gated estate with a verified clubhouse, communal pool, gym and extensive shared facilities; that amenity package is not reliably confirmed for the original Nai Home Sisunthon.; Foreign buyers expecting direct personal ownership of the underlying land without a separate lawful land-use structure.; Anyone who needs walkable beach access, restaurants and Bang Tao resort life..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- The home count conflicts across sources: PropertyHub reports 4, Hipflat 3 and the current FazWaz project record 2. No current official page for the original first phase was found, so no total-unit figure is published in the main record.
- Project status also conflicts: PropertyHub gives 2024 completion and the verified FazWaz house was completed in December 2024, while the FazWaz project directory still labels the project off plan. The registry uses completed because a finished house and completion year are directly evidenced.
- Hipflat mixes a roughly THB 7.69M, 187 sqm listing into Nai Home Sisunthon even though FazWaz identifies the same specification under the separate NAI HOME Srisunthon2 project. That listing is excluded from the first project's pricing and unit mix.
