A completed resale property lets buyers examine the actual pool, roof, drainage, air-conditioning, finishes and maintenance history instead of relying on renders. In an older completed compound, those unit-level details can matter more to value than the project's original marketing specification.

Title before branding

For an overseas buyer, the legal structure of the selected villa is more important than the project name. Land title, registered owner, encumbrances, building rights and any lease or other contractual arrangement should be clear before a deposit is paid.

Khanaen Pool Villa is a small completed residential compound in Thep Krasattri, Thalang, on the northern side of Phuket. The developer's own website lists it as Kha Naen Pool Villa, while the larger property portals generally use Khanaen Pool Villa; the available evidence points to the same eight-home development. The project is best understood as a compact gated villa community rather than a resort-style estate. The commonly reported configuration is eight private-pool villas completed in January 2020. That scale matters. A buyer is not paying for an extensive club, restaurant, gym or landscaped resort campus; the appeal is the relative simplicity of a low-density residential setting. In practice, the decision therefore turns more on the condition of the specific house, the quality of the private pool and garden, the functioning of security and shared access, and the legal structure of the resale unit than on a long list of communal amenities.

The original villa specification is reasonably consistent across several independent project profiles. Home In Phuket reports 247 sqm of living area on plots of roughly 317–334 sqm. FazWaz and related project records give the same 247 sqm living-area figure and land sizes of 76.50–82.75 square wah, which points to a very similar plot range. The original layout is described as three bedrooms, with an ensuite master bedroom, two additional bedrooms sharing a bathroom, an open-plan living and dining area, kitchen, pool terrace, private swimming pool and garden. Resale stock in 2026 no longer matches that original template perfectly. Current listings include three-bedroom villas with two bathrooms and 247–250 sqm of indoor space, plus a much larger six-bedroom, 5.5-bathroom villa with 346 sqm indoors on a 636 sqm plot. Buyers should therefore treat the project brochure as a baseline, not as the specification of every house currently for sale.

The location suits a car-based northern Phuket lifestyle more than a beach-on-foot routine. The compound sits in the Ban Kha Naen area of Thep Krasattri, off the main road. Home In Phuket describes around 20 minutes by car to the airport and roughly 15–20 minutes to Bang Tao or Layan beaches. FazWaz places Layan Beach at about 5.9 km and Phuket International Airport at roughly 15 km, with a quoted driving time of around 20–22 minutes under normal conditions. For families, the more distinctive nearby anchors are UWC Thailand International School and the Thanyapura sports and leisure complex. A current resale listing gives rough driving references of about 10 minutes to UWC, 15 minutes to Boat Avenue and 20 minutes to Bang Tao Beach. Those timings will move with Phuket traffic, but they describe the lifestyle accurately: this is a practical residential base where a car is part of daily life, not a walkable resort address.

Because the estate is already completed and occupied, due diligence can focus on the actual asset rather than a promise of what will be delivered. A buyer can inspect the villa, pool equipment, waterproofing, drainage, roof, air-conditioning, water pressure, electrical systems and evidence of past repairs. The recurring communal features reported by multiple sources are straightforward: 24-hour security, CCTV, parking and a small shared garden area. The private pool, garden and terrace belong to the individual villa experience rather than to a large common leisure facility. That distinction is useful when comparing Khanaen Pool Villa with newer gated estates in Phuket. Buyers who want a staffed resort, clubhouse, gym, restaurant or a broad range of on-site services may find the project too basic. Buyers who prefer a smaller residential compound may see the simpler common areas as an advantage, provided that ongoing maintenance responsibilities and shared charges are clearly documented.

Pricing should be read as live resale stock, not as a developer price list. In mid-September 2026, the lowest visible FazWaz asking-price reference is about THB 13.0M for a three-bedroom, 247 sqm villa, while another active three-bedroom home of 250 sqm is offered at THB 13.15M. A substantially larger six-bedroom villa is listed at THB 34.8M. Those numbers are not directly comparable without looking at plot size, fit-out, renovation history, tenancy and legal structure. The same caution applies to rent. Current portals show three-bedroom asking rents around THB 90,000–100,000 per month and the larger six-bedroom house around THB 250,000 per month. Portal-generated yields should not be treated as an investment return assumption: they do not automatically account for vacancy, pool and garden care, repairs, agency costs, taxes, tenant incentives or the difference between asking and achieved rent. A rental case should be rebuilt from the records of the selected villa.

Land and building rights need a unit-specific legal review. A foreign buyer should not assume that the land beneath a Thai villa can be transferred into their personal name. Thai land rules make the ownership or long-term control of the land a separate legal issue from the physical house, and a registered lease of immovable property is generally limited to 30 years per term. One current Khanaen Pool Villa resale listing labels the villa itself as foreign ownership while describing the land as company-owned. That is useful evidence about that particular listing, but it is not enough to state that all eight villas use the same structure or that a buyer should adopt it. Another sold listing referenced a Chanote title. A Chanote can establish the form of land title, but it does not by itself tell a foreign buyer who owns the land, what encumbrances exist, or what rights will transfer. Before paying a reservation deposit, the buyer should inspect the current title, registered owner, encumbrances and the exact contractual route for the chosen house.

The developer identity is better documented than it is for many small Phuket villa schemes. Viriya Property and Development's official website lists Kha Naen Pool Villa among its projects and identifies the company as Viriya Property and Development Co., Ltd. DataForThai also records an active Thai company under that name, registered in Thalang on 13 January 2020. Even so, this is no longer a primary-market decision where the developer's sales promise is the main risk. The project has been completed for years, and resale houses can diverge materially because of owner renovations, extensions and maintenance history. Khanaen Pool Villa is strongest as a tangible, inspectable product: a small gated community, single-storey living, private pools and a northern Phuket location that works for UWC, Thanyapura and airport access. Its main diligence burden is equally clear: the specific villa's legal structure, approved layout, condition and recurring costs matter more than the generic project description.

Ownership format

A foreign buyer should not assume direct ownership of the land under the villa. The land title, ownership of the structure and any registered long-term land lease must be checked for the specific resale property.
