Plots start at 100 square wah, so the buying decision is about land as much as built area. A household with children, older parents or several cars gains outdoor space and a greater sense of separation from neighbours, but also takes on more maintenance and a car-oriented lifestyle. Silverlake Vind therefore makes more sense when compared with other suburban detached-house estates than with an apartment near central Bangkok transit.

Eight house plans

Public material now shows eight layouts from 144 to 398 sqm, spanning two- and three-storey houses. Buyers can choose between compact family plans and larger homes with five bathrooms, multiple living rooms and staff space. The useful question is not which plan is biggest, but which one matches the household’s daily movement, bedroom needs, cooking habits and accessibility requirements.

The lake changes the setting

The roughly 60-rai lake is a major landscape feature rather than a small decorative pond. It shapes views, walking areas and the feeling of density across the estate. Not every plot has the same relationship with the water, however, and some club facilities sit outside the permitted subdivision boundary. The exact plot and the resident’s legal access to shared amenities matter more than a generic lakeside label.

There is a paper trail

The project brochure publishes a Chanote number, a building permit and a land-allocation permit. That gives due diligence a clear starting point and makes it easier to compare the sales contract with the underlying project records. It is still necessary to verify the selected plot, seller, building, lender release and transfer conditions; project-level permits do not replace property-level checks.

Foreign tenure needs planning

For an eligible Thai-land owner, the house-and-land structure is relatively direct. For a foreign individual, the land question comes first because direct land ownership is generally unavailable. Silverlake Vind’s public material does not confirm a standard leasehold product for foreigners, so an international buyer should resolve the legal structure before paying a reservation fee rather than treating a portal’s freehold label as sufficient.

The project has 177 detached houses, with plots starting at 100 square wah, arranged around a much larger landscape dominated by a lake of roughly 60 rai. The practical trade-off is straightforward: buyers gain land, privacy and more generous family space, but everyday mobility is far more car-dependent than in inner Bangkok. The physical address is Soi Suwinthawong 78, Lam Phak Chi, Nong Chok, Bangkok 10530, placing the project in a suburban residential corridor that connects toward Min Buri, Rom Klao and Lat Krabang rather than a dense mixed-use downtown district.

The project’s identity is well supported across primary and secondary sources. Everland publishes a project area of 72 rai 2 ngan 69.5 square wah and a total of 177 houses, figures also repeated in the company’s annual reporting and major property databases. Silverlake Park Suwinthawong 78, which appears in the same local ecosystem and can easily be confused with Vind in search results, is a separate development with a different unit count and land area. Silverlake Vind itself has been built and sold in stages, and the current project website advertises a new phase, but the available documents do not give those phases separate legal identities or independent project counts. For this dossier they are therefore treated as one 177-home development rather than split into artificial sub-projects.

There are effectively two generations of house plans in the public material. Everland’s earlier project page lists Anel at 144 sqm, Bavol at 174 sqm, Frey at 202 sqm and Govad at 287 sqm. The 2025 project brochure expands the master plan with four additional names: Laken at 185 sqm, Ava at 262 sqm, Lynn at 272 sqm and Merton at 398 sqm, with Merton shown over three floors. That broadens the public size range to 144–398 sqm. For a family buyer, the more meaningful differences are not just floor area. The plans vary in bathroom count, number of living rooms, parking capacity, kitchen arrangement and whether staff accommodation is included, so a smaller layout can be a better fit than a larger one depending on household structure.

Pricing requires context because new developer stock and resale inventory are appearing at the same time. The live Silverlake Vind website currently advertises a new phase from THB 7.99M to THB 15.9M. Everland’s separate project page and Home.co.th still show a lower starting point around THB 5.69M, while DDproperty carried an active resale listing for a 174 sqm Bavol house at THB 5.49M in August 2026. We use that THB 5.49M figure only as the lowest observed market anchor, not as a developer quote or a promise of availability. The spread is plausible for a project with several sales periods, different plot positions, lake exposure and a mix of unsold developer units and privately owned homes.

Silverlake Vind has a stronger documentary trail than many small suburban housing estates. The 2025 brochure identifies building permit No. NJ.136/2565, dated 6 February 2024, land-allocation permit No. 121/2566, dated 14 September 2023, and Chanote title deed No. 114830. Everland is named as the owner of the project land. Those details give a buyer concrete records to verify, rather than forcing due diligence to begin with a sales brochure alone. The same legal note states that the land was encumbered with TMBThanachart Bank at the time of publication and that title transfer would take place after the buyer completed payment under the contract. A lender charge over development land is not unusual, but the release mechanism for the selected plot should be clear before transfer.

Foreign ownership is the most important structural issue for an international buyer because the product is a house tied to land. A buyer who is legally entitled to own Thai land can acquire the house and plot on a freehold basis, and major listing platforms classify the project as freehold. A foreign individual, however, generally cannot simply register Thai land in his or her own name in the same way as a Thai citizen. The public Silverlake Vind material does not confirm a standard project-wide leasehold package specifically designed for foreign buyers. That means the tenure question must be solved before choosing a house type: what the buyer will own, what right applies to the land, who grants that right and how it is recorded all need to be clear in the transaction documents.

The lake and shared amenities are central to the project’s appeal, but the legal boundary deserves careful reading. The brochure shows a swimming pool, children’s pool, fitness area, basketball, jogging and bicycle routes, playground space and landscaped areas around the lake. Its legal note also states that the park and bicycle lane, community mall, fitness and clubhouse, and infinity-edge pool sit outside the land-allocation area of Silverlake Vind and are not public services within that permitted subdivision. That distinction does not automatically make the facilities unusable, but it changes the due-diligence question. A buyer should understand who owns those assets, what contractual right residents have to use them, how maintenance is funded and whether those rights survive future changes in ownership or management.

The technical features are oriented toward long-term family use rather than headline gadgets. The brochure specifies junction boxes prepared for EV charging and for solar systems; it does not mean that a charger or solar panels are automatically installed with every house. Security material references a double-gate arrangement and 24-hour CCTV. Larger layouts include separate Thai kitchens, multiple living rooms and more bathrooms, which can matter greatly in multi-generational households. In practice, a first-floor bedroom, an enclosed cooking area and enough bathrooms can have more impact on daily comfort than exterior styling. The best plan therefore depends on how the household actually lives, not simply on the highest square-metre figure available.

Location is a conscious suburban choice. Suwinthawong Road links the estate into Nong Chok and the wider Min Buri, Rom Klao and Lat Krabang network, while Everland’s location material also points to the Eastern Outer Ring Road and Bangkok–Chonburi motorway connections. Retail, education and healthcare named around the project include Lotus Nong Chok, Makro Nong Chok, Mahanakorn University of Technology, Triam Udom Suksa Suwinthawong School, Wetchakarunrasm Hospital and Lat Krabang Hospital. Rail transport is a wider-area connection rather than a doorstep feature: Min Buri is the relevant interchange area, while daily life at the estate is primarily road-based. Buyers who want walkability or a short BTS/MRT commute should treat that as a fundamental mismatch rather than something a future infrastructure headline will automatically solve.

Public property databases classify Silverlake Vind as completed in 2025, and the project’s legal brochure expected phase three construction to finish in June 2025. Sales clearly continued afterwards: the official website is promoting a new phase in 2026 and resale listings are appearing from private owners. That is not contradictory in a large landed development, because physical completion, developer sell-through and secondary-market activity follow different timelines. We use a completed status for the registry, but we did not find a separate primary public notice confirming final completion of every part of the estate. For a ready house, unit-level evidence is more valuable anyway: inspect the property, confirm the building and land documents, check outstanding obligations and verify the exact transfer mechanics before relying on a generic project status label.

Ownership format

Freehold house-and-land ownership is available to a buyer who is legally entitled to own Thai land. A foreign individual generally cannot register Thai land directly in the same way as a Thai citizen; Silverlake Vind's public material does not confirm a standard foreign-buyer land leasehold structure, so the transaction structure needs property-specific legal confirmation.
