Why this project is worth a look
A genuine house-and-plot choice
The appeal is living in a detached building with outdoor space, not trading a condominium lobby for another lobby. That privacy comes with direct responsibility for the roof, services and garden. It is worth assessing the building’s current configuration and condition before attaching much value to a headline floor-area figure.
Floor plans with different purposes
The original SH170 was designed around three upstairs bedrooms, whereas SH220 included an additional ground-floor bedroom and more separated cooking space. For a multigenerational family, that distinction may matter more than the difference in square metres. Resale alterations can change both layouts, so verify what exists now.
Communal leisure space
A clubhouse, pool, gym and planted recreation areas were documented by visitors during the development’s early years. These may be useful amenities for residents who do not want to build every facility themselves. Their present value rests on operational condition and the maintenance budget, neither of which can be established from launch-era reviews.
Useful for an east-side routine
The motorway and Rom Klao connections make sense for households with recurring destinations in eastern Bangkok and the airport corridor. This is less convincing as a substitute for a rail-connected inner-city home. Travel in the actual rush hour will tell a buyer much more than the Rama 9 wording in the estate name.
About the project
Atoll Waikiki Shore Rama 9–Krungthep Kritha is a completed estate of 177 detached, two-storey houses developed by Ananda Development in eastern Bangkok. It is not a condominium, and the distinction is more than a label: a buyer is looking at a particular building on a land plot, together with access to the estate’s shared facilities. The Rama 9 and Krungthep Kritha wording belongs to the project name rather than to the municipal address. The site is in Khlong Song Ton Nun, Lat Krabang, well away from the central Rama IX office and retail district. That makes it worth assessing through the lens of everyday journeys and family routines, rather than assuming the name places it beside a downtown MRT station. Its strongest proposition is private living space within a managed neighbourhood, provided the location suits the household.
This is an established resale market, not an off-plan scheme. A detailed independent visit in February 2014 described houses still under construction in parts of the estate, while a November 2015 review found completed homes ready to occupy. Project directories variously give 2014 and 2015 as the completion year; there is no compelling reason to turn those different records into one invented date. For someone buying in 2026, the immediate issue is how an individual house has aged and been maintained since the mid-2010s. A completed property can be viewed during ordinary weekday traffic, after heavy rain and with its air conditioning and plumbing actually running. That gives purchasers a level of direct evidence no brochure for a proposed development could offer. It also means that repairs and alteration histories matter from the start.

The entrance is on Soi Phatthana Chonabot 4 off the Phatthana Chonabot road network near Rom Klao. A 2015 route description put the estate roughly 700 metres into that side road. Drivers can connect towards the Bangkok–Chonburi Motorway, the eastern ring road and routes serving Suvarnabhumi Airport. This orientation may work well for employment and family commitments in Lat Krabang, the airport corridor and Bangkok’s eastern suburbs. It is not the same as living within an easy walk of a high-frequency city-centre railway station. Historical site visits described the estate as car-dependent despite the presence of the Lat Krabang Airport Rail Link station in the wider area. Before choosing a house here, an actual weekday commute is more informative than a map pin or a theoretical motorway connection.
Two original house designs are described in the most detailed contemporary project visits. SH170 provided 170 square metres of usable area, three bedrooms, three bathrooms and parking for two cars. Its ground floor brings living, dining and kitchen functions together with access to outdoor space, while the bedrooms sit upstairs. The main bedroom was shown with its own bathroom and balcony. For a family that likes shared downstairs space and a quieter sleeping floor, this is a sensible starting arrangement. Yet a floor-area figure tells you little about furniture fit. A large sofa or dining table can make a room feel less generous than the headline area suggests. Using the third bedroom as a full-time office also reduces the number available for children and guests.
The larger SH220 design measures 220 square metres and was originally planned with four bedrooms, three bathrooms and two car spaces. One bedroom is on the ground floor, which can be a major advantage for older relatives, visitors with limited mobility or a household that needs a room away from the upstairs bedrooms. Its cooking area was also arranged more separately from the main living space. Those differences are practical, not simply a matter of adding another 50 square metres to the brochure number. Resale listings must still be read on their own terms. At least one advertised 220-square-metre house is presented as having only three bedrooms, illustrating that owners may have changed partitions or room functions over the years. A current plan and on-site viewing outrank the developer-era type name.
The estate’s distinctive communal arrangement was a substantial part of its original design. Independent visitors recorded a two-storey clubhouse, a 4-by-15-metre shared pool, a fitness room, planted grounds, walking and jogging areas, a children’s playground and sheltered seating beside ornamental water. Those waterside pavilions are not additional swimming pools. Security at the estate entrance was described as including controlled card access and cameras. This layout allows residents to enjoy communal outdoor areas without building every amenity on their own plots. It also creates a recurring maintenance obligation. Reviews from 2014 and 2015 establish what was built and observed then; they cannot certify whether every machine, gate, light or pool feature is working to the same standard in October 2026. That can only be determined by visiting and reviewing how the estate is run now.
The development contains individual plots connected by internal streets, rather than one shared building lobby. A contemporary site plan showed an elongated estate, a principal front entrance and the clubhouse around its middle. Plot position therefore deserves serious attention. A house near the entrance may have a more convenient departure in the morning but experience more passing vehicles; a farther plot can feel different even though the brochure lists exactly the same shared facilities. Walking the route from the gate to the house reveals road condition, lighting, visitor movement and where water appears to collect. Early reviews noted a canal near one boundary and construction activity on surrounding land. Those are useful clues about the neighbourhood’s historical layout, not evidence of present-day flooding, noise or an unresolved building site. Current conditions need a current inspection.
A fresh resale advertisement dated 6 October 2026 offers a two-storey, three-bedroom house of 170 square metres on a 59-square-wah plot at THB 4.98 million. Another listing promoted in September 2026 gives THB 5 million for a three-bedroom house of 175 square metres. These are asking prices attached to individual advertised properties, not a new-project price list, a formal valuation or proof of live inventory. The THB 4.98 million figure is the lowest recent asking-price reference identified in this review, subject to confirmation with the selling agent. Differences between resale houses can arise from renovation quality, the roof and service systems, plot placement, included fixtures and sellers’ circumstances. Even two houses presented as the same original model may require very different sums after completion. Price makes sense only beside a current inventory and condition assessment.
Ownership deserves a separate conversation before making any deposit. Atoll Waikiki Shore consists of houses with land, so Thailand’s condominium foreign-ownership quota is irrelevant here. A foreign individual generally cannot take freehold title to Thai land, subject to narrowly defined statutory exceptions and official permissions. Depending on the property and the parties, a registered land lease of up to 30 years and separately evidenced rights in the building may be considered; a promise of renewal is not equivalent to an already registered future term. When an online listing says “freehold”, it may be describing the tenure available to an eligible Thai purchaser rather than a structure a foreign buyer can use. No current title and contract package for an identified house was available in the public materials reviewed. Treating that distinction seriously is essential because an attractive home without workable land rights is not a complete purchase proposition.
There is a verifiable development history. Ananda’s own annual reports identify Waikiki Shore as a detached-house estate in Khlong Song Ton Nun, and an older project profile reproduces subdivision and land-record information. Those sources help establish who developed the estate and where it is. They do not prove that a particular resale seller still owns a given land parcel free of charges or disputes. An old reference to a project-wide mortgage cannot be projected onto an individual parcel in 2026; equally, no buyer should assume it has been discharged without current title evidence. Building ownership, permits for substantial alterations, and the registered owner of the land are separate elements of a property file. This is particularly consequential for a non-Thai buyer considering a lease or another lawful arrangement rather than ordinary land freehold.
Running costs should be assessed as carefully as the asking price. A 2015 review quoted a historic communal maintenance charge, but an authoritative current rate and the current estate governance documents were not identified. House ownership brings direct costs for roof repairs, paintwork, cooling, drainage, landscaping and interior systems. Estate living adds shared roads, lighting, guarding, pool operations and planting. If a managing body has postponed repairs, the difference may show up later as additional contributions or deteriorating facilities. The useful questions are not simply whether the development “has a pool” but who keeps it open, whether residents are satisfied with the standard of upkeep, and what liabilities or special assessments accompany the property. Transfer taxes and registration expenses also depend on the agreed allocation between buyer and seller.
Viewed in that light, Atoll Waikiki Shore is a proposition for someone who wants a ready-built family home on Bangkok’s eastern side, not an automatic investment win. It may suit a household with a car, a reason to be near Lat Krabang and an appetite for looking after a house. A purchaser relying on central-city rail travel, hands-off holiday letting or an uncomplicated foreign freehold transfer faces a different set of compromises. Detached houses also have a narrower resale audience than small urban apartments in some situations, so rental and exit assumptions should be tested against actual comparable transactions rather than advertised percentage yields. The decision begins with one specific lot, one current title and one property inspection. The name of the estate alone cannot answer those questions.
Home types & sizes
The original two-storey plan placed living, dining and cooking functions downstairs and three bedrooms upstairs, with parking for two cars. Early materials referred to plots starting at 50 square wah. A 170-sqm resale property may have undergone refurbishment or internal changes, so its usable arrangement needs inspection. The quoted price comes from one advertised home on a 59-square-wah plot; it is not a fixed price for every SH170 house.
The larger original design added a ground-floor bedroom, a more independent kitchen and parking for two cars. It can work better for relatives who prefer not to use stairs and for families with different schedules. The four-bedroom description refers to the original plan, not every house offered today. A resale advertisement for a 220-sqm house identifies only three bedrooms; room changes and alteration permissions must be assessed house by house.
Two original house types, SH170 and SH220, are supported by detailed on-site reviews from 2014 and 2015. Some broad directories instead mention four variants spanning 150–240 sqm, without providing a comparable set of original plans. For a resale purchase, use the existing floor plan, measured space and the land-title area for the identified property. Historical layouts and prices cannot substitute for what is actually being transferred today. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The physical address is Soi Phatthana Chonabot 4, Khlong Song Ton Nun, Lat Krabang, Bangkok. “Rama 9–Krungthep Kritha” is the marketed estate name, not an alternative city-centre location.
- A detailed 2015 route places the main gate approximately 700 metres along the side road. The estate is therefore not immediately beside a main highway or rail platform.
- The practical driving network involves Rom Klao, the Bangkok–Chonburi Motorway and the eastern ring road. These links are useful only if the household’s regular destinations match them.
- Lat Krabang Airport Rail Link station and Suvarnabhumi Airport serve the wider area, but neither is on the estate doorstep. Plan for an additional journey between the station and the house.
- Schools, healthcare providers and shops are available across the larger eastern-Bangkok catchment. Current travel times and the best route to a specific destination should be tested rather than inferred from older landmark lists.

Best for: A family whose work and school journeys are concentrated on Bangkok’s eastern side and who already relies on a car. Private rooms, a garden and shared recreation space can then justify the distance from the urban core. The proposition becomes less attractive if the same household must cross most of Bangkok twice a day.; Someone who values being able to inspect a finished home rather than relying on delivery promises. Buyers can see how the rooms have actually been used and whether the site, drainage, walls and services have held up. The trade-off is a longer maintenance history, so previous repairs and modifications need to be understood.; A multigenerational household choosing between original three- and four-bedroom configurations. The SH220’s ground-floor bedroom can materially improve day-to-day life for an older relative or regular guest. That benefit survives only if the particular resale home still retains a workable room downstairs.; A buyer who expects to keep a home for years and budgets for both private and communal maintenance. Estate facilities may improve daily life, but they require funding and management. This suits an owner who wants the responsibilities of a house as well as the convenience of shared leisure areas.; may not suit: A person who needs a walkable transit lifestyle and a car-free commute to Bangkok’s central business areas. Being in the wider Airport Rail Link catchment does not make the final journey to the estate effortless.; A foreign purchaser who assumes a house plot can be registered as personal Thai land freehold in the same straightforward way as an eligible condominium. The land and building rights require a separate, lawful transaction structure.; An investor expecting turnkey short-stay income or a quick resale based on a developer-branded estate name. Local housing demand, upkeep and the legal buyer pool need evidence of their own; none of these comes with a guaranteed return..
