Why this project is worth a look
The plot changes value
Resale pricing can move materially even between similar house types because land size, plot shape, corner position, privacy and owner extensions differ. The land shown on the title is therefore as important as the advertised indoor area.
A broad house mix
Project directories record six original designs from 106 to 204 sqm with three or four bedrooms. They are useful comparison anchors, but a mature resale house may have been altered, so the model name should never replace a current plan and inspection.
Road-first location
The estate is positioned for access toward Ramkhamhaeng, Kanchanaphisek, Krungthep Kreetha and the motorway. That profile is more compelling for a household with a car than for someone prioritising a short walk to mass transit.
Established, not speculative
Because the estate has been occupied for years, buyers can judge the real landscaping, security and common facilities instead of buying from renderings. The trade-off is that maintenance history and future repair costs matter more than they would in a newly completed home.
Land law comes first
A foreign buyer is not simply purchasing a building; the transaction also involves land. The title and lawful ownership or lease structure for the exact property should be resolved before any reservation money is committed.
About the project
Perfect Place Wongwaen-Ramkhamhaeng is an established detached-house estate in eastern Bangkok rather than a new developer launch. It sits on Kheha Rom Klao Road in Khlong Song Ton Nun, Lat Krabang, and contains 257 two-storey houses across roughly 66 rai. A buyer entering the project in 2026 is therefore shopping in a resale market. The meaningful differences are house condition, plot size, renovation history, furniture, orientation and owner alterations—not a single developer price list. Two homes with similar floor areas can be very different purchases once the land, upkeep and work carried out after handover are compared.
The estate was rolled out in two internal phases. A contemporary launch review records 39 homes in the first phase and 218 in the second, matching the 257-unit total still reported by current project directories. The sources do not support treating those phases as independent projects with separate product identities, so this dossier keeps them under one Perfect Place Wongwaen-Ramkhamhaeng record. That matters when reading resale ads: a phase number can help locate the house within the estate, but it is not by itself evidence that the listing belongs to a different development.

The original product was conventional low-rise family housing on individual plots, generally starting around 50 square wah. Early launch material concentrated on three house plans from 106 to 146 sqm, while a later project directory lists six named designs ranging from 106 to 204 sqm. Across those plans, the original specification spans three or four bedrooms, two to four bathrooms and two parking spaces. Resale houses may no longer match the brochure configuration. Extensions, enclosed terraces, added kitchens, carports and room reconfiguration are common enough in mature landed estates that the current floor plan should be checked against the title documents, permits where relevant, and the physical house.
The location works best for a car-based eastern Bangkok routine. Kheha Rom Klao connects toward Ramkhamhaeng, the Kanchanaphisek Outer Ring Road, the newer Krungthep Kreetha corridor and the motorway network. That can suit households commuting around Lat Krabang, Ramkhamhaeng, Suvarnabhumi and the eastern suburbs better than a more central address with less land and tighter internal roads. It is not a classic rail-first development, however. Public transport can supplement the commute, but day-to-day convenience here is still shaped mainly by road access and having a car.
Shared facilities include a clubhouse, swimming pool, fitness area, landscaped communal space, security and CCTV; older project material also refers to a steam room and controlled estate access. For a mature development, the existence of an amenity on a 2016 brochure is less important than its present operating standard. Buyers should look at the common areas when they are actually in use, ask for the current maintenance fee, and check whether the selected property has outstanding estate charges. A well-run common area supports everyday quality of life, while deferred maintenance can become a recurring owner cost even when the private house itself looks good.
Asking prices vary widely enough that one headline number would be misleading. A DDproperty resale listing posted on 9 September 2026 asked THB 5.39M, while PropertyHub showed a THB 6.0M listing refreshed on 6 October. Larger plots and substantially renovated homes are advertised much higher. The original developer launch range of roughly THB 4.79M–5.19M in 2016 is historical context only; it is not a current valuation benchmark. For a sensible comparison, price should be normalised mentally against land size, usable area, renovation quality and position inside the estate rather than compared as a raw total alone.
Foreign buyers need a different legal lens from condominium purchasers. The property includes land, and Thailand generally restricts direct land ownership by foreign individuals except for narrow statutory exceptions. A marketplace label such as 'freehold' describes the title being sold in the domestic market; it does not override nationality restrictions. Before paying a deposit, a foreign buyer should see the land-title document, identify the registered owner of the land and building, and have the proposed ownership or lease structure reviewed for the specific transaction. Nominee shareholding or a Thai company created merely to bypass land rules is not a prudent substitute for a lawful structure.
Because developer sales are closed, new-build contract checks are no longer the main due-diligence task. The focus shifts to the ownership chain for the exact house, registered encumbrances, outstanding estate charges and whether the physical building matches the relevant documentation. If owners have added extensions, carports or reconfigured rooms, the buyer should understand whether approvals were required and whether the work is properly reflected where necessary. In a mature landed resale, those points affect both future marketability and price negotiations: an expensive repair or an undocumented alteration can matter more than a few hundred thousand baht between two superficially similar listings.
Completion dates are not perfectly consistent across databases. Sources close to the launch, together with Home.co.th, Tooktee and DDproperty, support 2017; ZmyHome records 2018 and some syndicated databases show 2019. The dossier uses 2017 because it is the best-supported date, while preserving the disagreement. In a resale purchase, the more consequential due-diligence issue is the physical condition of the actual house. Roofing, water ingress, electrical work, plumbing, external finishes, windows, drainage and any owner-built extensions deserve more attention than a one- or two-year discrepancy in directory metadata.
The project therefore makes most sense as a family-home comparison rather than a packaged investment proposition. It gives buyers a relatively broad range of three- and four-bedroom detached houses, private land and two-car parking within an established eastern Bangkok estate. The quality of the purchase will be determined house by house: clean land documentation, sound building condition and a price that makes sense against comparable homes inside the same development. Those are stronger decision points than the estate's original marketing theme or any generic claim about capital growth.
Ownership format
Listings describe the houses as freehold property, but that does not give a typical foreign individual unrestricted land ownership. Thai law generally restricts foreign ownership of land except for narrow statutory exceptions. For any specific resale, the land title, registered land owner and legally workable ownership structure must be checked before a deposit is paid.
Home types & sizes
The smallest recorded standard design, originally two storeys with two parking spaces. Resale floor area may differ where owners have extended the house.
A larger three-bedroom layout and a size that appears frequently in current resale stock. Check the original configuration against any later owner alterations.
A mid-sized three-bedroom plan in the original range. When comparing resales, plot size and later extensions matter alongside the nominal 146 sqm area.
One of the original four-bedroom designs. Its area is close to BONITA, but the room programme differs, showing why bedroom count should not be inferred from floor area alone.
A larger four-bedroom option for households needing more rooms without moving to the biggest recorded design. Resale fit-out and renovation level can have a material effect on price.
The largest recorded standard design by internal area. The directory lists three bedrooms and four bathrooms; the actual resale layout should be checked for post-handover changes.
A 2016 launch review focused on three plans—BELLE, BELLA and BONITA—from 106 to 146 sqm. A later ZmyHome project directory records six designs up to 204 sqm. The cards above use the broader later catalogue; they describe original house types, not a guarantee that a particular resale remains in its handover configuration.

Price & purchase terms
- Current price: A recent lower asking-price anchor is THB 5.39M from a DDproperty listing posted on 9 September 2026. For a fresher comparison, PropertyHub showed THB 6.0M as the lowest refreshed listing on 6 October 2026. These are resale asks, not developer inventory, so the specific house, condition, land plot and deal availability need to be checked separately.

Best for: Families looking for a detached home with private land, three or four bedrooms and two-car parking in eastern Bangkok.; Buyers comfortable evaluating resale condition house by house rather than relying on a uniform developer specification and price list.; Households whose daily geography is centred on Lat Krabang, Ramkhamhaeng, Suvarnabhumi, Kanchanaphisek or the eastern motorway corridors.; Buyers who prefer an established estate where landscaping, common facilities and the neighbourhood can be judged in real life before purchase.; may not suit: A foreign buyer whose non-negotiable requirement is unrestricted direct ownership of the underlying land; a normal purchase does not fit that expectation under Thai land rules.; A car-free buyer for whom a short daily walk to an operating urban rail station is the primary location criterion.; Someone seeking a newly delivered home with a full developer warranty and uniform original fit-out; this is a mature resale estate and house condition varies..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Completion dates conflict across databases: near-launch sources, Home.co.th, Tooktee and DDproperty support 2017; ZmyHome shows 2018 and some aggregators show 2019. The main field uses 2017 as the best-supported date.
- The current 2026 estate maintenance fee was not found. A launch-era review quoted THB 25 per square wah, but that historic rate should not be carried forward without confirmation.
- The land-title type and legal ownership structure were not verified for every resale house. The exact plot title and the registered owners of the land and building need to be checked for the selected property.
