Why this project is worth a look

Completed and inspectable

Silvertown was completed in 2014 and remains an operating building. A buyer can inspect the common areas and the exact resale unit, assess present finishes and systems, and avoid relying only on developer-era presentation material.

BKK1 street address

The project stands at #251 Preah Trasak Paem Street 63 on the corner of Street 400 in BKK1. The current Naki Suites operation publishes the same address, making the building identifiable under both the historic Silvertown name and the present operator.

Two operating layers

The ownership and sales history is condominium-based, while current operation includes serviced-apartment and hospitality functions. That can add staffed services, but buyers should separately confirm the management arrangement, charges and rental rules attached to the selected unit.

Rooftop facilities

Official sources confirm a rooftop pool, rooftop bar and café, fitness centre, business centre, 24-hour reception and security, and housekeeping services. In a completed development, these areas can be inspected rather than assessed from renders.

Varied unit formats

Historic project material covers studios, two-bedroom and three-bedroom apartments, while Naki Group also mentions a penthouse. A resale buyer should not apply a project-wide range to one listing; area and configuration need to be checked against that unit's documents.

About the project

Silvertown Metropolitan is a completed Naki Group condominium in BKK1 that has accumulated several public names during its operating life. The development and resale pages still use Silvertown Metropolitan; the serviced-hospitality operation was previously marketed as Residia at Silvertown Apartment or Residia at Silvertown Metropolitan, while the present operator uses Naki Suites @ Silvertown. The naming, address and operator trail points to one building rather than separate projects. Booking still carries a residia-at-silvertown-metropolitan URL, but the live property name is Naki Suites @ Silvertown and the address remains #251 at the corner of Street 63 and Street 400. For a buyer, these names belong to one property history, not three independent developments.

Naki Group lists Silvertown Metropolitan in its own portfolio as a 14-floor development with 111 condominium units and states separately that the project was completed in 2014. Naki Realty repeats the 14-floor, 111-unit profile and describes two passenger lifts, one cargo lift, a 24-hour front desk and security. Those repeated current figures are more useful than isolated historic marketing copy. One archived Naki Group article used 110 units, so 111 is the more consistently confirmed figure across Naki Group, Naki Realty and Realestate.com.kh.

The physical location is supported across several sources: #251 Preah Trasak Paem St. (63), corner Street 400, Sangkat Boeng Keng Kang 1, Khan Boeng Keng Kang, Phnom Penh. Older directories may still label BKK1 under Chamkarmon, reflecting the previous administrative structure, but the page uses the current BKK1 location within Khan Boeng Keng Kang. In practical map searches, both Silvertown Metropolitan and Naki Suites @ Silvertown are useful identifiers because the operating hospitality business occupies the same building and publishes the same street address.

The original product was conceived as a fully furnished condominium with hotel-style services. An archived Naki Group project article gives studios of 37–56 sqm, two-bedroom units of 82–97 sqm and three-bedroom units of 120 sqm. The current Naki Suites website sells accommodation through hospitality room categories and gives different sizes for some operated inventory: about 60 sqm for Deluxe Studio, 103 sqm for Two Bedroom and 123 sqm for Three Bedroom. Realestate.com.kh shows a wider project range of 37–197 sqm, while Naki Group separately mentions a 420 sqm penthouse. These figures should not be blended. The layout summary retains the original project ranges, while the area of any resale unit should be checked against its title, plan and physical measurements.

The shared facilities are consistent with the serviced-condominium format. Official material identifies a rooftop infinity pool, rooftop bar and café, yoga deck, fitness centre and business centre. Naki Realty also confirms two passenger lifts and one cargo lift, while the project brochure specifies two parking levels and 38 car spaces. The operating model includes a 24-hour front desk and security, housekeeping, laundry and transport services. A buyer should confirm which services are currently included, optional or separately charged under the Naki Suites operation and under the management arrangements of the chosen unit; hotel services and owner obligations are not interchangeable.

For buyers today, Silvertown is primarily a resale market inside an operating completed building rather than a new developer launch with one current payment schedule. HomeAbroad Cambodia lists the development as completed with 14 floors, 111 units, one- to three-bedroom units and a market entry point from $85,000. Realestate.com.kh maintains both a Silvertown Metropolitan project page and an older Residia project page, but the identity evidence leads back to the same property. A platform starting price is only a search anchor: fit-out condition, floor, outlook, documented area, furniture, management arrangements and actual availability can vary substantially between individual resale units.

A completed project allows due diligence on physical conditions rather than relying on renders. At Silvertown, a buyer can inspect the facade, lobby, lifts, pool, fitness area, corridors and the exact apartment, then compare what is visible with the paperwork. Because the building was completed in 2014, current condition matters at both unit and common-area level. Mechanical systems, renovation history, furniture condition and maintenance standards should be checked rather than inferred from launch-era materials. The presence of a hospitality operator does not create an automatic rental return or occupancy guarantee; the economics of a unit depend on its actual acquisition price, costs and verifiable rental record.

Silvertown also differs from a purely residential condominium because privately owned units, long-stay accommodation and short-stay Naki Suites operations coexist in the same asset. Some buyers may value the staffed reception, housekeeping and serviced-apartment infrastructure. Others may prefer a building without transient hotel traffic or service-intensive operating costs. Before committing to a unit, the practical file should include the title, confirmed area, current common and management charges, rental rules, the status of any operator agreement and a clear inventory of furniture or equipment included in the sale.

The Naki brands also need to be separated by role. Naki Group is the developer of Silvertown Metropolitan and lists it among its completed projects. Naki Realty publishes sale and rental inventory in the same building, while Naki Suites @ Silvertown is the current hospitality and serviced-accommodation operator. Seeing these names across the same source trail does not indicate separate developments. For a transaction, the distinction helps direct due diligence properly: building specifications and the original concept come from the project and developer material, current services come from the operator, while price, title, furniture and contractual obligations must be checked against the documents of the specific owner and resale unit.

Unit types & sizes

Studio
37–56 sqm

The compact format in Naki Group's historic project material. The current Naki Suites operator uses a separate Deluxe Studio hospitality category of about 60 sqm, so a resale buyer should verify the exact layout and documented area of the individual unit.

2 bedrooms
82–97 sqm

The original project range for two-bedroom units. Naki Realty also markets a specific 103 sqm two-bedroom product, reinforcing that a buyer should check the particular title and floor plan rather than assume the historic range covers every unit.

3 bedrooms
120 sqm

Historic project material gives 120 sqm. The current Naki Suites website advertises a Three Bedroom Suite of about 123 sqm as a hospitality category; that figure should not replace the documented area of a specific condominium unit.

The ranges above come from Naki Group's project article: studios 37–56 sqm, two bedrooms 82–97 sqm and three bedrooms 120 sqm. The current Naki Suites operation uses hospitality categories of about 60/103/123 sqm, Realestate.com.kh shows a wider project range of 37–197 sqm, and Naki Group separately mentions a 420 sqm penthouse. These sources describe different slices of inventory; a transaction should rely on the documented area of the specific unit. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms

  • Current price: From $85,000 on the current HomeAbroad Cambodia project profile checked on August 12, 2026. This is a lower market anchor from a specialist platform; the specific unit, availability, condition, title and transaction terms need separate confirmation.
  • Completed: 2014

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. We ask the developer for the current price, availability and payment terms on the unit you are looking at, and go through them with you personally.

Best for: Buyers who want a completed BKK1 property and value being able to inspect the exact apartment and common areas before committing.; People comfortable with a condominium combined with serviced-apartment infrastructure such as reception, housekeeping, a rooftop pool and a fitness area.; Buyers looking at two- or three-bedroom city layouts who are prepared to verify the documented area and present condition of each resale unit separately.; Investors considering an operating asset with a hospitality operator and willing to check the management agreement, actual costs and verifiable rental history of the specific unit.; may not suit: Buyers who specifically want a new off-plan launch with one current developer price list and payment schedule.; Buyers who want a purely residential building without short-stay hospitality traffic or a service-intensive operating model..

What we confirm before booking

A short, specific to the project list. We request these from the developer and go through them with you before any payment.

  • the legal entity in the SPA and the payee’s bank details
  • the title format and what is registered against the unit
  • the contractual handover date in the SPA — the page shows the date from the project’s materials
  • the contractual area of the chosen unit, and which basis it is measured on

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Naki's own material is inconsistent on unit count: current Naki Group/Naki Realty pages and Realestate.com.kh use 111 units, while one archived Naki Group article says 110. The working figure is 111 because it is the more consistently repeated official value.
  • Area figures describe different inventory slices: project material gives 37–56 / 82–97 / 120 sqm, current Naki Suites uses hospitality categories around 60 / 103 / 123 sqm, Realestate.com.kh gives a project-wide 37–197 sqm range, and Naki Group separately mentions a 420 sqm penthouse. The selected unit's area should be confirmed from its title and plan.
  • The legacy Realestate.com.kh page for Residia at Silvertown Apartment is labelled BKK2, while the current Silvertown Metropolitan profile, Naki Group/Naki Realty, Naki Suites and Booking place the same building at #251 St.63 / St.400 in BKK1. The address is presented as BKK1; the former Residia name is not treated as a separate project.
