The project is inspired by the 1920s art-deco era and Fitzgerald's novel The Great Gatsby. What the finishes specification should cover
The renders communicate a design concept but do not define the legally binding handover package. Before signing the SPA, request a finishes schedule stating the brand or minimum grade of flooring, doors, windows, sanitaryware, kitchen equipment, air-conditioning, lighting and built-in furniture.
Check the developer's substitution rights, the minimum standard for an acceptable replacement and the process for material changes. The same schedule should state the handover condition, included appliances, warranty documents, inspection procedure, defect-remedy process and the event that constitutes acceptance.

Gross versus net area: what the documents should state
Public Time Square 9 listings use both gross and net areas, while this page presents a single set of figures. Two units can therefore be compared by price per square metre only after the seller confirms that the same area basis is being used.
Ask for a dimensioned unit plan and a separate area schedule showing internal usable space, balcony, wall allocation and any other included components. The reservation form and SPA should match on unit code, floor, layout type, gross area, net area and price; a sales explanation is not a substitute for a signed schedule.

The same layout can perform differently on different sides of the tower because of daylight, solar gain, road noise and the durability of the view. Before selecting a unit, request the full typical-floor plan showing north, the stack number, lift core, stairs, refuse rooms and engineering spaces.
Check what currently faces the windows and what may legally be built on the neighbouring plot. For units close to the parking podium or roof, identify vehicle ramps, ventilation outlets, pumps, generators and pool plant. A short checklist of questions about a specific residence before you place a booking:

How to model post-handover costs
A headline service-charge rate is not enough to calculate ownership costs. Confirm whether it is applied to gross or net area and whether it includes the sinking fund, common-area insurance, security, pool and gym operations, waste collection, parking and building management.
Request the draft condominium rules and a sample operating budget before booking. Separate one-off handover charges, recurring mandatory fees and consumption-based utilities; also check who can increase the tariff, how the annual budget is approved and whether management debts follow the unit on resale.

Before booking, request a dated construction pack specifically for Time Square 9: photographs taken from consistent viewpoints, the stage completed, the next measurable milestone and the current programme. In the SPA, distinguish calendar-based instalments from milestone-linked payments and check the clauses covering delay, buyer notification and evidence of progress.
