Many routine needs can be handled on foot or with a short ride rather than a cross-city journey. The trade-off is the active commercial character of BKK1, including traffic and daytime activity. Knight Frank’s H1 2018 market report described The View Residence as a high-end hotel-style serviced residence in BKK1, with most units intended to operate as serviced apartments managed by the developer, Grand Richfortune Company Ltd. The building’s current use follows that concept: the operator offers studio-style rooms, one-bedroom suites and family accommodation, together with late check-in, breakfast and residence services. At the same time, market portals advertise individual units as condominiums. Buyers should therefore separate the characteristics of the building from the ownership and service terms attached to a specific apartment.

A hotel room category is not the legal unit

A room name on the operator’s website does not prove the boundaries of the property being sold. Before paying a deposit, match the apartment number, floor, area, plan, cadastral or registration identifier and owner’s name across the title, sale agreement, approved floor plan and the management records.

Check whether the operator combines several legally separate units under one accommodation category, or uses a commercial room label that differs from the title number. The purchase contract must identify the registered private unit itself, not merely a hospitality category.

Most of the headline shared facilities are concentrated at rooftop level. The operator confirms a 25-metre infinity pool, fitness centre, sauna, open-air Japanese-style bath and restaurant. These are not simply legacy items from an old sales brochure: the residence is operating and publishes current photographs of the spaces. The practical advantage is that residents can swim, exercise and use leisure areas within the building. Before purchasing, however, a buyer should obtain written confirmation of owner and tenant access, current fees, opening hours and the exact services included under the selected unit’s agreement.

Checks specific to a foreign buyer

Cambodian law allows a foreigner to own a private unit in a co-owned building only above the ground floor; the land, underground levels and common areas do not become the foreign owner’s separate property. Foreign ownership is also capped at 70 per cent of the private units in a building.

A general description of the property as a condominium is therefore insufficient. For the selected apartment, obtain the current strata title, verify the floor and registered owner, and secure documentary confirmation that the building’s foreign-ownership quota remains available. A company share structure, long lease or other contractual arrangement is legally different from direct registration of a strata-title unit and should not be presented as the same transaction.

The apartments are designed for practical city living rather than decorative show-home use. The active room line includes compact studio-style categories, high-floor variants, separate one-bedroom suites and family apartments with two bedrooms. Depending on category, units may include balconies, a full kitchen or kitchenette, refrigerator, induction hob, washing machine, bathtub and bidet. This setup can work for longer-stay tenants who want to cook, store belongings and maintain a normal household routine instead of relying on a room configured only for a short visit.

Market profiles indicate an overall size range of roughly 27–78 square metres, but the available public evidence does not support a reliable allocation of that range across every room type and floor. The dimensions of any selected unit should therefore be checked against its title, plan and contract, with gross area, internal area and any common share clearly distinguished. Naming also varies: the operator uses hospitality room categories, while a seller may describe a similar layout as a studio, one-bedroom or two-bedroom condominium. The plan and physical inspection matter more than the listing headline.

For an investor, the strongest point is not a projected yield but the existence of an operating rental environment. The building is established, sits in BKK1 and continues to function as a serviced residence. A buyer can investigate actual asking rents, occupancy patterns, common-area condition and operating costs before committing. A hotel nightly rate should never be treated as owner income. Net performance depends on management commission, utilities, housekeeping, maintenance, taxes, vacancy and the exact rental programme. Any return model should be built only after reviewing the current agreement and payment history for the chosen unit.

How to verify income from an operating unit

For an apartment already placed with the operator, request evidence rather than a forecast: the management agreement, owner statements, bank receipts, occupancy records, rates from completed bookings, retained commissions, cleaning charges, utilities, repairs and replacement costs. The records must relate to the exact unit for sale, not the average performance of a room category or the building.

Clarify who bears the cost of complimentary nights, discounts, refunds, vacant periods and damage, and whether the operator may change rates or deductions without the owner’s approval. Net owner income is the balance after all deductions and downtime; the advertised nightly hotel rate is not owner income.

The View Residence is best assessed as a completed urban asset with a clear address and a substantial service component, but with a fragmented resale market. Buyers can inspect the real building, active facilities and furnished interiors rather than relying only on renders. At the same time, older and newer sources disagree on the floor count and completion year, and no public page provides a single current register of units for sale. Before paying, the buyer should verify the title of the selected apartment, the seller’s authority, any encumbrances, management rules and the full cost of ownership.

A resale purchase requires more unit-level investigation than a new development launch. Each apartment may have a different owner, rental history, furniture package and maintenance condition. Before paying a deposit, the buyer should request the title copy, the seller’s identification or company documents, evidence of the agent’s authority, current mandatory charges and confirmation that management fees are not overdue. The inspection should cover air-conditioning, water pressure, plumbing, windows, balcony doors, appliances and any signs of moisture. A completed building makes these checks possible, and that practical advantage should be used fully.

Management arrangements deserve separate review. The same building may accommodate hotel guests, long-term tenants and owner-occupiers at the same time. That can affect facility access, housekeeping, parking, visitor registration and the right to place a unit with a chosen operator. A buyer should establish whether participation in a serviced-rental programme is compulsory or optional, who sets rates, how costs are allocated and whether independent leasing is permitted. Verbal explanations are not enough; the answer should be supported by the current management rules and the selected unit’s contracts.

The financial review should separate the purchase price from the annual ownership budget. In addition to the unit price, a transaction may involve registration costs, taxes, agency commission, common-area fees, utilities, internet, housekeeping, repairs and furniture replacement. In a building with a pool, restaurant, fitness facilities and staffed services, the quality of the amenity package is directly connected to operating income and maintenance spending. A low asking price for one apartment does not automatically mean a low total cost, so recent bills should be reviewed alongside the physical condition of the property.

Furniture inventory and replacement liability

In a serviced residence, furniture and appliances may belong to the seller, the operator or a separate fit-out package. Attach a signed inventory to the SPA, recording the models and condition of material items, photographs, keys and access cards, and individual meter readings at handover.

Read the management agreement alongside that inventory. It should identify who pays to replace air-conditioning equipment, washing machines, mattresses and kitchen appliances, whether the operator can deduct those costs without prior approval, and what remains in the unit when the programme ends. Two apartments that appear equally furnished during inspection can therefore carry different ownership costs.

Owner-occupiers should visit at different times of day. Daylight reveals orientation, views and street noise; an evening visit shows lobby operation, lighting, lift demand and the surrounding atmosphere. Floor and window direction can materially change the experience even when layouts are similar. A high floor may provide a broader view and less street noise, but makes lift reliability, backup power and window quality more important. A lower floor can be easier to access while feeling more connected to street activity. Comparing several actual units is usually more informative than selecting from listing price alone.

For a buyer, it is useful to separate the operating building from the terms of a particular transaction. The property functions as a serviced residence, so the ownership experience depends not only on the apartment layout but also on management standards, access rules, service charges, rental policies and the actual condition of the selected unit. Before reserving, the buyer should request unit-specific documents, confirm the seller's rights, title form, outstanding management fees, the furniture and appliance inventory, and the rules governing owner and tenant use of the facilities. A completed building makes these checks more practical: common areas, noise, daylight, views, finishes and building systems can be inspected in person and compared with the contract and recurring costs.
