Several independent pages confirm the location as Street 71 at Street 392, Sangkat Boeng Keng Kang 1, Khan Boeng Keng Kang, Phnom Penh. This is a dense, mixed city setting where homes sit among offices, restaurants, hotels, shops and other tall buildings. Its practical value is everyday access to central Phnom Penh rather than resort-style separation. The same density creates trade-offs that should be assessed in person. Traffic, street noise, the view from a particular floor, nearby construction and privacy can vary substantially between apartments in the same building. Orientation and the immediate outlook therefore matter as much as the general BKK1 address.

A much newer IPS profile, updated in June 2026, gives 167 units and reports construction at 90 percent. It should therefore be treated as a late-stage project moving toward handover, not automatically as a fully operating completed residence. A buyer needs to confirm the actual status of the selected apartment, the readiness of shared areas and the handover process at the time of purchase.

A number of market sources refer to a neighbouring Mercure hotel component and an association with Accor. That relationship may add a hospitality character to the wider development, but the available wording does not establish one consistent picture of which hotel services are included for apartment owners, who manages the residential portion or what obligations continue after handover. The safer approach is to assess The Flora Suites first as a condominium by The Flora Group with its own facilities. Any expectation involving hotel services, rental management, returns or loyalty benefits should be supported by separate contractual documents.

As of July 2026, The Flora Suites appears to be a prominent central project with a clearly formed building and recent photographs of the real tower. Its appeal rests on the BKK1 address, a broad selection of apartment formats and an unusually substantial set of common spaces. The main due-diligence issue is not the lack of a concept but inconsistent published parameters, including the unit count, completion timing, initial payment percentage and certain layout sizes. Those discrepancies do not make the project unsuitable, but they make the specific apartment, its title documents, handover status and complete ownership cost more important than a general project brochure.
