Why this project is worth a look
A building you can inspect
Ease 2 is already occupied, so buyers can assess the actual unit, common areas, lift operation, parking pressure and management rather than relying on a future specification. That is a meaningful advantage in resale due diligence, even though it does not remove the need for legal and title checks.
A legible two-block plan
The 329 homes are divided between an 18-storey and a 12-storey building, with roughly 11–12 units on a typical floor. Building, stack and orientation therefore matter: two apartments with similar floor area can still have different views, access patterns and day-to-day privacy.
Practical one- and two-beds
The original mix runs from 27–38.1 sq m one-bedroom units to 46.4–52.7 sq m two-bedroom homes. Buyers can choose between a lower entry ticket and a layout that better suits a couple or small household, without a confusing catalogue of many product types.
Inside the Rama 2 neighbourhood
The project is set inside Soi 54 behind Central Rama 2 rather than directly on the main highway frontage. That can suit road-based daily life in western Bangkok, but it is a weaker match for someone whose priority is walking to an operating urban rail station.
Real resale choice
With developer sales closed, the market offers units on different floors and in different conditions. That creates room to compare, but also makes unit-level due diligence essential: the cheapest listing is not automatically the best value once condition, title, foreign quota and transfer costs are considered.
About the project
Ease 2 Rama 2 is a completed Land and Houses condominium behind Central Rama 2 in Bangkok’s Bang Khun Thian district. The project needs to be distinguished from the earlier Ease Rama 2 development in the same broader location. Ease 2 has two residential buildings: Building A rises to 18 storeys and Building B to 12, with 329 units in total. It launched in 2018 and was completed and ready for occupation by 2020. By September 2026, developer sales are closed, so a buyer is effectively looking at the resale market rather than a new-build allocation. That means the decision is about an identifiable apartment with a real floor, orientation, fit-out, condition and ownership history rather than an off-plan promise.
The completed status changes the due-diligence process in a useful way. Instead of relying mainly on renderings, specifications and projected handover dates, a buyer can inspect the building as it operates today. The condition of corridors and lifts, upkeep of the pool and garden, actual parking pressure, evening noise, views from the selected stack and the quality of juristic-person management can all be observed. None of this removes legal or financial risk, but it replaces several forward-looking assumptions with evidence from an occupied condominium.

The site is on Rama 2 Soi 54 Yaek 4 in Samae Dam, Bang Khun Thian. It sits inside the neighbourhood behind Central Rama 2 rather than directly on the main Rama 2 carriageway. The location makes most sense for people whose daily life is already tied to Rama 2, Bang Khun Thian, Ekkachai or the western side of Bangkok. Road connections lead toward Rama 2 Road, Bang Khun Thian–Chai Thale Road, Ekkachai Road and Kanchanaphisek Road. This is not, however, a central Bangkok station-led location. Buyers who want to walk to an operating BTS or MRT station and commute into the central business districts every day should compare it with rail-oriented alternatives before focusing on the lower entry price.
The development is relatively contained for a multi-building Bangkok condominium. Its 329 units are spread over roughly 4 rai 1 ngan 97.3 square wah. Project materials allocate 192 units to the 18-storey Building A and 137 units to the 12-storey Building B. Typical residential floors were planned with about 11 or 12 units. That floor-level density can matter more to day-to-day experience than the headline project total: fewer front doors per floor generally means shorter internal circulation and less constant corridor traffic than in very dense mass-market towers. Each building was designed with two passenger lifts and one service lift.
The original residential mix is straightforward: one-bedroom and two-bedroom apartments. One-bedroom layouts were marketed from 27.0 to 38.1 sq m, with recurring plans around 27.0, 32.4 and 38.1 sq m. Two-bedroom units run from about 46.4 to 52.7 sq m, including 46.4, 49.4 and 52.7 sq m layouts. This is not a scheme built around tiny studios, nor does it offer the broad range of three- and four-bedroom family apartments found in larger premium developments. Its core product is compact permanent housing for singles and couples, plus smaller two-bedroom homes that can work for a couple or a household of two to three people.
At launch, the apartments were sold with a fitted baseline that included built-in kitchen components, wardrobes and finished bathrooms. A resale buyer should not assume that the original specification is still what is being purchased. Some owners may have retained the developer finish, others may have renovated extensively, and some units may have been rented for years. The inventory shown in a resale listing therefore needs to be treated separately from the original handover package. A viewing should establish the condition of finishes, air-conditioning, appliances and built-ins, what remains on transfer, and whether any alterations affect the registered layout or building rules.
Amenities are concentrated between and around the two residential blocks. The scheme includes a main lobby, separate building lobbies and mail areas, a fitness room, meeting room, landscaped areas, and an outdoor salt-water swimming pool with a children’s section and poolside seating. Parking was launched at roughly 57% of units including tandem spaces. Residential access is controlled, with card access in the buildings, vehicle access controls, CCTV and 24-hour security. Because this is now an established condominium, current house rules and parking allocation should be verified with the condominium juristic person rather than assumed from the 2018–2020 sales material.
Resale pricing now matters more than the original developer launch price. In early September 2026, DDproperty carried a one-bedroom unit of about 26 sq m at THB 1.34 million, while other current portals show smaller apartments around the low-THB-1-million range and two-bedroom units well above THB 3 million. The cheapest asking price should not be read as a valuation of every apartment in the project. Floor level, condition, urgency of sale, furniture, view, ownership structure and title details can materially change the price. The more useful comparison is between several units of similar size and ownership status, followed by a check of actual title and transfer conditions.
For a foreign buyer, the legal issue is more specific than a resale advertisement marked 'freehold'. Thai condominium law allows foreign ownership only while the foreign share remains within the statutory 49% quota by total unit area in the registered condominium. A unit may therefore be capable of foreign freehold ownership, but quota availability still has to be confirmed for that particular transfer. The condominium juristic person should provide the relevant confirmation before transfer at the Land Office. A Thai-owned resale unit advertised as freehold is not, by itself, proof that a foreign buyer can register it in foreign name.
Public databases also require careful filtering for this project. Several portals mix Ease 2 Rama 2 with the earlier Ease Rama 2 and consequently show 2015 completion, eight floors, 480 units or simplified 12-storey data. Those figures do not match Land and Houses’ own launch information or detailed contemporary reviews of Ease 2. The consistent identity for Ease 2 is the 2018 launch, two buildings of 18 and 12 storeys, 329 units, the Rama 2 Soi 54 Yaek 4 location and completion by 2020. For a resale buyer, that discrepancy is a reminder that portal metadata is a lead, not a substitute for the title deed, condominium registration records and the juristic person’s confirmation.

Ownership format
A foreign buyer may hold a condominium unit in freehold when foreign ownership in the relevant registered condominium remains within the statutory 49% quota by total unit area. Quota availability must be confirmed with the condominium juristic person for the specific unit before transfer.
Unit types & sizes
The smallest original layout in the project. It can work for a single occupant or couple prioritising a lower entry price; resale listings sometimes show registered areas around 25–26 sq m, so the title area should be checked for the selected unit.
A roomier one-bedroom option. The extra area is most useful for everyday living, where circulation, storage and a less compressed living space matter more than they do for occasional stays.
The largest mainstream one-bedroom layout. On resale it is worth comparing not only with smaller one-beds but also with compact two-bedroom stock, because floor, condition and seller motivation can sometimes affect price more than the area difference alone.
A compact two-bedroom layout described in the project review as a corner unit. It can suit a couple wanting a separate office or guest room, or a small household comfortable with a single bathroom.
The middle two-bedroom size. On the resale market, the exact configuration, outlook and condition are likely to matter more than the few square metres separating it from the neighbouring two-bedroom types.
The largest published original layout in Ease 2. It provides the most internal space within the project’s range, while still remaining a compact urban two-bedroom rather than a large family apartment.
Original project material shows a 27.0–52.7 sq m range and one- or two-bedroom formats only. Resale portals sometimes show areas around 25–26 sq m or label a unit as a studio; the registered title area and layout should therefore be checked for the specific apartment.
