Pool, fitness, yoga, gardens, playgrounds, multipurpose rooms, laundry facilities and on-site shop space are spread through the compound. They do not make it a resort, but they cover a useful set of everyday needs for a large residential community.

Lumpini Condotown Ekachai 48 is a completed L.P.N. Development condominium in Bang Bon, on the western side of Bangkok. The project is spread across eight eight-storey residential buildings on roughly 20 rai, with 1,784 apartments sharing a landscaped compound and central facilities. That scale changes the way the property should be judged. It is closer to a sizeable residential campus than a single city tower, with different building positions, courtyards and ground-floor uses. For a resale buyer, completion is a practical advantage: you can inspect the actual building, corridor, view, common areas and evening activity before committing, rather than relying on a construction schedule or launch renderings.

Older web pages can make the project look inconsistent because the first sales phase was presented separately. Phase 1 material described four buildings and 1,085 units. The developer's current project page and the later residents' community guide describe the operating project as eight buildings with 1,784 units. This dossier therefore treats Lumpini Condotown Ekachai 48 as the full completed condominium, not as a four-building phase. When comparing listings, the building code still matters: A1, A2, B1, B2, C1, C2, D1 and D2 sit in different parts of the site and do not have identical ground-floor functions or proximity to the shared amenities.

The condominium juristic person lists the address as 206 Ekkachai Road, Bang Bon, Bang Bon, Bangkok 10150. It is directly on Ekkachai Road rather than hidden deep inside a residential soi. L.P.N.'s current location section puts Big C Bang Bon at about 350 metres and Central Rama 2 at about 3.1 kilometres. Rail access is less immediate: MRT Bang Khae is listed at roughly 5.3 kilometres and BTS Wutthakat at roughly 5.6 kilometres. In other words, this is not a station-front condominium. It makes more sense for someone whose daily routine already runs through Bang Bon, Ekkachai and Rama 2, or for a buyer comfortable using a car, taxi or local road transport. A buyer whose first requirement is a short walk to BTS or MRT should look elsewhere.

The unit mix is deliberately narrow. Current project information gives an overall size range of 29.5 to 34.5 square metres, while the detailed review and plans separate that into studios of 29.5–30.5 square metres and one-bedroom apartments of 33–34.5 square metres. In the studio, sleeping, living and dining share the main room, while the bathroom and kitchen are separated and the kitchen sits next to the balcony. The one-bedroom version adds a proper enclosed bedroom, so the main gain is privacy and zoning rather than a dramatic increase in floor area. That distinction matters for couples, home workers and anyone expecting regular guests. Because these are resale units, furniture and upgrades should be judged from the actual apartment; the developer's original fitted specification is not a promise about what a current seller will leave behind.

Shared facilities are distributed through the compound. A separate two-storey recreation building contains shops and the swimming pool on the ground level, with the fitness and yoga rooms above. The project also lists landscaped gardens, playgrounds, multipurpose rooms, coin-operated laundry rooms, motorcycle and car parking and several resident service spaces. The residents' guide shows that the ground floors of the eight residential buildings are not identical: depending on the building they can include mailboxes, engineering rooms, a playground, multipurpose space, the management office or parcel facilities, alongside some residential use. Floors 2–8 are residential. For a buyer, that makes building selection more than a cosmetic choice; a unit above or beside an active shared function can feel different from one facing a quieter internal garden.

The developer states approximately 640 car spaces, excluding tandem parking, for a condominium with 1,784 residential units. A parking place should therefore not be assumed to come automatically with every apartment. Anyone who drives every day should check the current juristic-person rules, vehicle registration process, visitor arrangements and the real evening occupancy of the parking areas. For non-drivers, the more important test is the actual commute: Ekkachai Road gives the project road connectivity, but it does not turn it into a rail-oriented address. A ten-minute site visit at the wrong time of day can be misleading, so testing the route during the buyer's real commuting hours is more useful than relying on a generic claim of easy access.

Resale pricing is one of the clearest things to verify because there is active stock. Scancondo showed four sale listings on 14 August 2026, ranging from THB 1.05M to THB 1.45M; the lowest was a roughly 30-square-metre unit in building C2. THB 1.05M is therefore used here as a lower market anchor, not as an official developer starting price. Resale apartments in the same project can differ materially in furnishing, condition, floor, outlook and seller urgency, so a single minimum should never be treated as a fixed project price. The useful comparison is between several live units in Lumpini Condotown Ekachai 48 on the same day, with transfer terms and included items checked one by one.

For an overseas buyer, the legal structure is simpler than a house-and-land purchase because this is a registered condominium. Thailand's Department of Lands states that foreign individuals and qualifying foreign entities may hold condominium units in freehold only while total foreign ownership stays within 49% of the condominium's total unit area. Public listings do not reveal the remaining foreign quota at Lumpini Condotown Ekachai 48. Before paying a deposit, the buyer should therefore confirm quota availability for that exact unit with the condominium juristic person and through the transfer documentation. The transaction file should also include the current debt-clearance certificate for common expenses and evidence that the seller has title and authority to transfer. Those checks are normal for a completed Thai resale condominium and are more meaningful than a listing's simple 'freehold' label.

Ownership format

This is a registered condominium. A foreign buyer may own a unit freehold within the statutory foreign quota, capped at 49% of the total unit area of the condominium. Quota availability has to be confirmed for the specific unit before transfer; a resale listing marked freehold does not by itself prove that foreign quota remains available.
