Why this project is worth a look

A genuinely small scheme

Only two villas were developed under the Nalani name. That limits the scale of shared living, but it does not establish the terms of any shared access or upkeep.

Two ensuite bedrooms

The original specification includes two bedrooms with private bathrooms and an enclosed living room. A current floor plan is still needed to judge how those spaces work in practice.

Your own pool

Each villa is advertised with a private pool and a built-in lounging feature. It offers privacy, while adding a maintenance obligation that should be costed individually.

An Umalas address, broadly

The neighbourhood is identified, but the individual site is not mapped reliably. Anyone comparing access, noise or travel times will need the actual plot location.

Past its first sale

The developer marks Nalani as sold out and describes its Umalas projects as completed. Resale availability, the current seller and the remaining property rights are separate questions.

About the project

Casa Nalani is a two-villa development in Umalas, Bali, listed by its developer, O’HANA Group, under the alternative name Nalani Project. The original release is marked sold out. That changes the nature of a purchase in October 2026: anyone interested in one of these homes would need to identify an owner willing to sell, rather than choose from the developer’s remaining inventory. We found no publicly verifiable resale asking price tied securely to either villa in the original development.

The appeal is easy to describe without resorting to a rental forecast. Each home was designed with two bedrooms, its own swimming pool and a self-contained living area. O’HANA presents the architecture as a Mediterranean-influenced take on tropical living, with an enclosed lounge and a kitchen intended for everyday use. The project is not a large serviced resort with hundreds of neighbours. It is a small collection in which the usability and condition of the individual home matter more than a long catalogue of shared facilities.

The developer’s portfolio provides the clearest numerical snapshot: two villas, 120 square metres of stated built area and 100 square metres of land per villa. The distinction between built area and site area matters. Neither number should be relabelled as net internal space, and they tell us nothing dependable about the size of a particular bedroom or how much space is occupied by sheltered exterior areas. No dimensioned, current as-built floor plan could be verified. We therefore do not infer the number of storeys from the published figures.

An en-suite bathroom for each bedroom makes the basic arrangement workable for two adults sharing with friends, visiting relatives or another couple. A single buyer could use the second room as guest accommodation, although no dedicated office or workspace has been confirmed. The developer also lists a balcony, a fully equipped kitchen and a private parking place. These details describe the original product offering; they are not a guarantee that a later seller will include every appliance, furnishing or fixture in the same condition.

Outdoor living is represented by a private pool with an in-water lounging feature. It is a meaningful distinction from sharing a communal pool, particularly for families or guests who want privacy. Ownership brings a different question, however: what does that pool cost to run and maintain? Pumps, filtration, servicing and potential waterproofing work sit alongside household utilities. We found no unit-specific maintenance history, replacement schedule or operating budget. Those need to come from the property records and inspection of the particular villa.

An enclosed living room is useful on an island where humid or rainy weather can limit the practicality of completely open communal spaces. But enclosed does not automatically mean cool, quiet or inexpensive to operate. The site does not verify the specification of air-conditioning, acoustic separation, ventilation or backup services for either home. A buyer looking for long-stay comfort should assess those qualities on site rather than assume that the architectural description covers them.

The original sales material describes a gated boutique setting and private parking. That should not be read as evidence of 24-hour security, a staffed front desk, a gym or an extensive homeowners’ association. A two-home scheme may involve shared access arrangements or infrastructure, but the legal responsibilities, maintenance charges and decision-making rules were not publicly available. The absence of a formal communal budget can be just as important to discover as the presence of a gate.

According to O’HANA’s development catalogue, construction began in May 2023 and the listed completion month was January 2024. The company later described its two Umalas projects as completed, and its professional updates refer to Nalani having been finished and sold. Taken together, these statements support describing the development as completed according to the developer. They do not establish when each buyer accepted possession, whether all defects were resolved or whether the building-use documentation for the individual homes has been issued and inspected.

Umalas sits within the wider Kerobokan area of North Kuta in Badung Regency, between the better-known Seminyak and Canggu directions. It can make sense for residents who prefer villa living while retaining access to shops, restaurants and different parts of southern Bali. Yet there is a limit to what can be said about this particular development: no verified street address, plot reference or project pin was found. The published address of O’HANA’s office is not the villa site. Travel times and claims about a quiet lane would be guesswork without knowing exactly where the houses stand.

That missing plot location is material, not a cosmetic detail. A villa on an accessible street can feel very different from one reached through a narrow lane, even when both use the same neighbourhood label. Road rights, drainage, adjoining construction and evening activity may affect a resident’s experience and a guest’s satisfaction. None of those site-level matters has been established for Casa Nalani. It is more useful to acknowledge that gap than to borrow distances from an unrelated rental listing or nearby landmark.

O’HANA markets the villas for daily-rental use and offers property management as an optional service. An optional service is not the same as a management contract attached to every property. The publicly available pages do not specify the management fee, what happens when a guest damages something, who pays for laundry and pool care, or how owner stays are handled. A resale buyer would also need to establish whether any existing operating agreement can be assigned, terminated or renegotiated.

There are return scenarios on the Nalani webpage, but they should not be treated as actual operating accounts. The page includes content evidently reused from other developments, while later statements about achieved rental performance concern the separate Makana project. Occupancy and nightly rates from either source cannot responsibly be attributed to Casa Nalani. Proper evidence would consist of the relevant villa’s booking history, cash receipts, operating costs, tax treatment and any permits required for its actual rental activity. Past trading results would still not guarantee future performance.

The other decisive issue is the interest being transferred. A question-and-answer section on the Nalani page describes an arrangement based on leasing land, mentioning terms of roughly 25 to 30 years and potential extensions. We did not obtain a signed agreement for either villa. The starting date, end date, assignment conditions, landholder, priority of other interests and extension mechanism are therefore not established. A 2026 purchaser cannot simply assume that an advertised original term begins anew at resale; the time remaining is whatever the enforceable documents actually provide.

Indonesian real-estate law distinguishes contractual occupation from registered land rights. Hak Milik is the principal form of land ownership and is not something a foreign individual can acquire directly in an ordinary land sale. Rights such as Hak Pakai, a regulated right of use, have their own eligibility and documentation requirements. For this project, the public description points to a lease arrangement but does not identify the landowner’s registered title or prove the legal structure of either purchaser’s interest. Promising freehold-equivalent ownership or an automatic extension would go beyond the evidence.

A finished-looking home is not, by itself, evidence that all approvals for its construction and use have been checked. Indonesia’s PBG framework concerns building approval, while SLF concerns building fitness for use. Neither document was publicly verified for the Casa Nalani properties, and the plot’s applicable planning or commercial-use permissions were not established. That is a document gap, not an allegation that an approval is missing. A buyer planning short stays as well as personal occupation needs the intended use reconciled with the relevant approvals.

Several holiday-rental listings use the name Casa Nalani, including accommodation offered in Kerobokan. We could not establish a reliable identity link between those listings and either of O’HANA’s two houses. Some advertised accommodation details differ from the developer’s published specification, and none of the available pages authenticated the connection. Their street names, review scores, room areas and nightly rates have deliberately not been incorporated into this profile. Similar names are common enough that a listing is not proof of ownership or project identity.

The developer name is also a brand-level attribution rather than a verified contracting entity. O’HANA Group clearly presents and describes Nalani in its own portfolio, but the legal company that signed the original sale or land-lease agreements was not established from a company registration extract or executed document. For a current transaction the real questions are who can legally transfer the interest, which party receives the money, what rights remain and what liabilities follow the home. A sales representative’s description cannot replace those answers.

Casa Nalani may appeal to someone seeking a modest two-bedroom private villa rather than a crowded managed complex. It may also be relevant to an investor capable of assessing the actual income and expenses of a specific existing property. What it does not currently provide is a documented entry price, a verified property address or a ready-made yield calculation. Until one of the two houses is identified with a seller and its title, lease, approvals and physical condition are checked, the available information is best used to understand the original product—not to make a purchase commitment.

Ownership format

The developer describes a contractual land-lease arrangement and refers to indicative 25–30-year terms. Neither villa's executed agreement, commencement date, remaining duration or extension rights has been verified.
