Why this project is worth a look
Privacy over resort scale
Three villas with their own pools offer a deliberately intimate format. This is about controlling your immediate space, not buying into a resort with a documented programme of shared amenities.
About the project
Casita Alas is a small Kerobokan development marketed by Balitecture: three single-storey villas, each planned with two bedrooms and a private pool. The developer advertises a USD 199,000 starting price and a first-quarter 2027 completion target. That makes it a fairly specific proposition rather than a vague future resort. What the public material does not establish is just as relevant: the exact unit currently for sale, its binding land tenure, the permits for that particular plot and the cost of making it operational after handover.

The product is a self-contained villa, not a condominium and not a suite sharing a large set of resort facilities. Two bedrooms have their own bathrooms, with a terrace and plunge pool bringing the living spaces together on one level. This can work well for a couple who hosts friends, two couples travelling together, or a small family wanting private outdoor space. It is less convincing for anyone who needs a separate home office, a third bedroom or substantial room for long residential stays. A compact floor plan is an asset only when it fits the way the property will actually be used.
Balitecture has given the villas a Tropical Mediterranean identity: pale arches, Jimbaran stone detailing, alang-alang ceiling materials and a terrazzo pool. These details help buyers picture the atmosphere without claiming that the finished build has already been inspected. Materials in a marketing page are not substitutes for a signed finishes schedule. The specification worth paying for is the one that covers bathroom waterproofing, pool equipment, roofing, drainage, electrical installations, built-in joinery and the procedure for correcting defects after a buyer inspects the finished villa.
The project name needs care because it appears more than once in Balitecture’s portfolio. A Casita Alas design was built as part of the earlier Desa Hut collection and is shown as completed in 2023. Balitecture says that design later inspired the current development of the same name. The completed home is useful evidence of the design language, not of construction completion for the newer three-villa offering. Neither the older project’s total unit count nor its handover date belongs in the record for the property now offered with a 2027 delivery target.
The latest project page says work began in late 2025 and remains under construction. Balinsky displays an approximate 70% progress estimate, but no independently inspected works schedule was available to establish what that percentage covers. A completed shell is not the same as a completed house, and a projected handover is not a certificate that the building is fit for occupation. Building services, drainage, pool systems, access, finishing, defect repairs and permit sign-offs all affect the day a purchaser can use the property rather than merely look at it.
There is even a mismatch in Balitecture’s availability messaging. The dedicated Casita Alas page says two of three units remain, while the developer’s broader developments index labels one of three as remaining and places it in a different sales-status category. Those are dynamic marketing notices, not an inventory ledger. A buyer should ask for the current unit schedule with villa numbers, plans, orientation and offer terms. It would be misleading to turn either website counter into a verified scarcity claim or assume every villa has exactly the same legal and physical particulars.
Kerobokan puts the property inland between Canggu and Seminyak. It offers access to both better-known visitor areas without occupying a beachfront address itself. Balitecture quotes a seven-minute journey to Petitenget Beach and roughly ten minutes to the neighbouring districts. These are seller travel-time claims, not surveyed distances, and traffic can make a significant difference. For a rental business, the actual access road, lighting, parking and ease of late-night arrivals may matter more than the headline minutes to a beach club.
A developer-supplied Properstar listing places the villa around Jalan Banjar Padang, North Kuta, in Badung Regency. This is the most specific published address lead found, but it has not been reconciled with a site plan or cadastral documentation. The location therefore belongs in a preliminary description, not as an exact parcel pin. The position of the land relative to adjoining buildings and roads, and whether the intended use is permitted there, cannot be validated from a street name alone. Those details should be checked against the actual land and planning documents.
Land tenure is central to the purchase. Balitecture’s current project page describes a 27-year lease with a possible 30-year extension. Its January 2024 announcement and several listings use 30 plus 30 years instead. None of the public material reviewed included a signed lease or a complete extension covenant. Buyers need to know the commencement date, the underlying landowner and title, exactly who leases what, the consideration for the extra term and whether an extension can be compelled without negotiating again. A number printed in a listing does not resolve these questions.
The Indonesian framework also distinguishes ownership of land from contractual possession of a villa. Hak Milik is a land ownership title that a foreign individual cannot simply take in their own name. Hak Pakai is a distinct right of use, and eligibility depends on the circumstances and applicable rules. One Rumah123 advertisement carries a Hak Pakai certificate label while another agent listing is less definite, even though both market the property as leasehold. Until the parcel documents are examined, neither label shows that a foreign buyer will receive a registrable land right rather than a contractual lease.
The project page proposes 20% on reservation followed by four further 20% payments as building milestones are met. Paying against progress can be more manageable than paying everything upfront, but the payment chart has little protective force without contract definitions. The actual triggers, inspection and dispute rights, delay consequences, refund terms and identity of the payee are not published. The Properstar advertisement also mentions a USD 5,000 reservation amount. It might precede the larger first instalment; the public sources do not establish that relationship, so no one should assume the smaller sum secures the same contractual position.
There is a practical difference between a fitted villa and a furnished rental. Balitecture’s product description includes built-in fittings, kitchen appliances, a pool, garden and parking; its own FAQ excludes loose furniture and soft furnishings. Some third-party descriptions call the property fully furnished. A purchase budget that stops at the advertised price could therefore be incomplete before furniture, linens, kitchenware, installation and photography are paid for. The buyer needs an item-by-item handover inventory and clarity on who pays if an item shown in promotional material is substituted or omitted.
Rental management is offered through the Balitecture group rather than evidenced as an included entitlement of ownership. The developer’s returns calculator uses assumed nightly rates, occupancy levels, operating costs and a management-fee allowance. It is a marketing scenario, not an independently verified operating history for Casita Alas, which is still being built. A realistic rental decision must account for empty nights, distribution costs, repairs, electricity, staff, taxes, owner-use periods and the legality of the planned guest-stay model. A projected gross yield should never be mistaken for money available to the owner.
A particularly important missing link is the legal counterparty. Balitecture is identifiable as the brand designing and selling the project, but the entity holding or leasing the underlying land, the entity signing with the buyer and the beneficiary of each payment were not proved by project-specific corporate and land documents. Publicly accessible copies of PBG construction approval, SLF fitness-for-use certification and parcel-specific zoning clearance were not found. That says the documents could not be verified from available sources, not that they do not exist. Handover and lawful rental use should be treated as separate milestones.
Casita Alas deserves consideration from someone who wants a compact, distinctive two-bedroom property in the Kerobokan corridor and is prepared for an off-plan transaction. It offers less certainty to someone who needs immediate occupancy, guaranteed rental income or straightforward personal ownership of the land. The meaningful next comparison is between the exact villa offered, the executed land agreement, the building and planning paperwork, and a complete fit-out-and-operations budget. Those are the facts that determine whether the advertised entry price buys the experience the purchaser expects.
Unit types & sizes
The developer-posted Properstar listing describes two bedrooms, a shared living and dining arrangement, terrace, private plunge pool, garden and parking. It lists 110 sqm; other listings give 111 sqm. No signed schedule of areas for every one of the three villas was available.

Best for: Part-time Bali users who value a private pool and two proper bedrooms more than the facilities of a large resort. The property should be budgeted as a fitted house with furniture inclusions separately confirmed.; Purchasers comfortable with a construction-stage acquisition, willing to verify milestones, the legal payee and remedies for delay before releasing staged payments.; Buyers exploring a managed rental property in the Seminyak–Canggu corridor, provided they build an independent cash-flow forecast and verify permission for the intended accommodation activity.; Anyone who needs completed, certified accommodation now rather than a projected first-quarter 2027 handover.; Buyers expecting guaranteed rental returns, beachfront land or direct land ownership in their own foreign name.; Households needing three bedrooms, a dedicated office or the shared infrastructure of a serviced residential complex.; may not suit: .
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- The present developer page states a 27 + 30-year lease; its earlier release and other listings say 30 + 30. No land title, executed agreement, lease commencement date or enforceable extension provisions were available. Jalan Banjar Padang appears in a listing but the parcel remains unverified. Public sources differ between 110/128 sqm and 111/148 sqm for building/land area, and between fitted-only and fully furnished delivery. Project-specific PBG, SLF, permitted land use and contracting legal entity were not verified. Balinsky’s approximate 70% construction estimate is not an inspection certificate; Balitecture pages also disagree about remaining stock.
