Why this project is worth a look

A defined two-villa scheme

O’HANA identifies two homes in the Makana development, rather than an open-ended estate. That makes the scale clear, although shared access and maintenance rights still need documentary confirmation.

Private outdoor space

Each home is designed around its own swimming pool and usable roof terrace. These features matter to both an owner staying for several weeks and guests who want a whole-house booking.

Evidence of real operation

Casa Makana appears as an accommodation property with two bedrooms, a kitchen and pool facilities. The listings establish a stronger picture of physical use than a construction brochure, not a verified investment performance record.

A traceable street address

The operating villa is advertised at Gg. Wayang No. 23, Kerobokan. That is more useful for a site visit and neighbourhood checks than the developer's broad references to Canggu and Seminyak.

A secondary-market reference

A broker-distributed advertisement has carried a USD 179,000 asking price. It indicates what one intermediary was marketing, while the developer's sold-out status and separate ownership statements prevent us from treating it as available inventory.

About the project

A buyer looking at Casa Makana is not evaluating an off-plan villa pitch. The house is already advertised to guests, has a traceable street address, and belongs to a completed two-home development that O’HANA Group calls Makana. Those are meaningful distinctions on a market where a persuasive rendering can sometimes be easier to find than a finished building. Yet it would be premature to call this an available investment. The developer marks the original project sold out, while a broker has distributed an asking price for a property called Casa Makana. The central question is no longer whether two villas were planned, but what rights, if any, can now be bought in the specific existing home.

The rental property is identified as Gg. Wayang No. 23, Kerobokan, North Kuta, Badung. Street mapping places Gang Wayang in Kerobokan Kelod, within the residential area commonly called Umalas. That is a more practical location description than branding it as Canggu or Seminyak. These neighbourhoods are nearby destinations rather than interchangeable addresses. An owner who spends time working at home, cooking and using a private pool may welcome the less resort-like setting. Someone who expects to walk to the beach every morning should assess it differently. The guest manager's description says cafés and shops are reached by vehicle, so no beach-walk promise is warranted.

The development's small size is firmly stated by the company: two villas, both with two bedrooms and separate pools. There is a naming wrinkle. Makana is the developer's collective project name, while Casa Makana is also the name used for an individual rental property. The other home is marketed to guests as Casa Mahina. In a company social post, O’HANA says it sold Mahina after a period of renting both houses and retained Makana as part of its own rental portfolio. That statement explains the portfolio history more clearly than the sold-out label alone. It does not establish today's registered owner of either house or the seller behind a later resale advertisement.

For scale, O’HANA quotes 120 square metres of building area and 100 square metres of land for each villa. The Casa Makana accommodation listing also gives 120 square metres, alongside two bedrooms and two bathrooms. A buyer should resist treating the figure as net enclosed floor space: the developer does not provide a measured internal-area schedule showing how roof, terrace and other elements have been counted. Nor should the plot size suggest a large landscaped garden. A home with a pool on a compact site needs its outdoor circulation, service access and privacy arranged carefully. These proportions can work well for a couple or two pairs of guests, but the actual usability is better understood on a visit than in a floor-area headline.

The most distinctive part of the design is the combination of a rooftop terrace and private swimming pool. The roof gives occupants a separate place to sit above the small courtyard, while the pool offers private outdoor use at ground level. The operating listing describes a kitchen, seating areas, air-conditioning and outdoor space, rather than relying only on architectural concept material. A guest may value these choices because the entire home can be booked without sharing facilities. An owner should also think about how they age: exterior finishes, pool equipment, drainage and the roof's waterproofing all require attention under tropical conditions. Actual maintenance history and a current inventory were not publicly supplied.

Not every feature on the developer's project page can be taken literally. Alongside relevant references to the two-bedroom villas, that page contains copied passages naming Bingin and Solaya, another project in the same portfolio. It also mentions rooftop saunas and ice baths within broadly repeated marketing sections. Those details may be part of the company's more recent design vocabulary, but they cannot safely be added to Casa Makana's verified specification. The credible common ground between the project catalogue and guest listings is narrower: two bedrooms, a private pool, a roof terrace and a functioning residential layout. Even items as ordinary as furniture, appliances and parking arrangements must be attached to the particular resale contract.

O’HANA's chronology shows a May 2024 start and January 2025 completion for Makana. The company now describes having completed two developments in Umalas, and the Makana home has appeared on Booking.com, Airbnb and Agoda as guest accommodation. Taken together, these sources support a completed, operating building rather than a construction-stage proposal. They do not tell us the handover date under each original purchase arrangement, or prove that the building has the applicable approvals. In Indonesia, a building approval known as PBG and the suitability-for-use certificate known as SLF are separate matters. We did not examine either project-specific document, and a hotel listing cannot stand in for them.

There is a concrete resale price to investigate. A DDA Real Estate advertisement for Casa Makana describes a two-bedroom villa with 120 square metres of building area, a 101-square-metre plot, a 12-square-metre pool and an asking price of USD 179,000. One portal says the record was updated in February 2026; a syndicated version on another portal shows an update in September 2026. These are not independently agreed valuations or proof of active inventory. Several websites display essentially the same advertisement, so counting them as separate seller confirmations would create false confidence. The one-square-metre difference from O’HANA's published land figure also needs a parcel document, not an assumption that one source must be correct.

The listing's location metadata creates a further caution. Realting identifies Jalan Tegal Cupak, while a version carried by realestate.com.au displays Gg. Barata No. 64. Neither matches the complete Gg. Wayang No. 23 accommodation address for the named operating Casa Makana. The streets may reflect imperfect syndication or an agency's generic location marker, but we cannot resolve the discrepancy by guesswork. An interested purchaser would need the seller to connect the proposed deal to the specific villa, surveyed land plot and current lease holder. Until that happens, the advertisement is useful evidence of a marketed offer under the name, not a verified offer for the precise guest house.

Land tenure is the decisive financial variable. O’HANA's FAQ presents the homes as leasehold arrangements, with a broad 25–30-year range and extension options. The resale advert instead states 24 years, without saying whether that is the initial term or time remaining in 2026. A contractual land lease is not the same as a registered Indonesian land title. Hak Milik denotes ownership of land and cannot simply be conveyed directly to a foreign individual. Other regulated rights, including Hak Pakai, involve their own conditions, but neither term can be attached to Casa Makana without a relevant document. The lease's parties, commencement date, expiry, assignment rules, landlord authority and renewal mechanism will determine what a new buyer actually receives.

Rental operation offers a useful test of the product, but no shortcut to estimating its net return. Booking.com identifies Bali Management Villas as the management company behind the accommodation listing. O’HANA has also discussed running villas through its own rental operation. Both statements can be true at different times or under separate service arrangements. Neither gives a new owner an automatically transferable management contract. A serious income assessment needs actual receipts, distribution-platform charges, management commission, staff and cleaning expenses, pool care, utilities, insurance, local taxes and money reserved for maintenance. Ownership costs continue even when a villa has no guests, and an expired lease term cannot be ignored when valuing future cash flow.

The developer has claimed that its two-villa rental experiment produced 33 five-star Airbnb reviews and occupancy above 85% over eight months. It is an account of the company's activity, not audited performance for a new owner of Casa Makana. The project's promotional return tables are no more reliable as a buying forecast, particularly because the page contains evident template material. A purchaser should not confuse past booking attention with an income guarantee. The more defensible advantage of this villa is the ability to inspect an existing home, review its physical condition and ask for operational records. The corresponding risk is that the buyer may acquire only a limited remaining lease, with obligations that are far less visible than the pool or terrace. Casa Makana is an identifiable, small Umalas property; whether it is an attractive purchase remains a question of the actual contract and the actual house.

Ownership format

The developer markets the villas on a contractual land-lease basis. A resale advertisement states 24 years, while the developer's generic project FAQ mentions 25–30 years. No executed lease, expiry date or enforceable extension clause was available for verification.

Location

  • The strongest location reference is the accommodation address, Gg. Wayang No. 23, Kerobokan, within North Kuta, Badung. Street mapping places Gang Wayang in Kerobokan Kelod. This is an identifiable residential setting in Umalas, not a seafront property; the land-parcel boundary and an authoritative point for the actual lot were not found.
  • The appeal is access to several established neighbourhoods without living directly on a busy beach strip. Canggu, Berawa and Seminyak are relevant destinations for restaurants and errands, but they should not be described as a few steps away. The rental operator tells guests that cafés and shops are reached by vehicle. A buyer should assess the route during ordinary traffic rather than using an attractive straight-line map pin.
  • Address data in resale feeds is inconsistent. Realting identifies Jalan Tegal Cupak; redistributed copies of apparently the same DDA listing use Gg. Barata No. 64. Booking.com's named Casa Makana accommodation gives Gg. Wayang No. 23. The mismatch makes documentary confirmation of the villa and lot essential before treating the USD 179,000 advertisement as a match for the operating property.
  • No precise parcel coordinates have been published here. The street location is specific enough for an initial visit, but not for legal boundary work. Buyers should inspect access, drainage, parking arrangements, neighbouring development and the ability to maintain a rooftop and pool within the small plot.

Best for: Someone who wants a small private Bali base for part of the year, with enough room for family or friends. The two-bedroom layout and individual pool provide a different living experience from a serviced apartment, although ongoing upkeep rests more directly with the owner.; A purchaser willing to examine an operating property rather than buy a projection. Casa Makana can potentially be inspected, its systems tested and its rental records requested. The published asking price is only a lead until the advertised property, its seller and the transferable rights are matched.; An owner considering whole-villa letting and comfortable hiring professional local management. Guest listings show that the home has been marketed to visitors; they do not establish the profit left after agent fees, cleaning, repairs, utilities and taxes. Existing review history or future reservations should not be assumed to transfer with ownership.; A buyer who prefers Umalas as a residential base and expects to drive for beaches, shopping and nightlife. The villa suits a quieter daily routine better than someone whose main requirement is to walk out of the property onto the sand.; may not suit: A foreign buyer whose non-negotiable requirement is direct, perpetual ownership of the underlying land. The marketing describes a contractual lease arrangement, not an evidenced transfer of Indonesian freehold title.; An investor seeking a guaranteed yield or a turnkey financial product with audited accounts. Developer occupancy statements and modelled returns are not owner-level profit records or enforceable income promises.; Anyone who needs resort infrastructure on the premises, such as a staffed lobby, gym, large shared grounds or a defined hotel-style homeowners' service package. The documented product is two private villas..

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • Tenure documentation: the developer refers to land leases of 25–30 years, while a resale feed says 24 years. No executed lease was available to establish the underlying title, landlord's identity, commencement or expiry dates, assignment rights or binding renewal mechanism.
  • Current sale status and address matching: O’HANA marks the original development sold out and has said it retained Makana for rental operations, yet a broker circulated a USD 179,000 listing. The broker-feed location fields differ from the accommodation address. Neither availability nor the seller's authority over the villa at Gg. Wayang No. 23 is verified.
  • Permits, operating arrangements and contracting entity: no project-specific PBG, SLF, zoning approval, management agreement or corporate registration linking the O’HANA trade name to the sale counterparty was reviewed. Public accommodation listings do not independently establish these documents.
