TALIA Ubud
The first question about TALIA Ubud in October 2026 is not whether its villas look spacious. It is whether a buyer can still obtain one under a verifiable contract.

Why this project is worth a look
A three-home concept
A collection of three villas offers a very different living arrangement from a resort-style development. It may suit buyers who value a separate home, although a small scheme has little internal resale evidence and limited shared infrastructure.
Room to stay longer
With advertised three- and four-bedroom plans, TALIA is designed around living space rather than the smallest rentable footprint. Exact usable area and the layout of each home still need to be confirmed against the drawings.
Private outdoor living
Pools, gardens and furnished interiors are central to the proposed experience. They are also recurring expenses, so what is included at handover matters as much as what appears in the original presentation.
An inland Bali address
The wider Ubud setting appeals to people seeking greenery and a quieter routine rather than a beach-centred lifestyle. The exact parcel and road access remain more important than the generic neighbourhood description.
A decision with conditions
The most meaningful due-diligence questions are unusually concrete: who now stands behind TALIA, has anything been handed over, and what tenure is actually being sold? These must be answered before marketing payment terms can be taken seriously.
About the project
The first question about TALIA Ubud in October 2026 is not whether its villas look spacious. It is whether a buyer can still obtain one under a verifiable contract. Online listings continue to promote a three-villa development associated with Revolt Group, with a Q3 2026 delivery target that has already passed. No handover evidence was found during this review. That does not establish that the scheme has been cancelled, but it changes how the rest of the offer should be read. TALIA is a recognizable project with a consistent basic product; the status of the project and the authority of whoever is selling it remain open questions.

The developer name brings a second complication. Revolt Group appears in the project directories, and advertisements in 2025 were published under that name as though it were the developer or direct seller. Yet Revolt Group stated in a company LinkedIn post in 2026 that it had stopped building residential villas in 2024, exited residential developments and redirected its business toward commercial wellness and sports infrastructure. The statement does not name TALIA, so it cannot be used as proof of cancellation. It does require a fresh explanation of who is building, financing and selling these particular villas, especially if an old presentation still carries the group brand.
The seller, the land-right holder and the company obliged to deliver the villa need not be the same legal person. However, their relationships must be documented. Before transferring a reservation payment, a buyer should know the exact registered Indonesian entity that will sign, the person authorised to sign for it, the identity of the party receiving funds and the documents linking that party to the land. Public listings do not identify a verified Indonesian project company or provide its corporate registration records. A recognizable brand is not a substitute for that chain of authority, particularly where the brand's own stated business direction has changed.
The proposed tenure also needs to be rebuilt from primary documents. Promotions circulating under the Revolt Group name describe a 40-year contractual lease with priority to renew for another 20 years. Even the Russian and English versions of a September 2026 portfolio overview disagree, giving 20 and 30 years respectively. Meanwhile, at least one property directory labels the development as freehold. Those phrases cannot all be carried forward as if they described one established right. The term must be read in an actual agreement, with a start date, an identified lessor, a clear renewal mechanism, a price or price-setting formula, and provisions for sale, inheritance and subletting.
Indonesia's land-right framework makes this distinction important for an overseas buyer. Hak Milik, the land ownership title, cannot simply be registered in the name of a foreign individual. Other legal arrangements may be possible under the applicable rules, including Hak Pakai in qualifying circumstances, but that does not establish that TALIA uses such a structure. A contractual lease is not the same thing as a registered ownership title. The person renting the land, the party controlling any building and the rights granted to the purchaser need to fit together in the documents. None of these questions is resolved merely by a real-estate portal selecting a familiar English ownership label.
Building permissions are another separate layer. PBG relates to building approval, while SLF concerns whether a building is fit for use. Neither an expected completion date nor pictures of a finished interior establish the second document. No project-specific PBG or SLF copy was available for inspection in the public material checked. That is an evidence gap, not proof that the permits do not exist. If the owner intends to operate short-term accommodation, the permitted land use and business authorisations require their own review. A villa fitted for guests is not automatically authorised to operate as a lodging business.
The product itself is unusually simple to picture. Rather than a tower, resort or cluster of many compact rental suites, TALIA is marketed as three standalone villas with private pools. The advertised range runs from three to four bedrooms and from 286 to 372 square metres of building area. For someone who wants a full-sized home in inland Bali, this is a different proposition from buying a small apartment with shared facilities. More bedrooms can make extended family stays feasible, while a separate pool and garden give residents control over their space. Whether that privacy works in practice depends on the final site layout, boundary treatment and neighbouring land uses.
The listings identify a 286-square-metre three-bedroom villa and a 372-square-metre four-bedroom villa. A local agency also names a third configuration, Balance, with 303 square metres of building area. It is tempting to treat those as three fully documented plans, one for each home, but the original approved plans have not been made available. The intermediate villa's room count and asking price are not established by the material reviewed. Even the four-bedroom area is inconsistent across directories: one lists 320 square metres while detailed sales listings show 372. A buyer needs the signed area schedule, not an inferred average.
Land areas in the sales material span roughly 423 to 492 square metres. One project promotion describes private pools starting at 77 square metres, plus landscaped outdoor space, parking and terraces. These details suggest a home where outdoor living matters as much as the interior. They also introduce practical costs that are easy to miss in a purchase price: pool servicing, water, electricity, garden care and repairs to equipment exposed to tropical conditions. The published pool figure is a marketing specification rather than an independently checked measurement for each villa, so the site plan and completion inventory must settle the details.
The proposed handover specification includes furnished interiors, fitted kitchens, air conditioning, broad glazed openings and smart-home controls. Security cameras and parking also appear in the promotional descriptions. The distinction between an attractive furnished rendering and a deliverable, usable home lies in the specification. Furniture quality, appliance brands, warranties, water systems, Wi-Fi equipment and spare parts need to be stated somewhere enforceable. If the purpose is to rent the villa, operational readiness matters as much as interior styling: somebody still has to maintain it, handle guests and resolve breakdowns.
Location is less straightforward than the phrase “Ubud villa” implies. Recent catalogues place the project around Jl. Banjar Tiapi and Jl. Tegal Bingin, identifying Mas in Ubud district, Gianyar Regency. Earlier advertisements posted under the Revolt Group name instead give Jl. Banjar Tiapi in Pejeng Kelod, Tampaksiring district. Those descriptions are not administratively identical. A further directory assigns coordinates to the same project information while labelling the page Kanala Villas. Without a parcel plan or reliable official plot reference, the precise entrance and property boundary should not be treated as settled. Ubud remains the appropriate broad market label, not proof of a specific plot.
What buyers are seeking in this part of Bali is often a quieter, greener base rather than proximity to a surf beach. A large indoor-outdoor home can make sense for work, family visits and occasional hosting. But the surroundings cannot be evaluated through broad claims about jungle views. Access roads, lighting, drainage, construction on adjacent lots and the character of the immediate neighbourhood shape daily life. A drive described as a few minutes in a brochure may take much longer in peak traffic. That applies to supermarkets, medical care and trips south toward the airport. The right comparison is the trip a resident would actually make, not a general Ubud marketing map.
Across several sales portals the entry price remains USD 520,000 for a three-bedroom option, with USD 670,000 attached to the larger four-bedroom listing. These are advertised figures checked on 18 October 2026. They do not verify that either home is available, finished or transferable, and there is no reason to assume the same tax and closing-cost treatment for every possible buyer. The price only becomes meaningful when matched to an identified villa, its land and building schedule, a proposed legal instrument and a realistic date for gaining possession. Quoting a price without those connections gives a false sense of precision.
An initial payment of 25% followed by 75% interest-free instalments appears repeatedly in the sales copy. One advisory portal breaks that down further into 5% on reservation, 20% when the preliminary sale agreement is signed, and the balance during construction. Another sales channel discusses longer-term financing as a separate option. Those are not interchangeable products. More importantly, instalments “until completion” are hard to interpret after the advertised completion quarter has elapsed. Fresh written terms must specify the milestones, refunds, default remedies and destination of each payment. The earlier marketing schedule is useful historical context, not a current payment offer.
Delivery evidence is the most consequential missing piece. International property directories still show Q3 2026, with some using an off-plan status at the same time. A developer-portfolio overview updated in September 2026 characterised TALIA as being at groundwork stage, not as handed over. No reliable public handover document, completed-villa record or project-specific certificate of operational fitness was located. A dated progress report, a physical inspection and documentary evidence of completion would answer different parts of the question. Until those are reconciled, neither “ready to move in” nor “definitely abandoned” is supported.
Rental projections should not fill the gaps. A three- or four-bedroom home may attract groups, extended families or longer-stay visitors, but each of those groups values different things. Privacy and internet reliability matter to one guest; regular housekeeping and arrival support matter to another. An operator's proposed fee does not tell the owner who pays for utilities, replacements, vacancies, channel commissions or maintenance. No operating record for completed TALIA villas was located that would support an independently tested occupancy or net-return figure. Forecast monthly income quoted by sellers should therefore remain a forecast, not a property fact.
Resale deserves a similarly practical view. With only three homes, TALIA cannot create a deep internal pool of comparable transactions. A future buyer is likely to examine the remaining lease term, condition of the pool and mechanical systems, management obligations, road access and ability to transfer the contract. Changes to the surrounding environment will matter more to that buyer than how the original launch brochure described the development. Investors expecting a quick resale should recognise that there is no demonstrated secondary market for this specific project. Holding or living in the home may be a more sensible starting scenario, provided the legal and construction position is resolved first.
There is a credible residential concept here: a small set of spacious villas with private pools in the wider Ubud area. That is enough to explain why someone might want to inspect TALIA. It is not enough to recommend putting money into the transaction today. The next decisive information is documentary rather than promotional: the parcel, the land certificate and lease, the current development company, building approvals, physical progress and a unit-specific offer. Once those match, the buyer can judge layout, operating costs and value. Until then, the project should be approached as an identifiable proposal whose present deliverability has not been independently established.
Home types & sizes
A 423 sqm plot is quoted alongside the 286 sqm building area. The precise pool specification and handover inventory belong to the identified villa, not to a generic project description.
Get floor plans and current pricesA local listing names Balance and reports a 425 sqm land plot. Bedroom count, bathroom count and a separate asking price were not established from the sources reviewed.
Get floor plans and current pricesThe larger layout is marketed with a plot reported as 491–492 sqm. Another directory describes a four-bedroom unit of 320 sqm, so the approved drawing must determine the contracted area.

Location
- Gianyar Regency and the wider Ubud market are consistently identifiable. The recurring road reference is Jl. Banjar Tiapi, but no verified parcel plan or entrance coordinate was obtained.
- Sales portals label the area Mas, Ubud district, while an earlier advertisement under the developer name identifies Pejeng Kelod, Tampaksiring district. These administrative descriptions require reconciliation.
- Shopping, schools and healthcare are promoted as accessible, but advertised travel times have not been validated from the actual villa entrance. Road width, drainage and neighbouring activity deserve attention.

Best for: A household that values a self-contained three- or four-bedroom home and private outdoor space, provided a site visit and approved plans substantiate the layout and construction position.; A part-time Bali resident seeking a place to return to for longer stays rather than a small holiday apartment. Security, routine maintenance and management during absences would need a clear arrangement.; A buyer willing to run a rental property as a managed operation, with occupancy uncertainty, upkeep costs and licensing questions, rather than treating promotional income figures as contractual yield.; may not suit: Someone who needs a demonstrably completed and immediately occupiable property: an independently verified TALIA handover was not found.; A purchaser requiring a guaranteed lease extension, direct foreign freehold ownership of the land or a substantiated guaranteed rental return.; An investor who relies on a quick resale or expects inland Ubud to function like a beachside location with short daily journeys to the southern coast..
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- Q3 2026 was the advertised delivery date, but no handover was verified; a September portfolio review still described groundwork. Revolt Group said in a 2026 corporate post that it had exited residential villa construction in 2024. The entity now responsible for building and selling TALIA has not been established from project documents.
- Promotions associated with Revolt Group describe a 40-year lease with priority renewal for 20 further years. Russian and English versions of a 2026 portfolio overview show 20 and 30 years, while a listing marks the project as freehold. The land certificate, binding agreement, commencement date and enforceability of any renewal have not been inspected.
- Listings alternately identify Mas/Ubud and Pejeng Kelod/Tampaksiring around Jl. Banjar Tiapi. The parcel identity and entrance point, project PBG building approval, SLF operational-fitness certificate and Indonesian project-company registration remain unverified.
