Why this project is worth a look

Inspectable homes, not renders

Guest stays and completed-villa marketing point to a property that can be visited and tested. An inspection of the actual pool, air conditioning and furnishings is still more useful than a brochure specification.

Privacy on a small site

Only four villas appear in the original layout. That helps preserve the feel of a private home, although access arrangements and any shared maintenance obligations still matter.

A specific Gianyar address

Singapadu Kaler and the operator's published map reference are far more informative than a vague Ubud label. They allow a buyer to judge traffic, neighbouring land and everyday practicality.

An established rental route

BREIG-related listings already reach accommodation guests. Whether those channels, contracts and service levels transfer to a new owner is a separate negotiation, not an included asset by default.

About the project

Garden Villa II is a four-villa development associated with BREIG in the Ubud hinterland of Bali. Its appeal is straightforward: self-contained homes rather than hotel suites, each designed around private outdoor space and a swimming pool. BREIG now lists the scheme among its completed properties, and accommodation platforms carry live rental listings under the Garden Villas Ubud by BREIG name. That combination makes this a rather different purchase from an off-plan promise. A prospective buyer can inspect a real home, examine how the site is operating and ask for an inventory. The unresolved question is the legal asset being sold. A completed building and a transferable, enforceable interest in that building are not the same thing.

The address deserves more attention than the marketing label. This is not a villa in the walkable centre of Ubud. The project is identified in property directories as Singapadu Kaler, Sukawati, Gianyar Regency, while BREIG's villa-operating channel supplies the map reference C6XX+87P for Garden Villas Ubud. That places it in the southern Ubud corridor, where most daily trips will involve a car or scooter. A green setting, access to cultural attractions and relative separation from the busiest streets can work well for longer stays. They are less convenient for someone who expects to step outside and walk between Ubud's central cafés, galleries and markets. It is worth judging the actual approach road and ordinary journey patterns, not just the word Ubud on a sales page.

Names can also be misleading. BREIG's Garden Villa I is listed in Canggu, while Garden Villa II is the smaller Ubud-area development considered here. Rental material uses Garden Villas Ubud by BREIG, and some sales sites add the word Ubud to the project name. Those are useful cross-references, not reasons to create separate developments. Conversely, another unrelated listing called Garden Villa II appears in Jimbaran with ten units. Its specifications must not be imported into this four-home scheme. The site plan in the older BREIG-branded presentation depicts four plots; a room label or villa number in a rental advertisement does not by itself prove which of those plots is being advertised for sale.

The accommodation is pitched at households and groups who want the flexibility of a home. Both two- and three-bedroom configurations appear in the current accommodation inventory, and the project presentation shows individual gardens, infinity-style swimming pools, shared living space and equipped kitchens. The single-level layout reported by property directories and the ground-floor accommodation description are potentially useful for everyday living, although accessibility still depends on the precise house and its thresholds. With only four homes, the setting is more intimate than a managed resort. That intimacy does not remove shared concerns such as access, security arrangements, maintenance responsibilities, waste collection or the condition of any common installations.

It would be a mistake to compare this project on headline floor area alone. An early brochure specifies approximately 120 square metres of building area for selected three-bedroom villas, with land parcels of 420 and 486 square metres. Another sales directory describes 124 square metres of living space. BREIG's more recent project card gives a broader 326–486 square metre range without a sufficiently clear division between enclosed rooms and land. Even different captures of the project page display different figures. Until an individual plot plan, as-built drawing and area schedule are available, the 486-square-metre figure should not be presented as indoor living space. Outdoor decks, pools and gardens matter, but buyers need to know exactly how each area has been measured.

The furnishing story is more tangible. The original presentation includes fitted bedrooms and bathrooms, kitchen appliances, glazing towards the pool and furniture intended for immediate use. Guest accommodation advertisements mention air conditioning, internet, kitchen facilities and servicing. Those details show the nature of the product and support the conclusion that homes on the site are in use. They do not establish the present condition of a particular resale villa. In a tropical climate, the practical inspection involves water ingress, roof and pool waterproofing, air-conditioning performance, drainage, plumbing and the condition of cabinetry as much as it involves the view. A room-by-room handover inventory also determines which furnishings remain in the price.

Completion dates have moved across successive generations of listings. Older marketing and sales platforms refer to a handover in 2024; the later BREIG project page identifies Q4 2025 and describes the site as ready for occupancy. Guest reviews and accommodation listings document stays during 2025 and 2026. Taken together, that is persuasive evidence of physical use, so the development is classified as completed here. It is not evidence that every property has been formally transferred, that the building-approval file matches what was constructed or that the certificate confirming fitness for use has been issued. Those are separate questions for the selected villa.

Garden Villa II sits in a different rental market from a villa near the surf beaches. Guests may choose this part of Gianyar for scenery, temples, wellness-oriented trips and a slower rhythm. Others will find the dependence on road transport inconvenient. The surrounding rice fields and jungle are part of the attraction, yet a marketed view is not a protected easement over adjoining land. A current or former guest listing also warns of potential daytime construction noise and restricted parking. Such disclosures are not a finding that the entire development is noisy; they are a reason to inspect the exact house at different times and ask what is planned on neighbouring plots.

There is already a property-management ecosystem around the BREIG name. Garden Villas Ubud is offered for short stays, while a separate three-bedroom rental advertisement refers to a private pool, furnished living space and routine cleaning. This is more meaningful than a spreadsheet that assumes a property will attract tourists, but it does not establish the future owner's entitlement to use the same listing account or management agreement. The accommodation operator, the contractual lessor, the seller and the developer may be different parties. A buyer should be able to see who collects guest payments, who bears refunds and platform charges, when the owner receives distributions and what happens if they choose to change managers.

Older sales materials mention a management and marketing charge of 20% of revenue and monthly servicing costs in the region of USD 1,000–1,100. Those figures belong to the historic brochure, not to a verified 2026 offer. They nonetheless illustrate why a rental projection can be deceptive when only gross bookings are displayed. Pool treatment, housekeeping, linen, staff, utilities, gardening, repairs, insurance where applicable and taxes can all sit on different sides of the manager's fee. Personal-use dates may also affect booking income. No projected occupancy or advertised return in the marketing pack has been adopted as an independent investment forecast in this dossier.

Price information tells a similar story. BREIG's official 2026 catalogue advertises entry from USD 415,000. Earlier promotional prices of USD 300,000 and USD 380,000 were attached to particular three-bedroom layouts before completion; a third-party unit record also shows USD 315,000 following a September 2026 price update. These are not interchangeable offers. One may refer to a different plot, an old marketing rate or a resale transaction with its own conditions. The official starting figure is therefore used as the public anchor, not as a quotation for an available unit. Any live proposal should specify its currency of settlement, taxes, transfer costs, furnishings, remaining lease term and the identity of the party receiving payment.

For an overseas buyer, the ownership structure is arguably more significant than the pool. The 2024 brochure markets the villas on a contractual land lease and quotes a 29-year period for two plots, with priced extension scenarios. A more recent Balinsky listing calls the base lease 30 years. Neither source provides the executed agreement, the date on which the term began or evidence that the advertised extension can be exercised unconditionally. Under Indonesia's land-rights framework, a lease does not turn into personal ownership of the underlying land. The land title, the parties' authority to contract, assignment provisions, renewal mechanics and treatment of the building at expiry all require review against the actual documents.

The corporate and regulatory files are a separate layer. BREIG is clearly the public-facing development brand, but that does not identify the legal seller or prove who holds the land right for each unit. Indonesian building administration distinguishes the construction approval, PBG, from the certificate of fitness for use, SLF. A broker database displays a PBG label for Garden Villa II, yet no underlying PBG or SLF document was publicly inspected in this research. Nor was a plot-specific land certificate or zoning approval available for review. Operation as guest accommodation is real-world evidence of use; it is not a substitute for these documents or the business permissions relevant to rental operations.

The sensible way to evaluate Garden Villa II is as an existing, small-scale villa property with an identifiable location and a developing record of guest use. That is a worthwhile starting point, not a finished due-diligence file. The balance between lifestyle and income will depend on the exact plot, the condition of its systems, the actual title and lease position, the cost of management and the level of control the buyer wants over bookings. Someone seeking a simple beachfront rental product or a directly registered foreign freehold title should not infer either from the branding.

Ownership format

The project was marketed through a contractual long-term land lease. No executed unit-level agreement has been reviewed to confirm the remaining term, renewal rights or contracting lessor.

Home types & sizes

Two-bedroom pool villa

The operating accommodation inventory includes a two-bedroom villa with its own pool and kitchen facilities. It suits a small household or group that values living space more than hotel services. No reliable unit-by-unit schedule connects its indoor area or plot size to a numbered sales lot. Guest amenities should not be mistaken for a binding furniture inventory on transfer.

Three-bedroom pool villa
120 sqm building area in the 2024 brochure

The BREIG-branded 2024 pack shows three bedrooms with private bathrooms, a living room, kitchen and pool; selected plots were described as 420 and 486 square metres. Another property directory uses 124 square metres for the house. These are historical layout descriptions, not an as-built measurement or evidence that a particular three-bedroom villa remains for sale. Plot boundaries and included outdoor space must be checked separately.

Location

  • The identifiable location is Singapadu Kaler village, Sukawati district, Gianyar Regency; BREIG's accommodation channel lists the map reference C6XX+87P. Ubud is the market-area name, not a claim of a central-Ubud address.
  • Expect an inland setting that favours gardens, greenery and excursions rather than walking to the coast. Road access and the quality of everyday journeys matter more than aerial proximity on a listing map.
  • An earlier presentation describes access to cultural sites, cafés, schools and outdoor attractions. Its journey times were promotional estimates and should not be treated as current travel guarantees.
  • A guest listing flags potential nearby construction activity and limited parking. Those are property-specific matters worth checking on a visit, not grounds to assume every home is affected in the same way.

Your selections are not saved anywhere. This is a decision aid, not an assessment.

Best for: A lifestyle buyer who values a garden, private pool and two or three bedrooms, and is comfortable driving around Gianyar, can evaluate the homes as places to live rather than projected developments.; A family seeking a repeat holiday base may value the fitted kitchen and independent living space. The use calendar, guest bookings and the manager's access rights should be settled before any long-stay plans are made.; An investor prepared to examine real booking records, net operating costs, management agreements and title documents may find the existing rental operation informative. It is not a substitute for a verified income statement.; A buyer considering eventual resale should place a high value on lease assignability and remaining term. A finished pool villa can still be difficult to sell if a buyer cannot understand the chain of contractual rights.; may not suit: This will disappoint someone expecting central-Ubud walkability or a beach-oriented address. Singapadu Kaler has a different daily rhythm, and car or scooter access is part of the proposition.; It is also unsuitable for anyone whose purchase depends on personally held Indonesian land freehold, an unconditional lease extension or contractually guaranteed net yield. None of those outcomes has been documented for this property..

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • No executed unit-level lease or title extract was available. A 2024 brochure quotes 29 years plus paid extension scenarios, whereas a Balinsky listing says 30 years. Start date, remaining term, extension enforceability, land-right holder and contractual seller have not been established.
  • Area and handover records disagree: 120–124 sqm of building space and 420/486 sqm plots in older materials versus an ambiguously labelled 326–486 sqm range in later BREIG copy; 2024 and Q4 2025 both appear as completion dates. As-built drawings and formal handover documents were not inspected.
  • Underlying PBG and SLF certificates, plot-specific zoning and rental-business permissions were not verified. A third-party unit was displayed at USD 315,000 after a September 2026 update, while BREIG's current official entry figure is USD 415,000. Neither establishes live availability for the selected house.
