Why this project is worth a look

A genuinely limited compound

Six villas create a different experience from an apartment block or a large managed resort. The trade-off is worth examining: fewer immediate neighbours, but shared access and common expenses that may rest on a small ownership group. The position of the individual house within the site matters more than the general phrase “boutique development”.

About the project

The Onsider has an unusually simple proposition: six detached, three-bedroom homes, each intended to have its own pool, rather than a resort-style compound with dozens of units. FEEELS Development lists it separately from its Dreamland and other Bingin projects. That distinction matters because a buyer should be able to connect a specific villa number, plan, land arrangement and handover record to this six-home development, without borrowing details from a different FEEELS scheme. The official masterplan shows five houses in one design and a single house in a second design.

Start with the setting. The project is marketed in Bingin, within Desa Pecatu in South Kuta, Badung Regency, on Bali's Bukit peninsula. A brokerage record places it on Jalan Ancak Sari, but no published plot number or land-certificate map establishes an exact parcel. The GPS coordinates printed on the developer's page point away from the Bingin area and cannot responsibly be used as a project pin. A separate broker's description refers to approximately 1.2 km to Bingin Beach, while the developer mentions 500 metres to the ocean. Those claims measure different destinations; neither establishes walking time or a practical road route.

The neighbourhood appeals to people who use Bali's southern beaches and like having surf spots, food and wellness venues within their wider daily circuit. Convenience is less straightforward than a beach-distance headline suggests. The road into a property, parking access, the descent to the shore, traffic around popular hours and nearby holiday accommodation can materially change how a villa feels once occupied. An address near Bingin does not automatically offer beachfront access or uninterrupted ocean views, and neither is documented for The Onsider.

There are two distinctly sized homes. The developer describes Type 1 as a villa of 180.59 m² with a separate 40.42 m² terrace on 210 m² of land, and allocates five such villas in the masterplan. Type 2, represented by one villa, is described as 115.07 m² plus a 30.93 m² terrace. The land-area range beside Type 2 on the official page does not clearly identify one plot. Brokerage cards sometimes present the sizes as 221 m² and 143 m² and then list a terrace in addition. Until the floor plans and measurement conventions are reviewed together, those figures should not be treated as directly comparable internal areas.

The intended finish is turnkey: the project website promises furniture, private swimming pools and vehicle parking. Other marketing materials describe living rooms opening onto planted courtyards, a roof terrace and a sauna in the smaller villa. Two-storey construction is described by more than one property catalogue. These features are useful, especially when guests or family members want several places to spend time without leaving the property. They are still specifications to be checked against a particular villa's drawing and delivery inventory, not proof that every render or amenity has been built exactly as shown.

Pricing requires attention to the actual home behind the headline. One agent quotes USD 360,000 for the smaller Type 2 villa, based on a developer sales report dated 17 August 2026. The same agency gives higher figures for Type 1 homes, starting around USD 550,000, while a different listing dated 26 September 2026 advertised a larger three-bedroom villa at USD 490,000. These are asking-price records, not a verified current stock sheet. The developer's own public project page asks visitors to enquire for prices. Reservation status, taxes, furniture inclusions and the currency written into the contract could all change the amount a buyer finally pays.

The completion record is even less settled. The developer's page retains a Q3 2025 delivery date. A brokerage listing gives Q4 2026 as its expected handover, while some aggregators label the property completed or show an older 2025 date. None of these online labels demonstrates that all six villas have been handed over and have the paperwork needed for occupation. That question should be answered with evidence from the actual buildings: a recent site inspection, handover records and the relevant Indonesian building documentation. Marketing status is not a substitute for either physical completion or regulatory sign-off.

The advertised acquisition is a long-term land lease rather than direct freehold ownership. One agency describes 23 years with priority to negotiate a further 15 years at the then-current market price. Another platform says 25 years and gives an end date of 31 March 2050. Those cannot be made consistent by simply choosing the longer period. A lease needs a start and end date, identified land rights and signatories, assignment provisions, registration arrangements and precise renewal language. An opportunity to renew at a price set later is not the same asset as a guaranteed additional term paid for today.

Indonesia's legal distinctions are important here. Hak Milik is a title to land ownership that a foreign individual cannot acquire directly in the way an Indonesian citizen can. Hak Pakai is a separate right of use available in qualifying circumstances, and a contractual land lease is different again. Nothing in the public ONSIDER material establishes that a purchaser will obtain a particular registered land title. FEEELS Development is the confirmed developer brand; we have not verified which Indonesian company would sign the ONSIDER sale or lease documents, who currently holds the land title or whether the site-specific zoning permits the intended rental use.

Nor should an advertised rental return be mistaken for an operating record. The developer's marketing shows an 18% ROI figure, but we have not seen audited operating income from these villas, a signed management agreement, an actual fee schedule or project-specific evidence of lawful short-stay operation. The website mentions a management company without identifying complete commercial terms. Owners would still have to budget for utilities, furniture replacement, pool care, cleaning, maintenance, tax and periods without bookings. The choice between occasional personal use and intensive guest turnover changes the economics and the wear on the property.

Finally, proposed payment terms vary by seller. One brokerage database references an IDR 50 million reservation followed by a first instalment of 60%; another portal advertises 45% down and additional instalments. The developer has not published a single complete, signed schedule on the project page. Before funds change hands, the buyer needs to know whether the reservation is refundable, what each instalment secures, how construction milestones are evidenced and which entity receives the money. Given the conflicting handover information, those documents are part of the purchase decision itself, not paperwork to sort out afterwards.

Home types & sizes

Type 1 · three-bedroom villa (five homes)

The larger configuration, with its own pool, parking, terrace and advertised furniture package. A broker sometimes calls it a 221 m² house and lists the terrace again, so the buyer should rely on the signed plan and measurement schedule. Five homes were planned, but their present sale status is not independently confirmed.

Type 2 · three-bedroom villa (one home)

The single smaller home in the developer masterplan. A separate agent’s listing adds a sauna, which should be specified in the unit’s purchase documents and delivery inventory. The land-area range printed by the developer is ambiguous for a type represented by only one villa, so no definitive plot area is assigned here.

Best for: A family or group that prefers a whole home with three bedrooms and a private pool. The two layouts offer different amounts of room to spend time together or apart. The right choice depends on actual usable indoor space, parking and sleeping arrangements, not simply on the number of bedrooms printed in a brochure.; A buyer comfortable purchasing contractual land-use time rather than permanent land title. That person can evaluate the initial lease term, the quality of the renewal clause and the likely resale audience as one package. With several years of potential ownership ahead, the cost of a future extension matters just as much as the starting price.; An owner willing to treat holiday letting as a business with permits, expenses and periods of vacancy. A private-pool villa may have appeal to guests, but that is not evidence of a particular yield. The management agreement, actual local licensing route and maintenance budget must work before projected revenue becomes meaningful.; Buyers requiring a documented, fully handed-over home that can immediately be operated as licensed short-stay accommodation. Public listings conflict on the stage of delivery, and the relevant building-use and accommodation approvals have not been verified for these villas.; Anyone expecting direct Indonesian freehold land title in a foreign individual’s name or treating the proposed additional lease years as already secured. The advertised structure is a contract-based land lease, and no executed renewal undertaking has been reviewed.; may not suit: .

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • Actual completion and handover remain unverified. FEEELS Development still displays Q3 2025, one brokerage dataset targets Q4 2026 and other catalogues label the project completed. We have not reviewed handover acts or building-occupation documentation for the six houses. The exact land parcel is unconfirmed. A broker gives Jalan Ancak Sari, Pecatu, but no plot identifier or authenticated site map is public, and the coordinates on the official project page point away from Bingin. No approximate neighbourhood-centre pin has been substituted. The legal package has not been examined: reported lease terms conflict (23 years with a possible 15-year renewal versus 25 years ending in 2050). The land certificate, ONSIDER contracting entity, building approval (PBG), fitness-for-use certificate (SLF) and parcel-specific planning designation still need direct documentary confirmation.
