Overview of Damara Estate Jimbaran Hijau in city to be confirmed

From 7,500,000,000 IDROctober 2026. Current price list, layouts and availability — discussed one-to-one with a project specialist

Why this project is worth a look

A home-sized layout

These are two-storey houses built around everyday living, with private pools and room for cars. That gives owners control and privacy, along with the responsibility to maintain much more than an apartment interior.

About the project

Damara Estate Jimbaran Hijau offers something quite different from a typical Bali investment apartment: a freestanding home with its own pool, parking and usable indoor space for a household. The scheme sits in Jimbaran, in South Bali's Badung Regency, and is marketed in three principal designs called Dyra, Dinara and Darsana. Building areas advertised through Greenwoods Group's listing on BCA range from 173 to 288 square metres. The homes are predominantly described as two-storey properties, rather than hotel-style suites. That distinction matters if you plan to live here for extended periods, bring a family, or control how the property is furnished and maintained.

There are two similarly named developments to keep apart. Damara Village Jimbaran Hijau is an earlier Greenwoods development featuring designs such as Damita and Daksa. Damara Estate Jimbaran Hijau is the later, higher-priced collection. The Greenwoods project profile carried by PropertyGuru gives 16 August 2024 as its launch date. A listing shortened to “Damara Jimbaran” may refer to the older community, the newer estate or simply a home elsewhere in the broader Jimbaran Hijau area. Match the floor plan, plot reference and contract seller rather than assuming a shared brand means a shared property.

The address published in that developer-supplied profile is Jl. Jimbaran Hijau Kelod, Jimbaran, Kuta Selatan, Badung, Bali 80361. This is the inland resort neighbourhood of Jimbaran, not a private stretch of beachfront. Well-known hotels such as Ayana and Raffles provide useful geographic context, and the surrounding district has a mix of tourism, dining and residential uses. Still, a buyer who wants to walk to a sandy beach several times a day should inspect the actual route from the estate. A nearby hotel on a map does not mean public access through its grounds, and driving conditions can change significantly during busy periods.

Greenwoods Group is the development brand identified on the BCA property platform and in the 2024 project profile. Local masterplan developer Jimbaran Hijau is also described as a project collaborator, and its own public portfolio lists Damara Estate separately from Damara Village. This establishes a credible commercial identity for the product. It does not establish the name of the entity that will execute an individual sale, hold the land title, receive purchase funds or take responsibility for defects. Those may be different parties within a development structure. A buyer should expect the legal paperwork to make their connections clear rather than relying on the shared logos.

The surrounding master-planned setting is part of the appeal. Instead of a solitary villa reached by an unformed lane, the estate is presented as a gated residential community with landscaped pockets and a jogging route. Greenwoods' December 2024 description also discusses facade design intended to improve privacy. These are useful design intentions, particularly for someone who will use the pool and outdoor seating daily. What ultimately matters is the actual relationship between homes: the orientation of bedroom windows, views from neighbouring balconies, the amount of shade and the privacy of the terrace. A sales drawing cannot answer every one of those questions.

For a couple or smaller family needing occasional guest accommodation, Dyra is the most compact mainstream configuration. Its published building area is 173 square metres with three principal bedrooms and three bathrooms. BCA pairs that design with a 185-square-metre plot, while other current listings advertise plots starting around 170 square metres. A Dyra on one plot therefore should not be treated as identical in land value to a Dyra on another. Kitchen proportions, stair placement and how much of the ground floor opens toward the pool will probably tell you more about daily comfort than an additional adjective in the listing.

Dinara moves up to a 226-square-metre building with four main bedrooms. BCA shows a 238-square-metre plot; brokers quote different plot sizes for individual units. The larger format could be sensible for a multigenerational household or an owner who works from home and frequently hosts visitors. But the published bed counts sometimes include an additional service or auxiliary room. Do not interpret a notation such as “1+4” as five equally sized bedrooms. A complete, unit-specific plan is needed to establish which rooms have suitable access, light and bathrooms.

Darsana is the largest of the three standard lines, with 288 square metres of building area. The BCA offer refers to a 326-square-metre plot, although some agency listings show substantially smaller sites. The useful question is what that extra building space does for you: better separation between guests and the main household, a more generous living room, or simply rooms you will rarely use. Larger villas also tend to bring higher cleaning, equipment and maintenance obligations. Across the three types, the confirmed headline areas describe buildings rather than net internal usable floor space; no reliable net-area schedule was found.

The overall unit count is less settled than the layouts. The Greenwoods-submitted PropertyGuru spotlight in December 2024 described a 3.7-hectare project with 61 homes. A more recent agency advertisement refers to 68 villas; FazWaz lists 164 units and even labels four buildings. Those figures may capture different boundaries, design revisions or imported listing data, but none of the public material reviewed establishes a reconciled, current, signed masterplan. Reporting 164 as an established construction count would overstate the evidence. Likewise, the original 61 should not be presented as a verified October 2026 inventory. Until that plan is available, the current estate size cannot be stated reliably.

Published facilities need to be read with similar care. The main selling material and several villa listings refer to a private swimming pool and furnished delivery. Green spaces and a jogging path feature in the Greenwoods profile; FazWaz advertises round-the-clock security and CCTV. These are relevant selling specifications, not a substitute for inspecting a completed installation, testing the water system, or confirming which amenities a resident may use on handover day. Some pages for the older Damara Village mention a clubhouse and gym. Those should not automatically be assigned to Damara Estate without its own operating plan.

One unexpected inconsistency concerns power. BCA records 7,700 watts for the three standard house types, whereas selected Brighton listings mention 13,200 watts. That may be a revision, a unit-level upgrade or simply inconsistent sales information. It makes a practical difference in a home with several air conditioners, pool equipment, a kitchen and hot water. A dated electrical schedule and confirmed utility connections for the specific villa are more valuable than either figure on its own. The same principle applies to what “fully furnished” includes: an equipment schedule should identify the appliances, materials, furniture and warranties included in the agreed price.

On 16 October 2026, the BCA developer channel showed IDR 7.5 billion for Dyra, IDR 10 billion for Dinara and IDR 13 billion for Darsana. Individual brokers advertise a wider range, with some asking less for particular plots. There is no reason to treat these as an automatically negotiable menu for every available home. Differences in plot size, inclusions, available inventory and the date of an offer can all affect the amount. The headline also says little about registration expenses, transfer taxes, legal work, potential financing fees and later ownership costs. Ask for a written, property-specific cost statement before using a public starting price as a budget.

Ownership is a more consequential uncertainty than a price variation. BCA labels the homes SHM, the Indonesian Hak Milik land ownership title. A RE/MAX advertisement for Damara Estate instead displays HGB, or Hak Guna Bangunan, and another international portal promotes a Hak Pakai arrangement for foreigners. These are not synonyms, and a public advertisement is not evidence that any one scheme is already available for the lot you intend to buy. Indonesian law does not allow a foreign individual simply to register Hak Milik land in their own name. Qualifying foreign buyers may be able to acquire certain homes using a permitted form of right, but the buyer's status, land title and documents must all match.

The result is a sensible boundary on what can be promised here. Neither a lot-specific land certificate nor a complete foreign-purchaser deed was publicly verifiable in this research. We therefore cannot confirm that a particular Damara Estate villa can be transferred as Hak Pakai, under what conditions, for how long, or what rights any extension would confer. Nor should a company structure or a contract granting use of a home be portrayed as direct freehold ownership of land. A buyer needs to know whose title is being transferred or relied upon, who is legally entitled to receive the funds and what happens to the home when the agreed term ends.

Delivery timing remains open. The 2024 project spotlight did not state a completion date, and FazWaz currently classifies the development as off-plan. A sale still being marketed off-plan does not exclude the possibility that some villas are built or occupied; conversely, a marketing image or a handover promise does not prove that an individual dwelling is ready. Public sources reviewed here did not resolve the status of each plot or provide a binding completion schedule. For anyone buying to relocate, the difference is enormous. It determines whether you can move in at a predictable time and how to negotiate payment milestones, inspections and remedies if work runs late.

There is also a legal distinction between planning permission and lawful occupation. Some agency descriptions mention IMB, the terminology used for older building approvals. Indonesia's present system includes PBG, the building approval, and SLF, the certificate confirming a building's fitness for use. We did not review a numbered, project-specific permit or an SLF for a nominated Damara Estate home. That is not a claim that no permits exist. It means the public marketing pages cannot be treated as documentary confirmation of them. The appropriate documents and any occupancy restrictions should be established for the chosen lot, especially if holiday letting is planned.

Rental management is being actively marketed, but the legal offer must not be inferred from a press announcement. In January 2026 the project announced a collaboration with Banyan Group, referring to its Banyan Living platform and Cassia hospitality brand. The announcement supports the existence of a commercial relationship; it does not confirm that every owner automatically receives hotel services, a fixed annual return or an unrestricted right to short-term let. Third-party advertisements include rental projections and guarantee language, yet the actual management agreement, fee schedule, rental permissions and assumptions behind any income figure were not publicly verified.

Operating a pool villa is more involved than owning a serviced apartment. If the home is used as a holiday rental, somebody must handle bookings, guest access, pool chemistry, cleaning, repairs, utility bills and furniture wear. If it is kept for private stays, many of those expenses continue when the owner is away. The available public material does not supply a dependable service-charge schedule or a clear statement of which shared facilities have opened. Those gaps are manageable in a purchase investigation, but they are large enough to make a spreadsheet yield estimate premature. Real net cash flow cannot be inferred from Bali visitor numbers or a branded management partnership.

Damara Estate is most compelling for buyers who value a proper house, outdoor space and a neighbourhood that has both resort amenities and everyday uses. It may also work as a rental property, but only once the specific villa's permitted use, contractual manager, costs and demand assumptions are known. It is a poor fit for someone needing an immediate, legally uncomplicated foreign freehold transfer, a fixed handover date based solely on marketing, or a proven yield from day one. The three floor-plan families make it possible to shortlist sensible homes now; deciding whether to buy requires a much more specific legal and operational picture.

Best for: A household seeking a proper South Bali home with private outdoor space, rather than a room within a hospitality property. Dyra offers the smallest mainstream format for buyers who need three principal bedrooms.; Owners who host family regularly or want separation between work, guests and private rooms. Dinara and Darsana merit comparison once their actual plot boundaries and room schedules are available.; Buyers comfortable arranging pool servicing, utility management, inspections and repairs, even during months when the home is vacant.; Investors who will independently model rental income after fees and voids, establish the permitted use of the chosen villa and negotiate management terms before committing funds.; A foreign individual expecting a simple direct transfer of Indonesian Hak Milik land title. The legal route for this particular villa has not been established.; Anyone requiring a guaranteed handover date, proven completed facilities or a binding rental return on the strength of web listings alone.; Buyers whose core requirement is direct beachfront access, minimal home maintenance or a fully proven turnkey hotel operation.; may not suit: .

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • Greenwoods’ December 2024 profile gives 61 homes across 3.7 hectares. A newer agent listing says 68 villas and FazWaz shows 164 units. No current approved site plan has reconciled these totals or their project boundaries. BCA advertises SHM (Hak Milik), a RE/MAX listing marks HGB (Hak Guna Bangunan), while Rumavi mentions a foreign-buyer Hak Pakai structure. No unit-specific land certificate, registered holder or applicable foreign purchase deed was reviewed. The 2024 project profile gives no completion date and FazWaz still classifies the estate as off-plan. Unit-by-unit delivery, PBG/SLF records, amenity readiness and the terms of any property-management arrangement remain unverified in the public documents reviewed.
