The core product is straightforward: a single-storey, two-bedroom townhouse with two bathrooms. That makes physical inspection easier than in a large multi-level villa, but resale due diligence still needs to distinguish the original plan from later extensions or alterations.
Everyday East Pattaya
Khao Talo is primarily a residential part of Pattaya. Local markets, shops, schools and road links sit closer to the daily routine than the beachfront does. For a resident who expects to drive or use taxis, that can be more practical than paying for a tourist-facing address.
Visible resale market
Fresh listings exist, so buyers can work from current asking prices rather than an old launch brochure. The useful comparison is house against house: renovation standard, documented area, drainage, roof condition, position in the village and transfer terms can matter more than a small difference in headline price.
Documents beat databases
Public sources disagree on unit count, floors and completion details. That does not automatically make the project unsuitable, but it means portal summaries should never be treated as legal facts. The selected property's title, registered building details, land boundaries and ownership history are what need to match the transaction.
About the project
Ektara is an established townhouse community in the Khao Talo area of East Pattaya, on the inland side of Sukhumvit Road. It is no longer a conventional developer-sales story; the relevant market in 2026 is resale. That distinction matters because a buyer is not selecting from a standardized inventory sheet. Each house has its own condition, registered documents, renovation history and ownership setup. A 2021 project profile described the original product as single-storey townhouses by 47 Group, typically with two bedrooms, two bathrooms, one parking space and land starting from 24 square wah, with about 60 sqm of usable area. Current listings still show the same basic two-bedroom, single-storey format, but advertised internal areas vary. Examples on the market show 75 sqm and 96 sqm, which should be treated as listing-level figures rather than a single official project specification.
The identity also needs to be kept separate from Ektara 2. Ektara 2 is documented as a different, later project: Thailand's environmental assessment database has a separate record under that name linked to Four-Seven, and current property directories describe it as a later housing scheme. None of its year-built or project-size data has been imported into this Ektara record. For the original Ektara, the strongest recurring identifiers are the Khao Talo location, access from the railway-side road, the low-rise townhouse format and the developer connection to 47 Group / Four-Seven Property Co., Ltd. The legal company exists in Chon Buri and remains registered, but the old corporate website referenced by historical project articles is no longer functioning as a usable primary project source.

This is a practical residential location rather than a beachfront address. The village sits in the Khao Talo / Nong Prue part of East Pattaya, reached from the road running alongside the railway. A historical route description places the project roughly 260 metres inside from that road, with Khao Talo Road and Sukhumvit forming the main wider connections. For day-to-day living, this side of Pattaya gives access to local markets, shops, schools and services without needing to cross the tourist core for every errand. FazWaz places Outlet Mall at about 1.2 km and a 7-Eleven at roughly 470 metres from the project. Those are useful orientation points, not a substitute for driving the route yourself, especially because traffic and the exact gate used by a particular listing can change the practical experience.
The weak point in the public record is project-level consistency. Baania lists 522 units, while one active agency project page states 50 units and two floors. That two-floor description conflicts with both the historical Homenayoo profile and current resale listings, which describe one-storey homes. With no accessible original developer archive to reconcile the numbers, the total unit count and exact completion year are better left out of the structured facts than converted into false certainty. For a resale buyer, this is manageable: the title deed, registered building details, land area, actual extensions, common-fee obligations and village rules for the selected house carry more legal and financial weight than a portal's project summary.
As of 16 September 2026, the lowest active asking price found in the checked sources is THB 2.39 million for a two-bedroom townhouse, with another live offer around THB 2.49 million. These are asking prices for individual resale homes, not an official project price range and not a valuation of every Ektara property. Two houses with the same nominal layout can differ materially in renovation quality, registered versus built area, roof and drainage condition, location within the village, title history, transfer-cost allocation and the legal structure available to the buyer. Price-per-square-metre comparisons can therefore be misleading here unless the underlying area definition is the same.
For an older single-storey townhouse, inspection should focus less on cosmetic presentation and more on items that are expensive to correct after transfer. If a house has been enlarged beyond the original footprint, the physical layout should be compared with the registered documents so the buyer understands which alterations are formally recorded. Roof condition, signs of moisture, plot and street drainage, electrical systems, water supply and the condition of internal access roads deserve a proper look. This does not imply that Ektara has a documented systemic defect; none was verified. It reflects the reality of a mature resale village, where the history of the individual house matters more than the launch specification.
Common charges are another area where the public record is too weak for a firm number. Casa Pattaya states THB 20 per square metre per month, but the relevant area basis and period are unclear, and stronger independent sources do not corroborate the figure. It is therefore not carried into a structured fee field. Before paying a deposit, a buyer should ask for recent receipts or a statement from the party administering the village, confirm whether any arrears attach to the property and understand what the fee actually covers, such as security, gate operations, lighting, road maintenance or cleaning. That evidence is more useful than a portal's generic fee line.
For a foreign buyer, the legal question is not simply whether the house can be bought. The critical issue is what rights can actually be registered over the land and the building. Thailand's Department of Lands publishes narrow statutory routes under which foreigners may acquire land, but an ordinary townhouse resale does not become personal land freehold merely because it is marketed internationally. The checked listings include labels such as Thai name and company name; those are descriptions of particular listings, not legal options automatically available to every buyer. Before contract or deposit, the title, registered owner, building rights and the transaction structure available to that buyer need to be reviewed together.
Ownership format
Ektara is a landed townhouse project. Direct land ownership in a foreign individual's name is generally unavailable in Thailand outside narrow statutory exceptions. For any specific resale, the land title, registered owner and legally available transaction structure must be checked separately; listing labels such as Thai name or company name are unit-level descriptions, not a project-wide tenure rule.
Home types & sizes
The historical profile gives land from 24 square wah, one parking space and about 60 sqm of usable area. 2026 resale listings advertise 75–96 sqm, so the selected home's registered area and actual configuration need to be checked rather than inferred from the project template.
No complete original unit catalogue was found. Baania records one house type, while current listings mostly show the same two-bedroom single-storey format with varying advertised areas. Ektara is therefore better treated as a resale market of individual houses, not as a standardized unit matrix with one current price list.
