The project’s strongest differentiator is scale. A 68-unit building feels very different from the four-digit-unit developments found elsewhere in Bangkok, and the published floor plans support that rather than leaving it as a marketing claim. Typical residential floors carry eleven units and the top floor only four. Fewer neighbours can make lifts and shared spaces feel calmer, although actual privacy will still depend on corridor acoustics, wall construction and competent building management.
Quiet-side Sukhumvit
The site is inside Soi Wachiratham Sathit 10 rather than directly on Sukhumvit Road. That adds a short local-street leg to every trip but removes the building from immediate main-road traffic. The wider payoff is access to the Punnawithi area, Cloud 11 and True Digital Park without buying into a station-front tower. This is a location for someone who values the combination of a residential pocket and a major employment/lifestyle cluster more than the shortest possible walk to a BTS entrance.
Functional small layouts
The published mix starts at 29 sqm but still uses a separate bedroom rather than a studio plan. The show-unit description includes an enclosed kitchen, work corner, balcony and defined sleeping area, while larger options rise to 33 and 37 sqm before the 43.5 sqm two-bedroom. That makes the units easier to understand for genuine day-to-day living. The constraint is equally clear: the project does not publish any large-format family residence, so buyers should not expect the compact footprint to behave like a 60–80 sqm home.
Amenities with structure
Instead of stacking every shared function in one lobby or rooftop, the project separates work and leisure. Coworking and a meeting room sit on level two, while the pool, gym, sauna, theatre and lounge are planned for level eight. For 68 units that is a substantial amenity package. The practical follow-up is to review the final juristic-person budget and facility rules at handover, because a small building still has to fund and maintain all of those spaces.
A defined trade-off
The Coopers Cloud makes sense when the buyer accepts its boundaries: compact rooms, a single building, one passenger lift, limited parking and an off-plan delivery horizon in exchange for a smaller community and a useful Sukhumvit 101/1 address. It is not trying to compete with a finished luxury tower or a large suburban family condominium. That clarity is helpful. The project can be shortlisted quickly by matching those physical facts to the buyer’s routine instead of relying on broad claims about investment potential.

The site sits in Soi Wachiratham Sathit 10, about 350 metres inside Sukhumvit 101/1 and roughly 650 metres from Sukhumvit Road. That gives the project a useful trade-off. Residents are not living directly against the main road, yet the final stretch to everyday shops, the skywalk connection, Punnawithi BTS, Cloud 11 and True Digital Park remains short enough to make the wider neighbourhood part of daily life. The setting is therefore better understood as a quiet residential pocket attached to a much busier digital and employment district, not as a station-front condominium.
The building itself is deliberately compact: one eight-storey block with 68 residences. Public plans show four standard sizes — 29, 33, 37 and 43.5 sqm — and no studio category. Floor density is also relatively modest. There are nine residences on the second floor, eleven per floor from the third through the seventh, and only four on the eighth because much of that level is used for shared facilities. Buyers who dislike the anonymity of very large Bangkok projects may find that scale appealing. The other side of the same decision is that a small building has less room to absorb operational problems, so lift performance, management quality and maintenance of the facilities will matter noticeably once residents move in.

These details make the project relevant to a single resident or couple who actually plans to live in the unit, not only to a buyer looking for the smallest rentable box. However, the size ceiling is 43.5 sqm. Anyone wanting a generous two-bedroom home, a dedicated study or substantial storage should compare the plan dimensions carefully before being persuaded by the project’s overall location.
Shared facilities are split between several levels. The ground floor combines arrival, lobby, mailboxes and covered parking; the second floor adds a coworking area and a meeting room; the eighth floor carries the main leisure facilities. Published plans include a roughly 5.5 by 15 metre outdoor pool, gym, sauna, theatre room and a lounge/cafe space. That is a broad amenity list for only 68 units, which could make the building pleasant when occupancy is normal. It also creates a future operating-cost question: small projects still need to maintain pools, mechanical systems and staffed security even though the cost is shared across fewer owners. The public common-area fee reported in July 2026 was THB 59 per sqm per month, but the signed sales documents remain the controlling source.
Parking is one of the clearest limitations in the specification. Around 30 spaces are reported, equal to roughly 44% of the 68 residences before tandem parking is counted, and the building has one passenger lift. That may be perfectly workable for residents who rely mainly on BTS, motorcycle taxis or ride-hailing. It is less comfortable for a household that expects a dedicated car space every evening. The location helps here because the project is connected to the Sukhumvit transport spine, but it is not literally next to the station. Buyers should think about the whole first-and-last-mile routine rather than reducing the location to a single advertised distance.
As of late August 2026 this is still an early-stage purchase. A detailed site review published on 9 July described the plot as vacant and said construction was expected to begin during 2026. The project’s own website was still showing 0% for overall progress, piling, structure and architecture in its latest available version. For that reason the registry uses a planned status instead of treating the building as actively under construction. The stated completion target is 2028. An early buyer is therefore accepting normal off-plan uncertainties: the final outlook from the unit, construction noise during the build period, actual facility finish, handover quality and day-to-day management can only be judged later.
The headline starting price was THB 2.29 million in a July 2026 review and is repeated by several project databases. What the public sources do not show is just as important: they do not identify which exact unit carries that price, which floor it is on, whether the price includes all furniture and transfer-related items, or whether that particular unit is available to a foreign buyer under the foreign freehold quota. We therefore treat THB 2.29 million as a dated presale anchor, not a universal price. The useful document for a real purchase decision is a current availability sheet with unit number, floor, area, total price, payment milestones and ownership form.
Foreign ownership needs specific to the project confirmation before money is sent. Thai condominium law allows qualifying foreign buyers to own condominium units in freehold within the statutory 49% foreign-ownership limit by area. That rule does not tell us whether foreign quota is still available in The Coopers Cloud or which units are being offered on that basis. Public project pages also name both The Capital Estate and The Capstone Property in the corporate contact area, while the privacy policy identifies The Capital Estate as the property developer and an independent database attributes this project to The Capstone Property. The booking form, sale-and-purchase agreement, land and permit documents, and payment-account name should therefore all point to a consistent project entity.

Unit types & sizes
The smallest published layout is still a true one-bedroom rather than a studio. The show-unit plan separates living/dining from the bedroom, includes a dedicated work corner, uses a sliding door to close the kitchen, and connects the kitchen to a balcony. Storage is integrated around the bedroom and bathroom zone. It is a sensible footprint for one resident or a couple who values separation between cooking, sleeping and working. Unit number and orientation still matter because the same 29 sqm plan can face a very different outlook or noise condition.
This sits between the 29 sqm entry plan and the larger 37 sqm one-bedroom-plus. Public sources confirm the category and area but do not provide the same detailed room-by-room description available for the 29 sqm show unit. It would therefore be a mistake to assume identical kitchen, wardrobe or work-space geometry. The buyer is effectively paying for four additional square metres while staying in a one-bedroom format, so the key question is how that extra area is distributed in the specific floor plan rather than the label itself.
The 37 sqm one-bedroom-plus is one of the two layouts presented in the sales gallery and the largest one-bedroom format in the published range. It should offer more breathing room than the 33 sqm plan, but the sources do not publish a separate net internal area, so no usable-area figure is inferred here. Buyers should compare it both with the 33 sqm option in the same building and with compact two-bedroom alternatives elsewhere, because floor, outlook, furnishing package and final price can matter more than the four-square-metre step between the two plans.
This is the largest published residence and the only two-bedroom category. The floor schedule shows one 43.5 sqm two-bedroom on each level from the second through the seventh, with none on the eighth floor, so supply is limited even within this small building. The total area is still compact for two bedrooms. A family, frequent host or full-time home worker should inspect room widths, storage and furniture clearances carefully rather than treating the bedroom count as proof of spaciousness.
Public sources confirm four fixed sizes — 29, 33, 37 and 43.5 sqm — but do not tie the THB 2.29M headline starting price to a specific layout and do not publish separate net internal areas. Unit-level prices and derived price-per-square-metre figures are therefore omitted.
