Separate work and home
The strongest design idea is not simply the number of floors but the ability to separate traffic. Customers can approach from the front, staff and owners can use the rear access, and the lift can restrict floors. That creates a genuine boundary between business areas and private living space.
Only four units
Phase 2 is a tiny development, so there is little internal traffic and no large amenity complex. The trade-off is equally clear: buyers get a more independent property but not the fully managed environment of a conventional housing estate.
430–531 sqm
Even the smallest unit is substantial for an urban home-office product. The space is distributed over 4.5 levels and can support a business of roughly 10–20 staff alongside private residential floors, depending on the final fit-out and operating requirements.
Around 800 m to BTS
Udom Suk BTS is about 800 m away and the project connects towards Sukhumvit, Udom Suk Road and Bang Na–Trat. That supports a mixed car-and-rail commute, although the final walk through Soi Udom Suk 18 is less pedestrian-friendly than the distance alone suggests.
Business-ready basics
A private lift, five to six parking spaces, three-phase electricity, EV-charger preparation and separate access routes reduce the amount of fundamental work needed for office use. A specific business such as a clinic, salon or food operation may still require additional licences, systems and approvals.
About the project
HOF Udomsuk Phase 2 is a four-unit home-office development in Soi Udom Suk 18, Bang Na Nuea. It is a distinct second phase rather than an alternative name for the original HOF Udomsuk. UNI-Living lists the earlier HOF Udomsuk separately as a seven-unit 2019 project that is sold out, while Phase 2 is a four-unit 2026 development. The product sits somewhere between a townhouse, a shop-house and a private office building. The lower levels are designed to accommodate parking, reception and work functions, while the upper floors can be separated for private residential use. A detailed August 2026 review describes the buildings as registered commercial buildings that may combine business and residential functions. That distinction matters: buyers are not paying for a managed residential estate with shared leisure amenities; they are buying a large vertical building intended to support several uses under one roof.
The development is unusually small. The four units sit on a site reported at about 182.5 square wah, with individual plots ranging from roughly 27.4 to 46.6 square wah. Each building rises 4.5 levels and includes a private lift. Published usable area ranges from 430 to 531 sqm. For the 430 sqm base plan, UNI-Living breaks the space down as 101 sqm on the first floor, 92 sqm on the second floor, a 63 sqm mezzanine, and 87 sqm on both the third and fourth floors. This scale makes most sense for an owner-occupier business or a family that genuinely needs both workplace and living space. Someone who only wants a home near the Sukhumvit line will be paying for far more floor area, parking and building systems than a conventional condo or townhouse requires.

The circulation strategy is one of the more convincing parts of the design. Visitors can approach from the street-facing side, while owners and staff can use the rear internal road and parking access. An external stair can take business visitors to the working floors, and the private lift can restrict access by floor. In practical terms, that allows the building to operate as an office below and a private home above without relying on a single shared entrance. The show-unit layout illustrates the idea rather than imposing it: the second floor can function as reception and open office space, the mezzanine as a manager's room or semi-private work area, the third floor as either office space or a living floor with kitchen functions, and the fourth floor as the most private residential level. The open-plan structure leaves room for a buyer to define a different split.
Parking is a major part of the proposition. UNI-Living advertises five to six spaces depending on the plot, with the corner unit able to accommodate more than a standard position. That matters for a clinic, studio, showroom or office far more than a decorative clubhouse would. The ground level is largely arranged around vehicle access, but it also includes a bathroom and can be adapted to incorporate a customer-facing room. The building comes with a 630 kg private lift, three-phase electrical service and preparation for one EV charger. These are practical signals that the development was conceived for business use rather than as a normal residence with a small home office added as an afterthought.
The address is Soi Udom Suk 18, Bang Na Nuea, Bang Na, Bangkok 10260. A recent project review publishes coordinates at approximately 13.676806, 100.614833, matching the project-map location. Udom Suk BTS on the Sukhumvit Line is quoted at about 800 m, while the project can connect towards Sukhumvit, Udom Suk Road and Bang Na–Trat. The short distance to the station is useful for staff and visitors who do not drive, but the last stretch is not a polished pedestrian environment. The August 2026 site review specifically notes that Soi Udom Suk 18 has no sidewalk. A buyer should therefore judge the commute by the actual door-to-station experience, not just the straight-line distance shown in a brochure.
The surrounding area supports the mixed business-and-residential idea. The August 2026 review places Makro Food Service at roughly 230 m, the Bangkok Mall site at about 450 m, Udom Suk BTS at around 800 m, BITEC Bangna at about 2 km and Central Bangna at around 3 km. The Chalerm Maha Nakhon Expressway access is given at roughly 1.6 km. Berkeley International School is listed at about 750 m, with other international and local schools farther across Bang Na. For a small company, that gives a workable mix of rail and car access; for an owner-occupier family, it keeps everyday retail and education within the broader neighborhood. These are location anchors rather than promises of travel time, which will vary substantially with traffic and the chosen route.
Pricing needs context. UNI-Living currently displays a starting price of THB 28.9 million. The Think of Living review dated 4 August 2026 adds an important qualification: it reported a regular starting price of THB 29.9 million and treated THB 28.9 million as a promotional price for one unit. The same review listed the 476 sqm show unit on a 36.3-square-wah plot from THB 34.9 million. For that reason, THB 28.9 million is best used as a lower public price anchor, not as an assumption that every available unit can still be bought at that level. The exact plot, usable area, fit-out, remaining inventory and negotiated terms should be confirmed before a reservation. We found no reliable public schedule for booking payments, down payment percentages or staged instalments and do not infer one.
HOF Udomsuk Phase 2 also differs from a managed housing estate in its operating model. The detailed review says the project is not structured as a conventional allocated estate with a juristic-person management regime and recurring common fees. There is a shared internal road, reported at about six metres wide, and perimeter treatment, but no clubhouse, pool or full common-facility package. The sources state that there is no common-area fee or sinking fund. That can lower fixed holding costs, but it also shifts more responsibility to the owners for maintaining order around the shared access and coordinating practical issues among just four properties. A buyer who values staffed security, managed landscaping and a formal residential management layer may see this as a limitation rather than a saving.
Construction reportedly started in late 2024 and the expected completion year is 2026. Adisorn Construction, the contractor, still lists HOF Udomsuk Phase 2 among projects that are in process, so we do not treat the development as fully completed as of 7 September 2026. At the same time, the project is advanced enough to have a detailed physical show-unit review, which means buyers can inspect real spaces rather than rely solely on drawings. The correct way to read the status is therefore unit by unit: a show house may be viewable while the overall development remains under construction. No exact public handover month was found.
Foreign-buyer ownership needs separate legal work. This is not a condominium unit where foreign freehold can be handled through the statutory 49% condominium quota. The transaction involves a building tied to land. As a general rule, foreigners cannot directly own Thai land except under limited statutory exceptions. Thai government guidance identifies registered long-term leasing as one lawful route to land use, while rights in a building may require a separate legal analysis depending on the documents. UNI-Living does not publish a Phase 2 foreign-buyer ownership package, the title-deed type for each plot, or a specimen contract. Before paying a reservation, a foreign buyer should see the title, confirm who owns the land and building, and have the proposed structure reviewed for the specific unit. Nominee-company arrangements should not be treated as a routine substitute for lawful ownership.

The project publishes one core 4.5-storey home-office type rather than several distinct house designs. Usable area varies by plot from 430 to 531 sqm, with land from roughly 27.4 to 46.6 square wah.
