Why this project is worth a look

A building you can inspect

The project has been completed for years, so a buyer can assess the actual unit, common areas and management rather than relying on delivery promises. That removes construction risk but makes current building condition and juristic-person finances more important.

Only 79 units

The project is small compared with many newer Bangkok condominiums. Some buyers will value that scale, but fewer units also mean fewer co-owners sharing the cost of major repairs, so reserve funding matters.

Lower resale entry point

Public asking prices in October 2026 start below THB 1.8 million, creating a relatively low entry point for comparison with newer Sukhumvit-area stock. The cheapest unit should still be judged on registered size, condition, floor, view, tenancy and title status.

Punnawithi connection

Punnawithi is the nearest BTS station, with road access back to Sukhumvit and toward the Sukhumvit 62 expressway connection. Because the building sits inside the soi rather than at the station entrance, the last part of the commute is worth testing in person.

Identity matters here

Sky Moon and Sukhumvit 64/1 are separate nearby projects, yet some databases blur their specifications. Before comparing prices, confirm that the listing, condominium title and juristic-person documents all refer to the original 79-unit Sukhumvit 64 phase.

About the project

Chateau In Town Sukhumvit 64 is a completed low-rise condominium in the Bang Chak area, set inside Sukhumvit 64. The first due-diligence point is identity, because three nearby CMC developments carry almost the same name: Chateau In Town Sukhumvit 64, Chateau In Town Sukhumvit 64 Sky Moon, and Chateau In Town Sukhumvit 64/1. They are not interchangeable spellings. Current project directories list them as separate developments with different specifications. This page is for the first Sukhumvit 64 phase: one eight-storey building with 79 units, primarily compact one- and two-bedroom layouts. That distinction matters because several portals have historically mixed the projects, which can move the wrong unit sizes, addresses, completion dates or unit counts into an otherwise credible-looking listing.

This is an established resale building rather than an off-plan purchase. Most current project records place completion in 2015, with one specifying September 2015, while an older narrative refers to 2014. For a buyer, the practical risk profile is therefore different from a new launch. Construction delivery and staged developer payments are no longer the central questions. The focus shifts to the title of the selected unit, foreign-quota eligibility, outstanding common-area debt, the financial health of the condominium juristic person, the physical condition of the unit, and the condition of shared systems after more than a decade of use. A completed building gives you the advantage of inspecting what actually exists, but a historical brochure is no substitute for a current inspection.

With 79 units in a single eight-storey block, this is a relatively small condominium by modern Bangkok standards. Buyers who dislike very large developments may prefer that scale, but a low unit count should not be treated as automatic evidence of quiet living, low fees or strong management. In a mature condominium, the useful documents are the current common-fee schedule, juristic-person accounts, sinking-fund balance, planned major repairs and recent co-owner meeting minutes. Those records reveal whether the building has enough money for lifts, pool systems, security, exterior maintenance and other capital work. Public sources consistently describe a pool, gym, parking, lift and security systems, but they do not provide the current operating budget or reserve position of the condominium itself.

The original unit mix is compact. For the first phase, the consistent ranges are one-bedroom units of roughly 28.08–29.97 sqm and two-bedroom units of about 34.94–42.27 sqm. These are original project ranges, not a promise that every configuration remains available on the market today. Resale advertisements can use different room labels, and older units may have been furnished or altered in ways that make the marketing description more generous than the registered plan. The condominium title and the actual floor plan of the specific unit should therefore take priority over an agent headline. The smaller two-bedroom layouts deserve particular attention: they can work well for a couple needing a study or a small second bedroom, but buyers should inspect bedroom width, storage, daylight and circulation rather than relying on bedroom count alone.

The location is tied to Sukhumvit 64 and Punnawithi BTS, with road access back to Sukhumvit Road and toward the Sukhumvit 62 expressway connection. It is not a station-front condominium. Project descriptions place the building inside the soi, while different portals use slightly different distance figures and even different street labels. The consistent point is that Punnawithi is the nearest BTS station and that the address sits within the Sukhumvit 64 local street network. For someone commuting by rail, the sensible test is to walk the route at the time they would normally travel. Bangkok heat, rain, pavement conditions and late-evening lighting can make the same map distance feel very different in daily use.

As checked on 3 October 2026, DDproperty displays public resale asking prices in this project from THB 1.749 million. That figure should be read as the lower edge of visible asking stock, not as a developer price or a reliable value for every unit. A low asking price in an older completed condominium may reflect floor, outlook, renovation condition, tenant status, furnishing, urgency, title position or simply a small unit. A useful comparison therefore starts with several units of similar registered size in the same building and then adjusts for condition and legal position. We do not derive our own price per square metre by dividing figures from different sources; if a per-square-metre figure is used in a transaction, it should come from the specific listing or the deal documents.

For a foreign buyer, the legal question is not whether a project directory writes 'freehold' beside the name, but whether the chosen unit can be registered within the foreign ownership quota at the date of transfer. Thai condominium rules cap foreign ownership at 49% of the aggregate unit area in the registered condominium. Project databases describe this development as freehold, but that does not make every resale unit automatically transferable to a foreign individual. Before paying a material deposit, the buyer needs the condominium juristic person's foreign-quota confirmation, the title for the selected unit, and the required evidence for the funds used in the transfer. A leasehold proposal, if offered when freehold is unavailable, is a lease arrangement and should not be treated as equivalent ownership.

The developer identity also needs careful wording. The project is consistently associated with CMC Group, but older records do not use the same legal entity name: some identify Chaopraya Mahanakorn Public Company Limited, while others connect the project with Phraya Panich Property Co., Ltd, a CMC group company. We therefore use CMC Group as the developer brand and keep the legal-entity question open rather than picking one legacy database entry. For an ordinary resale purchase, the seller will be the current owner, so this discrepancy does not prevent a unit-level review. It matters if the buyer needs original permits, historic warranties, developer agreements or the precise registration history of the condominium.

Ownership format

The project is a condominium with freehold tenure. A foreign buyer may register ownership only within the statutory foreign quota, capped at 49% of the aggregate unit area in the registered condominium. The selected unit still needs a current foreign-quota certificate from the condominium juristic person; any leasehold alternative is a lease, not the same title as freehold ownership.

Unit types & sizes

1 bedroom
28.08–29.97 sqm
1 bathroom

The core compact layout in the first phase. During a viewing, check storage, space for a desk and whether the current configuration still matches the registered plan; resale listings sometimes use looser room descriptions.

2 bedrooms
34.94–42.27 sqm
1 bathroom

Even the two-bedroom units remain compact city apartments. At the lower end of the range, room geometry matters a great deal, so inspect the width and daylight of the second bedroom and how much living space remains after furniture is placed.

For the original phase, the verified source ranges are 1-bedroom units at 28.08–29.97 sqm and 2-bedroom units at 34.94–42.27 sqm. The 27.88–58.44 sqm range and 3-bedroom layouts belong to the neighbouring Sky Moon project and are not carried into this record. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms

  • Current price: From THB 1.749M on the DDproperty project page, checked 3 October 2026. This is the lower edge of public resale asking prices, not a developer price; the specific unit, availability, condition, foreign quota and deal terms still need to be confirmed.
  • Completed: 2015

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. We ask the developer for the current price, availability and payment terms on the unit you are looking at, and go through them with you personally.

Best for: An owner-occupier who prefers a completed building that can be inspected before purchase rather than a new launch with construction and delivery risk.; A buyer who deliberately wants a smaller 79-unit condominium instead of a large multi-building or multi-phase development.; A budget-conscious buyer comparing older resale stock along the Sukhumvit line and willing to assess several units by condition rather than simply choosing the cheapest headline price.; Someone comfortable with a compact one-bedroom or small two-bedroom layout and not expecting large family-sized rooms.; A foreign buyer prepared to verify the live foreign quota, the specific condominium title and the juristic-person documents before paying a substantial deposit.; A long-term rental investor whose numbers are based on the actual acquisition price, achievable rent for the selected unit and current running costs rather than an advertised yield.; may not suit: A buyer who specifically wants a new condominium with large contemporary amenity decks, co-working areas and recently installed building systems.; Someone who requires a true station-door location; this building sits inside the soi, so there is still a last-mile walk or ride.; A household needing generous two- or three-bedroom space; the verified original mix for this first phase is limited to compact one- and two-bedroom units.; A purchaser unwilling to do resale due diligence on title, common-fee debt, unit condition, juristic-person finances and foreign-quota availability.; Anyone relying on the project name alone without checking documents, because the neighbouring Sky Moon and Sukhumvit 64/1 developments are easy to confuse with this phase..

What we confirm before booking

  • the title format and what is registered against the unit
  • the contractual handover date in the SPA — the page shows the date from the project’s materials

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Sources conflict on unit count: a historical CMC Group page lists 222 units under the name Chateau In Town Sukhumvit 64, while the current project-specific profiles on Home.co.th, DDproperty, FazWaz and Tooktee show 79. We use 79 because it is repeated across records specifically describing the original phase; the condominium registration certificate remains the best final check before publication.
  • Older sources do not use one consistent project legal entity: some name Chaopraya Mahanakorn Public Company Limited and others Phraya Panich Property Co., Ltd. The CMC Group connection is consistent, so the record uses CMC Group as the developer brand while the original project company should be verified from permits and registration records if needed.
  • The street label also varies between Sukhumvit 64 and Sukhumvit 64/1. Home.co.th, Tooktee and the detailed DDproperty narrative place the original phase in Sukhumvit 64, while DDproperty's address header shows 64/1. The record uses Sukhumvit 64 with the DotProperty coordinates; the registered postal address should be checked against the condominium juristic-person documents.
